• Public Transportation: While Tomball is primarily a car-friendly area, METRO operates park-and-ride services in nearby locations for commuting to Houston.

• Ride-Share & Car Rentals: Uber and Lyft are readily available, making it easy to get around without a car. Several car rental agencies are also located within a short drive.

House Rules

• Pet-Friendly: House-trained pets are welcome with a fee of $150 per pet per stay, before fees and taxes. Guests must register their pets and clean up after them, especially in the backyard. Failure to report pets will result in a $500 penalty.

• Parties or Large Gatherings: Please contact us to verify the possibility of hosting an event. A fee may apply depending on the type of event.

• Additional Fees: A $39 fee per guest per night applies for the 7th guest onwards.

• Entertainment: Smart TVs with streaming apps are available. Guests need to log into their own accounts, and if they forget to sign out, we will take care of it after checkout.

• No Indoor Smoking: A $500 fine applies for violations. Smoking is allowed outdoors only, and guests must dispose of cigarette butts properly.

• Pool: The pool is serviced twice a week in summer and once a week in other months.

Please note that the pool is professionally serviced twice a week during the summer months and once a week during the rest of the year.

As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort.

The pool technician accesses the area through the backyard gate.

• Landscaping: Lawn care is performed once a week.



- SECURITY CAMERAS -

For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house.



• House Rule Violations: Can result in reservation cancellation, no refunds, and loss of deposit.

• Pest Control: Pest control service is monthly. If guests encounter bugs, they should notify us immediately. The yard may have wildlife, and occasionally, outdoor insects may appear inside. These bugs are not harmful, and we will promptly remove them if reported.

• Wi-Fi: High-speed Wi-Fi is available, but there is no cable TV.

• No Drugs or Illegal Substances: The use, possession, or distribution of illegal drugs or substances is strictly prohibited on the property. Any violation will result in immediate cancellation of the reservation without a refund and may be reported to the authorities. Additionally, a $500 cleaning fee will be charged if evidence of drug use is found on the premises.
