About this house rental
Nestled in Waikoloa Village, this lovely house for $223 per night is a fantastic choice for your next vacation. The comforts of home in a resort like setting with endless views! From the front, this beautiful townhome style condo overlooks the vast mountainside and turn 180 degrees and you can sit on the back Lanai and watch golfers tee off at the second hole of the Waikoloa Village Golf Course. This condo is ideally centrally located in the comfortable community of Waikoloa Village. Check the temperature and almost daily you can expect a comfortable high of 82 degrees, while only being 10 miles from the Big Islands most beautiful beaches such as A-Bay, Hapuna, Mauna Kea and Spencer beach to name a few. Also within a 10 minute drive you can be at some of the best resorts on the Island which include shopping and restaurants. You will enjoy The Kings Shops, Queens Marketplace, and The Shops at the Mauna Lani. Waikoloa Village is also 25 minutes from the Kona Airport and about 30 minutes to Kona. The grounds at the greens include a recreation area with tennis courts, ping pong, workout room, swimming pool, kiddie pool, Jacuzzi and community barbecues. A short 10 minute walk or 2 minute drive you will find yourself at the Waikoloa Village Center which includes some quick take out restaurants, a nice community grocery store, and a few sit down restaurants, gas station, and bank amongst other things. The condo is a beautifully island themed townhouse style condominium which will get you in the Hawaiian Spirit. The 1100 square foot end unit has endless windows giving it a very comfortable and open feel. From the outside you will walk up a 10-12 stairs to the second floor main entry. The main floor includes a nicely stocked kitchen including stove, microwave, dishwasher, fridge/freezer, coffee maker, toaster, pots, pans, dishes, and utensils. The floor also has a dining room table and chairs as well as the family room which includes a celling fan, sleeper sofa, coffee tables, lamps, comfy chair, flat screen 50 inch TV with standard cable, Wireless High Speed Cable Internet, DVD Player, Games, Books, and Lots of Movies for you to enjoy! This floor also includes a large lanai with a small table and chairs for you to enjoy the outside. The upstairs includes 2 bedrooms, 2 baths, and a LG Washer and Dryer. Both bedrooms are newly furnished, the Master bedroom includes a ceiling fan, flat screen 32 inch TV with standard cable, dresser, closet, CAL KING SIZE Bed, with a great view of the golf course. The Master bedroom also has a full bathroom connected with shower / tub combo. The guest bedroom is also newly furnished with a Queen Sized bed and ceiling fan and has a nice view of the mountainside. The second bathroom is also on the second floor and is a full ¾ bath with shower. The unit DOES NOT have Air Conditioning, but as mentioned above, lots of ceiling fans, and sliders with screen doors to keep cool. The unit is a end unit bordering Waikoloa Drive, so there is road noise during busy times during the day. We are definitely not a 5 star resort, value for the money is what we offer. It was a great condo located at the end of The Complex convenient for local hiking shopping and beaches. What you miss in modern Decor and design, this place makes up for with Beach gear and extra supplies in the kitchen and bathroom. Very friendly owner communication and very helpful.

We loved staying here! It is a perfect spot to explore big island from. The suite was very clean, well provisioned with beach chairs, umbrella, snorkels, towels, etc. We lucked out on Mauna Loa erupting while we were there and we loved the views from the balcony of the lava glow at night (safely far in the distance)! Thank you to Josh for being such a great host!

Mostly enjoyed our stay except for the really uncomfortable beds. We had to purchase a foam pad for Queen and a blow up bed for those sleeping in King. Also very noisy due to such close proximity to road. Otherwise great location to travel to other areas of Island.

You get what you pay for with this rental. New construction across the road will result in even more noise. The mattresses are ancient and hard. The bathroom towels are so threadbare you can see through them. Adding AC like the neighbors would help.

Very nice and spacious place, with everything you may need. It is right on the fairway - 2nd tee. The owner was very responsive and helpful. The location was convenient to nice beaches and places we wanted to explore. Facilities pool and court area was well kept and a nice bonus. I would stay here again.

Overall it was a great location and I was allowed to use whatever, I found in the house. I liked that the property manager responded quickly to questions I had. They had beach chairs, towels, umbrellas, and coolers I could take to the beach. It was literally like you were at home. The only complain is that bed in one of the rooms was very squeaky. It was so noisy, it woke you up. The closets were full of stuff that it was difficult to put your own things away.

Second stay
Third stay at this resort, second at this condo. Enjoyed the second stay as much as the first. Noticed new carpet had been installed. Well equipped, comfortable, nice pool, enjoyed turkey and nene visits. Walk to grocery store and restaurants. Possible negatives for others -right next to road; town goes to work at 5am and traffic noise could be bothersome if you have windows open. Golf tee area is right below lanai. New shopping center across the street, Waikoloa Plaza, is not yet open but will eventually bring a second grocery store and more restaurants.

Our three weeks stay was perfect. The condo was everything we expected/ as lovely as the pictures. We enjoyed watching the wild turkeys on the golf course especially towards the evening, they fly up into the trees to roost. Location was just 20 minutes away from 3 beautiful beaches! The beach gear was much appreciated. We hope to come back in a couple of years and would try to rent this condo again. The owner was super to communicate with and answer any questions. Three weeks of Home Away From Home
Our three weeks stay was perfect. The condo was everything we expected/ as lovely as the pictures. Great location, reasonable price, comfortable place with everything needed (and then some) for an enjoyable and convenient stay. We were close enough to good beaches with a central access to everywhere on the island. Appreciated having the provided coolers, beach chairs, reed mats, sand buckets/shovels, umbrella, and boogie boards!

A big Mahalo to Josh!
We kind of stuck in Hawaii due to covid-19, as most of the flights have been cancelled, but Josh has been so kind to put us into his condo right away. The condo itself is also a nice cozy one with everything well-equipped.

Paniolo Greens is a great place to stay on the Big Island.
We were very comfortable. It was an nice 2 bedroom, 2 bath, with lots of space. It felt like home. We were very happy that the condo was super clean. The only think I didn't like is that food is left in the refrigerator and storage cabinets. We choose not to use any of this. Who knows how old those items are or if clean hands touched any of it. It seems unhealthy to me. The location and neighborhood was perfect for us. You need a car, but we like to sightsee all around the island so no problem. We also walked down to the grocery store and local restaurant.

Great place!
We stayed here for 3 weeks and enjoyed the area very much. The condo is spacious, laid out well, and has everything you need in the way of pots and pans, swimming gear, entertainment (hundreds of DVD's in the TV cabinet, and lots of books to read) and there's a designated parking space. It is an end unit close to a highway so some people might be bothered by traffic noise but we would definitely go back there again.

We've stayed at Panilo Greens before, so we were familiar with the area. Location is great for local shopping and just a short drive to the larger Kona area. The Condo was very clean which we appreciate.

Loved our stay! Perfect location for a big island adventure. Great amenities, fun island feel, lots of space. Always loves when a place has beach chairs and coolers. Owner was very accommodating. Can't wait to return.

Highly Recommended!
We found the unit to be as described in the very detailed listing. We had stayed in this complex previously (in another unit) and booked knowing about the nice pool, BBQ’s and outdoor amenities. We knew the lack of ac was ok because you can cool it down once the sun sets by cross ventilation. If you plan to BBQ bring a flashlight as it will be dark out there after 6pm. The unit is very well decorated with personalized accessories and extremely comfortable. The supermarket is within walking distance and there are sidewalks throughout town if you enjoy walking. There are a lot of DVD’s, games, beach equipment available for your use. We did appreciate that a few food items were left behind that we did not need to buy – salt, pepper, jam, oil, etc. The coffee maker has a permanent filter so you don’t have to deal with filters unless you want to (round basket type).
Noise from the early morning mowing and road traffic was manageable by keeping the sliders closed as necessary. There is a large construction project building a new shopping center (a second grocery store and restaurants) that produced noticeable but tolerable noise throughout the day. This should quiet down after the groundwork using heavy equipment is completed.
Overall, we were well satisfied with the condition and cleanliness of the unit. It is a good value and well located. We prefer this location to the expensive resorts down the hill.
Owners and management are good to work with. Our damage deposit was refunded promptly.

A Gem of a Place🌴
Lovely, exceptionally clean , well equipped condo! The condo was all & more than we needed for our week there. Comfortable bed in master bedroom, spacious home-away-from -home. Great area for a morning walk, or terrific access to the golf course! So nice to have beach chairs, towels & coolers for beach days! Owners replied almost instantly to our questions! We loved it!! We’ll gladly return!
