Room was very clean and have everything you would have needed Property was in a great location.
My only complaint is about the window treatments. There were no curtains/drapes over the blinds and the lights from the porch made the room a bit to bright for me and my sleeping.

I liked the affordability and proximity to the ocean. We hope this location doesn't change into one of those "high end" Montauk hotels that price people out of their vacations.
We had what we think were some workers that are either working on the hotel or nearby staying in the room next door to us which was fine but they had quite a few guests meet them in the room and they were coming and going for a few hours. No big deal just thought it was kind of weird.

Everything. The room had everything anyone can possibly need from wine glasses, to a stove, to plates, spoons, forks and knives. It was perfect!

Loved this place, will definitely go back. Friendly and helpful staff. Clean and beautiful room. Restaurants close. Great area.

Great place! You are right are on the beach. The cost and location is wonderful. Its a "No Frills" efficiency. The two queen beds and bathroom are spacious, especially when you have a "full kitchen" included. You could buy your own groceries and save on meals out. There are tables and barbecues to eat outside. If you are looking for a simple, clean, renovated place to stay by the beach This is it. It's much quieter than being in town where the rooms are smaller have and lots of noise. A hidden gem.
I definitelty will return in the future.
This is a place to rest and relax. WIFI was a little spotty. You are there to be on vacation not work.

Our studio was crisp, clean and modern with a well-equipped kitchen. The bed was very comfortable and all we could hear at night was the sound of the waves from behind the dunes and the occasional passing car--great night’s sleep. (We were on the second floor toward the back of the building.)
We liked the classic motor inn layout, with two Adirondack chairs, a small table, and a planter of colorful flowers and vines outside every room. We watched the sunset from the chairs and enjoyed spectacular sunrises and moonrises over the ocean with just a quick walk up the path to the beach. The staff we met were very helpful, and loaned us towels and an umbrella to take to the beach, where lounge chairs were provided.
The location was excellent, next to Hither Hills State Park (don’t miss the Walking Dunes, but bring bug spray) and near The Lobster Roll/aka LUNCH. We arrived with Lyft and walked locally, but may have benefited from bringing a car -- we didn't enjoy waiting for a lull in traffic to cross the road on foot to get to the northern part of the park and the closest restaurants.
There wasn't a dining table in our studio. We ate outdoors, but would have had to sit on the couch and eat at the coffee table if the weather was bad (although there was a small vanity and stool at the back of the unit, just large enough for one person to sit).

Location right on beach, site design (landscaping and seating instead of parking lot in front of rooms), full kitchen with plates, cookware, etc.
Some aspects of the room where a little old-ish (hooks falling out of doors); several outlets did not work. Pricey for what it is—but then again, available at short notice and OK price given the location.

The hotel is located a few steps from the beach. Room was specious, very clean, with newly and updated design, large comfortable beds and a complete kitchenette stocked with all necessary items. I would definitely will stay here again in my further visits at the Hamptons!!

Beds were terrible. Heating units not working . Bathroom had no heating at all. Mgmt provided us with a small portable heater in place of heating in the room & bathroom. I had to work on the heating unit to finally make it work which stitdid not work properly
Better aesthetics. For the price I paid, it just wasn’t worth it

Location was good, accessible to the beach.
Communication with the manager was difficult when we were trying to reschedule our stay and resolve price match agreement that Booking.com indicated that they worked out with the place. The front desk had no idea what we were talking about and the manager kept saying that no resolution has been reached with Booking.com despite an email we have that indicates otherwise. The exchange was unpleasant. Unfortunately this made the stay unpleasant.

Very chill and relaxing beach setting.

When we arrived, the receptionist was very hospitable. She was suggesting restaurants that we should try around the area. Starting from there, already had a good vibe about the place. The room we got (2 queen beds) is big enough to accommodate 4 people. The property has its own private beach where you can stay as late you want to. Overall, the place has a very relaxing vibe and you can really unwind and get a good rest. I would definitely recommend this place.

I loved how close the beach was to our room - private beach chairs for hotel guests were great!
The blow dryer was not strong - highly recommend bringing your own.
