Our privately owned properties are right in the center of Venice, close to iconic landmarks. The cozy rooftop terrace is ideal for a morning espresso or an evening aperitivo, letting you soak in the Venetian atmosphere.

Perfect for a romantic getaway or a trip with 2–3 friends, the loft features elegant wood ceilings, modern touches, and quality lighting that create a bright, relaxing, and quiet space away from the crowds. Local restaurants, cultural cafés, a supermarket, and the shopping district are all nearby.

The queen-size bed (150x190 cm) with a premium Italian mattress and memory foam topper ensures a restful sleep. A single bed (190x90 cm) is available if needed: an extra €35 per night for 2 guests who want separate beds; included if there are 3 guests.

The loft is a cozy, quiet retreat in an authentic local neighborhood, just a 15–20-minute walk from St. Mark’s Square, the Rialto Bridge, and the Art Biennale. The area still retains the charm of old Venice, and the Grand Canal is just a few meters away.

Located on the second floor (no elevator) with high-speed fiber Wi-Fi, laundry service is not available (but there’s a fairly inexpensive laundromat close to the house). Luggage can be safely stored before check-in or after check-out—very convenient, close to the train station and the Alilaguna shuttle pier.

City Tourist Tax: €4 per person per night. ID or passport registration required in advance.

For your safety, the apartment is equipped with a carbon monoxide detector and a fire extinguisher.

Self-check-in is available! For security reasons and in accordance with City of Venice regulations, we do need to verify your ID or passport in person upon arrival. More details can be found on the official City of Venice website.

The single bed (190 × 90 cm) is discreetly set up in the bedroom, next to the queen-size bed, upon request and only when needed.

For two guests wishing to sleep separately, the additional single bed is available for a supplementary charge of €35 per night.

Children under 2 years of age stay free of charge and may be accommodated in a complimentary crib.

HOUSE RULES

If there are 2 guests and you wish to sleep in 2 separate beds—because you do not want to share the queen-size bed— a single bed will be set up, and you will be asked to pay an additional 35 euros. If there are 2 guests, please let me know at least 48 hours in advance that you would like a second bed.

Late check-out: until 1:00 p.m., maximum. This will cost 35 euros; please notify Mirco at least 48 hours in advance.

Early check-in: starting at 1:00 p.m., there will be a charge of 35 euros; please let Mirco know at least 48 hours in advance.

Would you like separate beds for 2 guests? There is an extra charge of €35 (please request 48 hours in advance).
3 guests? An extra bed is already included.

City Tourist Tax: 4 euros per night per person.

💧 Tap water is perfectly safe to drink in Venice. No need to buy bottled water during your stay.

Heating in winter is controlled by a smart home app and is fully centralized: 21°C during the day (6:30 a.m.–11:30 p.m.) 20 degrees at night (11:31 p.m. to 6:29 a.m.). Air conditioning is not available in winter.

Air conditioning is available from June 15 to September 15. Turn off the air conditioner when you are not in the room. Close the windows when using the air conditioning.
Heating is on from November 15 to March 31.

On the day of check-out, before you leave, please run the dishwasher (using the tablets under the sink)—or simply wash your dishes by hand (glasses, plates, cutlery, etc.).
If you lose the key, you will be charged 190 euros.

Quiet hours are from 10 p.m. to 9 a.m.: please do not play music too loudly during those hours, especially on the terrace, or neighbors might complain.

This is an open-concept loft, and if there are more than 2 guests, there will be very little privacy since the 2 beds are not in separate rooms but in the same one.

Please close the wooden shutters in the house to keep sunlight from coming through the windows. This will also ensure complete privacy, and you won’t be disturbed by birds ◡̈
If there are 3 guests, the single bed will be available in addition to the regular double bed.

Please wash the wine glasses by hand. Putting them in the dishwasher will cause them to break.

The property is not advertised as having a TV. If you need a television, please do not book this property. If you book this property and then write a review mentioning (as a negative aspect) that you did not find a TV, you will be charged 250 euros.
