A number of modern shopping centers with supermarkets (Safeway, Sac'n Save, and more just up the hill from the shore. Costco, Home Depot, Lowe's nearby. Major world renowned golf courses and world record marlin fishing are near by. Swimming, hiking, and bicycle riding everywhere at the home of the world famous 'Ironman Triathlon' held every October. It was exactly as described. Probably the best view in the whole building. It was very clean. There was a beach just next door. If you go to the beach, take the pool key so you can get all the sand off before you go to the room. There was a lot of beach gear left behind that came in handy.
It was walking distance to shops/restaurants so we didn't have to drive to get meals or shop.
Reading some of the other reviews:
homelessness: I never felt unsafe. They didn't come down to the water and bother us. They kept to themselves.
AC: We were there in the winter. Keeping the windows open/plus the fans at night was good enough for us. Plus we were high enough up that I felt safe sleeping with the windows open (something I don't do at home).
rundown: It's a condo by the beach. It's constantly being eaten by salt water. The windows sticking a little as they open doesn't bother me. I'm there for the view, not perfect windows.
Only issues:
Parking is tight. We found a spot every day but if we got there too late we were in the *last* spot available. (But we always got one.)
Wifi/cell phone data signal was weak. My kids needed to do some schoolwork and weren't able to all work at the same time.
water pressure/temperature- the pressure was very soft (and was the same at the pool so I think this is just standard for the building) and make sure you get the first shower or else the hot water runs out!
These items weren't deal breakers though. I would stay here again.

The condo was great!
A few things to note:
My husband and I rented the condo with our two children- ages 9 and 12. Our kids are avid swimmers and love pools/hot tubs. You aren’t allowed pool toys/flotation devices at all- the condo manager came down on two separate mornings and spoke to us one morning and another family (who had younger kids the next). So that was a bit upsetting. The other major pool thing to note is kids under 12 aren’t allowed to use the hot tub. So our 9 year old was pretty upset about that- again- condo manager made sure he asked the parents how old their kids were who were in the hot tub, even brought down the paper that stated the condo rules to one family!
The condo had a bunch of things you’d expect- but I will say the kitchen was well stocked. There is a small cooler and boogie boards, beach chairs etc. There are a whole bunch of items that are old on the deck- broken boogie boards, rusting beach chairs etc that need to be thrown out.
The units AC is just in the living room but it does cool down the entire condo if needed at night. We personally didn’t use it at all.
Washer and dryer was heaven to have- they gave us about 5 pods to do laundry.
The view from the balcony was incredible and I’m going to really miss hearing the ocean! It was overall a good stay, especially for the price. The beach beside Kona Reef is cute as well!

We stayed here for our 25th anniversary and it was our first time in Hawaii. This location did not disappoint! Views are incredible! Ample space. Beautiful sunsets. Great accommodations. Everything is within walking distance. Plenty to do in this area. Highly recommend and great communication from the staff.

The only saving grace for this condo is the view. Property is run down, windows fall out if opened, rust coated drapery rails. Old worn patio cushions and table.
This property is very walkable to down town Kona shops and restaurants.
If I return to Kona, I will not stay in this unit, but try another unit in the complex

The view was spectacular!
The location was great as you could walk to downtown.
Easy parking.
The only negatives were that the air conditioning unit is very loud and the condo could have been a tad bit cleaner. Example; The ceiling fans especially the one in the guest bedroom were extremely dirty with layers of dust and dirt.

Overall the stay was good. Unit is under stocked for 6 people. The air mattress provided didn’t hold air overnight. Kids always ended up on the floor. Location is great. Beach right outside your window. Watch the sunsets from your balcony. Pool is clean and also right next to the ocean. Parking is easy and spots fit our suburban xl. Host was responsive. We would stay here again.

Upon arrival, the unit was very warm. A single AC unit is located in the living area, but not in bedrooms and they were unbearably warm! A blower above the closet was blowing air into the rooms, but it was not cool air. Each bedroom was equipped with a standing fan. After several hours, when it had not cooled down my brother got up on a stool to discover the AC was set to ECO rather than cool. After changing the setting, the unit did begin to cool, but the bedrooms remained so warm that we removed the quilt and blanket and left only the sheet!
The description of the unit simply stated it was air-conditioned without stipulating that only the LIVING area had AC. We were there 2 nights and things had cooled by day 2 but bedroom remained too warm for more than a sheet.
Cable was out when we arrived with no explanation, but worked on day 2. Resort amenities were great and ocean view from balcony was beautiful.

Property has many condos taken back at first by age of property. Well kept but old building.
The location was great views were wonderful. Short walk to downtown Kona lovely area lots of fun shops and restaurants.
Owner needs to update patio furniture remove large lounge chairs. Clean up ocean/pool toys get rid of broken stuff takes up too much room on patio. Needs ant bait in kitchen. Beds are rock hard.
All in all the location and views were spectacular…surfers every day. Nice sandy walk-in beach right next to condos.

When we checked in there were a few cleanliness issues but housekeeping was responsive. We also loved he view that we enjoyed each morning and evening before exploring the island. But the location to Kona was too close. Homeless tents on the beach did not allow the family to enjoy it as much as we hoped and wife who is a runner didn’t feel comfortable w early morning runs. I would say the area was bad but not what we expected for Hawaii. If this condo was located 10 miles either direction we would stay again.

We had a nice stay here. The view was incredible!! There were also a few beach items that the kids were able to use during our stay, which was nice. Laundry was convenient as well. Very close to the town and places to eat.

The condo is fabulous! Very clean. Close to downtown, easy walking distance. The view is out of this world! The only caution I would add ia that the whole complex is not handicap accessible. No matter which floor you stay on you have to climb stairs. Other than that this is a phenomenal place to stay!

Enjoyed our short stay. Sunsets on the lanai were spectacular. Had some of the best snorkeling and seeing the most variety of fish right out front of condo. Definitely worth the stay

Wonderful condo with awesome views. Great location, walking distance to shops and restaurants. Nice beach right below, and nice pool area. I wouldn’t say it’s big enough for 6 adults, but it was good for 4 adults and kids. The third bed is an air mattress. It was well equipped and I would recommend it.

Location and views cannot be beat! Property was as described. Well maintained, comfy beds and easy to walk to downtown activities. We were too busy to check out the pool, but it looked nice. Fabulous spot to watch the beautiful sunsets. Maintenance contact Jim was prompt and helpful when we found the shower in second bath was not operating. We will stay here again should we return to Kona. 😃

We were here for the 1/2 Ironman race and actually rented two different properties. This apartment was spectacular. The views are even better than shown on the website. It’s very comfortable, and has a very well appointed kitchen. The option of using air conditioning is good. The building is in need of some repairs and upkeep. However, this place is exceptional. It was perfect for our purposes.

What a wonderful property to enjoy your time on the Big Island!! The views from every window and the lanai are spectacular. We loved looking out at the beach to see morning yoga classes and to the ocean to see boogie boarders. The unit was clean, has a well appointed kitchen with pristine dishes, glassware, pots & pans, and everything you need to make your stay comfortable. Though an older property, this unit has been modernized (great bathrooms and floor) and upgrades are continuing. The lanai furniture is not in great shape but replacements have been ordered. It is obvious that the owners of the whole development take pride in maintaining common areas, especially the pool, with relaxing lounge chairs. Location is another huge plus because walking into town was easy on a side road away from the highway. We found delicious restaurants and a fantastic gelato place with unique choices. I would highly recommend this property.

This condo was in a great location. Close to downtown shopping and free shuttle. I pulled the kitchen shade down and when trying to roll back up I pulled the pin out…I called the units maintenance man and came that day to fix. Great response! We all just thought that the patio furniture needed to be updated….rusting with the salt air. We would recommend staying in this unit for a wonderful relaxing vacation. The views are outstanding. We arrived at night to find the kitchen window had “clean me please” wiped in the grime. Pulled back the sheets and noticed hair and dirt. Sheets were old and pilling so we decided the next day we would buy new sheets. After going to the store for sheets we pulled back the old sheets and discovered multiple soiled human fluid spots on the mattress topper and hair. At this point we decided to wash it- pulled it off and found the mattress had two huge yellow soiled spots on the bed. I immediately emailed the owner who then told me the cleaning lady would come. She arrived and said she was told to “pacify” the situation. How do you pacify that nasty bed?! The cleaner was very nice and brought a new topper but we were left to sleep on the soiled mattress with zero communication about a fix. I emailed again asking what the plan was and Ken replied with a very rude “nobody delivers a mattress instantly” again with no plan. We looked for another place but everything was sold out because it was spring break. I asked again about the bed and was told it would arrive Friday. Friday came and went with no mattress. Apparently the wrong size was ordered. I asked for a discount and none was offered instead the question was ignored. 8 nights and it wasn’t fixed. The place is booked tonight so I assume the new people will be staying on that disgusting mattress unknowingly. The master bathroom toilet runs every few minutes and the master bathroom shower drain smells horrible. We soaked a towel and put it over the drain to stop the smell. We noticed the unit had several candles which I assume is to help with the smell? The place has rust all over- curtains, door handles, fixtures, appliances, patio furniture and windows. The screens need replacing and don’t keep bugs out. The small washer/dryer only has cold water which we found concerning when trying to wash the soiled topper. The washer couldn’t handle the size of the topper alone which might explain why they hadn’t cleaned it in so long. The beach next to the property has homeless living there and one night a lady was yelling loudly. I would never recommend this place or staying in a property managed by this owner. We’ve never been happier to leave a vacation rental.

Our second visit to this amazing property and we were not disappointed. The property isn't perfect. It could do with some new pots and pans, for example. However, that is a minor nit that isn't enough to downgrade from a five star review. Simply put the views are beyond belief. You will be tempted to look at the pictures on the listing and think, they have to be fake, or altered in some way. They are not. If anything they understate just how good the view is.
From a location perspective you can't beat it. Quick walk into town, a 5 minute drive to the Safeway.
The only thing to be aware of for mobility impaired guests is that while the building has an elevator, it doesn't go to the floor that the unit is on. You will either need to walk up, or down 6 or so steps to get to the floor the unit is on.

This condo has an amazing view of the ocean. We visited in February and saw dolphins, humpback whales and a honu. Bring your binoculars! Plus it's right next to a sweet little white sand beach that you can see from the window over the kitchen sink, just like the picture. The bedding and towels were clean and the flooring looked new. We were very comfortable, but it is not the Ritz-Carlton. I came here for the ocean view and would rent it again!

Enjoyed our stay at Kona Reef, the ocean views you can’t beat and Honi Beach right out of the window is nice as well. Wish they would clean up the homeless camp on the far end of the beach though. Property was as described, second bedroom is a touch smaller than I thought but not a big deal. The main thing is the unit could use a deep clean and the replacement of some drapes and the bars they hang on. I understand the difficulties of the ocean air but the bars are super rusted to the point that the drapes look horrible caked in rust. A true top to bottom deep clean would do the place wonders. As mentioned, location is amazing, sunsets are terrific from the lanai and the condo is as described and pictured.

Just not sure you can find a better view from a condo in Kona. The corner location gives you unobstructed views of the entire Kona Bay.
Living quarters are as described.
Large living area, large deck, and air conditioning made for a comfortable stay.
Only suggestion is that there is more than enough room for a sofa bed in the living area. The uncomfortable blowup doesn’t work for grown adults.

This property was great! The unit is clean and updated. You cannot beat the fabulous view from the lanai and kitchen! We thoroughly enjoyed sitting out there listening to the waves crash and watching the sunset. The beach is not swimmable so that was a bummer…just too rocky. The pool was very nice and we enjoyed the hot tub as well. If you are looking for a great view, and walking distance to lots of great restaurants and shops, this is the spot! Finding the unit is a little tricky. Suggestion is to park in the street level parking and then walk as far left as you can to find the “A” units.

This was a nicely remodeled condo on Ali’i Drive near downtown Kona with a newly renovate kitchen & bathrooms. Beds were very comfortable & we enjoyed the well stocked kitchen that overlooked the small beach & Pacific Ocean. Sunsets were amazing here! My kids enjoyed the nice pool & hot tub area overlooking the water. It did get a bit humid, and everything seemed to have a coat of sea salt from the spray, but this is to be expected being so close to the surf. We would definitely come back again!

Really found the stay relaxing. A little tricky figuring the location of different A, B, and C units in the building. We managed to figure out logistics within a day or so. I did take the opportunity to take the Manta Ray tour. It was very well worth the price. Our group was fortunate to see the Rays, not always the case. Enjoyed our stay.

Our family spent Thanksgiving weekend at this condo and really enjoyed it! The views and experience from the lanai are second to none. Great location and owners have stocked the unit with snorkel gear, boogie boards, beach chairs, etc. The only reason we've not given this rental 5 stars is the community does not allow for children under the age of 12 to enjoy all the amenities. Our family was unable to enjoy the hot tub and be at the pool together as the community/HOA has strict rules regarding the pool and spa area. If families are looking at staying here, be aware that children under the age of 12 will be limited to what they can do on the property. If you don't have children under 12, then this place is great!

This unit is a bit of a walk from the parking lot, but the payoff is spectacular ocean views from every window, and a balcony where you can sit and watch the ocean and listen to the waves. You're also far enough back in the complex to not hear any road noise at all.
There is plenty of parking in the parking lot, and there is also a parking garage. We didn't have any trouble finding a space. If you are driving a large vehicle (we had a Ford Expedition), you may need to maneuver a bit to get into a space, but it's doable.
The unit was ready when we arrived, even though we were a little early. Everything was clean, and the kitchen is well stocked with dishes, pots, pans, and silverware. Plenty of hot water and fresh towels. There is a good assortment of beach gear provided, including chairs, masks, snorkels, boogie boards, a six pack cooler, and beach towels. It was very nice to have all that available and not have to worry about renting anything.
There is a beach right outside, which is beautiful and great for surfing and boogie-boarding, but the water is a bit rough and there are quite a few rocks, so it's not a beach for just floating in the ocean. There are a few public beaches close by that are easy to get to where the water is gentler and better for little kids. The pool is lovely, with an ocean view, and has secured access and restrooms right there, which was very convenient.
The Kona shopping district is an easy walk, but be aware that part of it is on the shoulder of the road, as there are no sidewalks. If you want to go to a luau, the Voyagers of the Pacific Luau is at the Royal Kona resort, which is right next door so you can walk and don't have to worry about or pay for parking.
If you're booked on a red-eye flight, it's worth paying for an extra night so you don't have to clear out in the morning and then find something to do all day.
We had a fabulous stay and would definitely stay here again.

We were very excited to stay at the condo. Great location and the pictures looked great. The biggest issue was that the air conditioner did not work. We called the maintenance man, on our contact list, on Sunday. He was suppose to come out and check it out, never did. Place was pretty clean, but very out dated. Cleaning lady was still in the unit at 4pm when we checked in.
TV worked well, view was great, but we definitely will not consider or recommend this unit to our friends and family.

The shade in the kitchen was broken, so we couldn’t close it at night…..the shower wasn’t clean, mold mildew and shampoo on tile, glass doors had never been cleaned……sand on one of the kitchen table stools….the only nice thing was the location ! Toilets had restrictors for water, so you had to flush three times ! For the price…the place should have at least been CLEAN .
