I stayed here many times. The 1st time(before covid 19), I felt very good for everything. The 2nd time(just after covid 19), I felt good and still enjoyed my stay. This time, I felt the property getting aged. And the floor in some of the onsens quite dirty. The lobby is always crowded. But I still like their breakfast, which I can enjoy many Japanese(typical Chiba) and Western foods. I still appreciate thier transport to and from the airports and the Kaihin Makuhari station. Lastly, as the fridge in my room was not working, I called the front desk. The lady came at once and checked it for me. She asked somebody to change a new one in a short time. She is so nice and helpful I have never met in another hotels before!

The hotel room was a little beat up but other then that it was a great room with amazing service. Everyone was so nice and the breakfast was amazing. The hotel had a great walkway to other buildings on the second floor. The area around the hotel had so many different options for shopping and eating. They had a shuttle bus from and to both airports. Overall they were amazing and i would definitely stay again.

Hotel is in a convenient location with airport shuttle. Beds were on the soft side. Cleanliness can be improved. There were marks and stains on their tables and walls. Area was quiet and had a view of Mount Fuji from the East wing.

The room was very cold upon arrival and the air-con centralised so no one can change the temperature. This made it uncomfortable to live in. The desk surfaces were not clean and the room did not smell good.

My first time staying here. It was for five days to attend an exhibition. The Mukahari Messe is just across the street. One very important point, the express bus from Narita Airport took us directly to the front of the hotel. It was so convenient considering the excess luggage we had for the exhibition.
The staff was very friendly and helpful. My room was on the 35th floor and the view of the Tokyo Bay was beautiful. I can also see the ZOZO Marine Stadium and in the far distance, the Tokyo Skytree. Also, despite being 50 stories tall, the elevators were fast and never a long wait.
There were other amenities like a bathhouse that we didn't get to explore. Will definitely come back. The JR station is about a 12-minute walk and there is a Mitsui outlet between the station and the hotel.

Room is congested with bed! Staff did not want to talk during check in .. had to ask for room direction - staff from information was good and helpful even though could speak in English! Checkout time 10am terrible!

In general, the room is clean and the view from the window is great.
My imression is the cups are made of paper, but the seramic-made ones look better. The coffee or tea bags could be bigger. They are too small and look cheap.
The location is good and the bus service to the station is nice.

The hotel(central tower) has both dry and steam sauna(one on each onsen side), and they switch male/female onsen every night. Onsen is free, and has the choices of different water temprature. The hotel is also close to the beach. You can walk over the pedestrian skybridge to the beach. The beach is windy in July, with yellowish water, still a pleasant alternative to the busy & crowded Tokyo.

Every floor had a strong smoke smell. Was really hoping for a non- smoking room but unfortunately none were available and when booking online, no option was given.
Went to Conbini in lobby and got deodorizer and Febreze type spry to be able to breathe inside room.

Many rooms in Japanese hotels allow smoking we were booked in to smoking rooms despite not requesting them. It was only possible to change one of our bookings to a non smoking room, it was tiny when we arrived. The stink of smoke if very unpleasant in the smoking room. other than that it is a very good hotel. Great Onsens.

I have stayed in this APA Tokyo Bay Makuhari many times since 2017. Recently, I stayed 5 nights total on both sides of my 32 day trip.
I appreciate the bus to/from Narita (1,000 yen) that drops you right at the front of the hotel. I appreciate the attentive and wonderful staff, most of whom speak simple English.
I appreciate the morning and evening spas (Japanese onsen style), that are fantastic to start and end the day with.
location is next to Makuhari Messe convention center, which works well for me for the event that I attend each year. It's a bit far of a walk to the JR rail densha eki, but it's doable with wheeled suitcase. There is a small, wonderful Japanese garden next to the hotel (100 yen admission fee). The Tokyo bay is right there.
There's also a wonderful breakfast (asa gohan) buffet that is definitely worth the money.
The rooms are older, but spotlessly clean. This is a "flagship" APA, I think. Unlike other APA hotels I have stayed in. Try to stay in the tower for the views.

Stayed at the hotel as part of a conference.
+The staff were incredibly nice and helpful.
+The bathhouse/onsen was great and fully recommended.
+Location re: conference area was excellent.
+Great restaurants nearby.
-The hotel looks old and feels old, except for the onsen and lobby.
-The breakfast is totally okay, but not worth the price, get breakfast from the convenience store.
-The rooms+bathrooms were cramped and old fashioned, and filled with information and items so it was not especially relaxing. This might be a style preference though.
-The plugs for electricity had information like "do not use water boiler and hair drier at the same time", which was a little off-putting.
Other things:
Only available rooms through hotels.com were smoking rooms when we booked, but non-smoking were available when we asked in reception area. We could move there cost free, but some had to change rooms multiple times as the rooms might be booked by others for some of the duration. There were air purifiers and aircon, but the rooms were filled with smoking smell. But this is not really the fault of the hotel as we did book smoking rooms as these were the only available, but worth noting if you're evaluating the same.
So again, excellent service but if I stay here again I'll only book if there are available non-smoking rooms/pay more to stay there.
TLDR: totally okay with an excellent onsen / staff. But avoid breakfast and smoking rooms (unless you smoke I guess).

The bed condition is bad. The mattress was very soft and the centre of mattress has a "hole" sunken. I cannot sleep well. The check-out time is too early at 10am. Recommended to be get extended check-out time to 12noon for free. There is no housekeeping after 6pm. I stayed in this hotel for 7 days, the hotel only provide one bottle of mineral water on the 1st day.
I travelled to so many countries, this is the 1st time i encountered all this problems.
