The layout of the home was designed for entertaining and the ground floor patio allows vacationers to enjoy bay front living at its finest. This 2 story, 3 bedroom, 3.5 bath, front house, has a generous master bedroom facing the bay front, with plenty of windows to capture the essence of island living. Each bedroom has their own bathroom to complete the upstairs living space. Downstairs, there is a spacious living room with a dining nook and powder room just off the kitchen. The kitchen is fully equipped, containing all the essentials with direct access to the garage close by. There is an oversized one car garage with a washer and dryer included in the space. Located off the garage on the street is an extra parking spot. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest!



Explore the beach on the Balboa Peninsula via the ferry off Agate Ave. The Balboa Village and Balboa Pier are also a short ferry ride away. On the Balboa Peninsula you can relax along the pristine beaches, go surfing nearby, check out the Balboa Fun Zone, and grab a bite to eat at one of the many restaurants. The walkability of the property is excellent, and the premises is a close stroll away from the Marine Ave. shops and restaurants that make Balboa Island a worldwide vacation destination.



As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals.



Other Important Details:

- Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.

- Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach.

- We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.

- This is a front unit of a duplex. You do share one back wall.

- 10 pm noise curfew ordinance Strictly enforced by Newport Beach Police.

- Must be 26 or older to book.

- Must provide your email and be able to access our company online portal for house info.

- No parties or gatherings.

- We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.



LIMITED RIGHTS OF OCCUPANCY

Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
