The open-concept floor plan creates an inviting space for gathering, featuring a comfortable living area with a Queen sleeper sofa and a dining space that opens directly to the private deck. The home includes three televisions equipped with cable, high-speed Wi-Fi, and a fully equipped kitchen for all your culinary needs.

Sleeping Quarters

Primary Suite: Features a Queen bed, large vanity area, tiled shower, and privacy windows that fill the room with natural light.

Guest Bedroom: A versatile space featuring a unique Queen-over-Queen bunk bed with a Full/Double trundle tucked underneath—perfect for families or groups.

Outdoor Living & Resort Amenities
Enjoy the spacious private deck, complete with a gas grill for afternoon barbecues and an outdoor shower to rinse off after the beach. As part of Sea Colony, guests have access to a half-mile of private beach, 12 pools, world-class tennis, fitness centers, and a seasonal community shuttle.

Note: The Sea Colony Recreational Association requires a per-person resort fee for guests ages 4 and older. This fee varies by time of year and is mandatory. Please inquire about prices for passes. After your reservation is made, a letter will be sent to you with the required information for the passes.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

MISCELLANEOUS

-The maximum occupancy is 9 people.

-There is parking for 2 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.

DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
