The upper front kitchen includes a refrigerator, dishwasher, stove, oven, and microwave, while the upper rear kitchen offers the same appliances, excluding a dishwasher. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods.

Extra Sleeping: To accommodate the maximum occupancy, four twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer is located in the carport. A complimentary starter set of laundry essentials is provided.

Parking: Four tandem parking spaces are available on the left and center, two covered under a 76" carport and two uncovered exterior spaces with no height restrictions.

YOUR SPACE:
Guests will have access to both of the second-level residences on this property. This includes all interior rooms, as well as the outdoor spaces associated with each residence. The ground floor residences located on the property is not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
