About this villa rental
Situated in Kissimmee, this attractive villa for $378 per night is a great choice for your next break. Beautiful renovated and fully airconditioned 3,456 sq ft villa with 7 Bedrooms, all with en-suite Bathrooms! Our resort is 24/7 guarded and gated and by far the best kept resort in the area. The landscaping team are on resort almost daily maintaining the highest of standards. The villa is not far from Lake Berkley's nature walking trail. Lake Berkley is just about 8.3 miles away from Disney ! The villa is rented out as a self-catering home Our villa is overlooking a natural lake with a view on the Bird Island in the lake. See all the wildlife from your pool deck, including many bird species, otters, turtles, etc. The big private swimming pool is said to be the largest private pool on Lake Berkley and has special lighting effects for added atmosphere during the evenings. A children pool safety fence can be installed on request. The pool can be heated for an additional charge of $30/day plus local taxes. We recommend the pool heating during October to April as the water cools off more during the night time. Our home features 7 Bedrooms, EACH with their own Bathroom. All our Bedrooms have a smart TV. All the TV's in the villa have extended packages, offering hundreds of channels including many sport channels. If you have HBO Go, Netflix, Hulu or any other streaming account, you just log in and see your favorite series or movies. Our home boosts a vast variety of equipment, including free fast Wi-Fi connection up to 200 Mbps (wireless speed may vary), Smart televisions in every room are including Disney+. Furthermore Sonos sound system, your own gas BBQ, fishing rods and tackle, Play Station 4 with games, Blu Ray player, badminton & tennis rackets and basketball for your enjoyment on the resort courts. Although the area is very secure, we have a fixed safe installed for which each new guest get their unique safe code. Furthermore, we have different amenities for the younger children, including a cot plus pack-and-play, strollers, high chair, baby phone, children gate, step-up for near the bathroom sink, etc. Family Room Our family room is grand, vast and spacious. All windows are tinted to deflect the Florida heat and compliments our fully air conditioned home. The room is superbly equipped with a 55 inch Smart TV with full cable package. The SONOS sound system will enable guests to personalize their music tastes whilst relaxing on one of our comfortable sofa s. This room also houses a dining table that caters for 5 diners with ease and is ideal for enjoying meals in a cooler environment whilst still offering great views over the lake and island. Formal Dining Area Our large dining table offers 10 guests a quality and charming place to dine in comfort and style. We have an abundance of china and glassware to enable guests to dine in a splendid environment which is complimented by views from the dining area over the lake. By featuring an open plan aspect the cook or chef will be able to fully partake in the dining experience without having to leave the room. Games Room Our fully loaded games room is impressively equipped with a pool table, Playstation 4 and 55" smart TV. It also boosts a top quality football table. We are confident this room will be a paradise for gaming fans and a place where the whole family will have fun. Furthermore, this is where you will find many board games for the younger and older guests. Pool Area We have a completely private pool deck with breathtaking views over the 14 acre fully stocked fishing lake. We have no rear neighbors overlooking our beautiful home which allows our guests to enjoy the spectacular lake views and wildlife in peace and tranquility. The house is located at the far end of a Cul- de-sac overlooking the larger of the two lakes in Lake Berkley. which adds to the privacy and peacefulness available on the pool deck. The south facing pool deck is accessible from the family room allowing guests to sit out at all times of the day or night and enjoy the superb waterfront and wildlife. Master Bedroom Our ground floor, en-suite master bedroom is dressed to the highest standard; the super king sized bed sits within this room and is fitted with high standard bed linen. Our room features a wall mounted flat screen 49" smart TV with access to our cable package. The view from this master bedroom across the lake is just breath-taking. The master King bedroom on the ground floor has a walk-in wardrobe. The six other bedrooms on the second floor (on stair up) comprise of one more King bedroom, 1 bedroom with a Queen size bed and three twin rooms, making it a wonderful and ideal residence for two or three families to vacation together: Second King bedroom Our second, en-suite King bedroom also has magnificent views across the lake. The room contains a large super king size bed which is dressed with the finest linen. It has a 49" smart TV with full cable access, and large walk-in wardrobe. Third King bedroom Our third en-suite King bedroom contains a large super king size bed and a cot. It has a 49" smart TV with full cable access, a large walk-in wardrobe and a double sink vanity in the bathroom. Queen bedroom Our en-suite Queen bedroom is situated on the first floor. It has a wardrobe and a 49" smart TV with full cable access. The queen size bed is an ideal place to relax and recharge after a busy day. Star Wars room On the first floor there is a Star Wars themed bedroom with a twin over full bunk bed. The room has its own bathroom, wardrobe and 32" smart TV with full cable package. Disney room On the first floor there is another themed room, this time in Disney Frozen style displaying all those famous characters. This room has 2 single beds, its own bathroom, wardrobe and 32" smart TV with full cable package. Twin bedroom Also situated on the first floor is an en-suite twin bedroom. The room has ceiling fan additional to the A/C, a large wardrobe and a 49" smart TV with full cable package. Family met up for Thanksgiving from CT, LA & FL. Ages ranged from 9 months to 56 years old. Originally, I was concerned about the toddlers and the pool but the owner has an awesome alarm that sounds if the patio door to the pool opens which can only be shut off by an adult. Definitely, more than enough room for the 16 of us. The owner provided pots, pans and dishes that was more the adequate. Both the owner and mangement team were responsive to any request. We spent alot of time in the gaming room and extra fridge and grill were great additions. All in all - great home in a great location.

Slight issue with the bins being full and attracting flies but this was quickly dealt with and didn’t impact on our stay

My family experienced a wonderful holiday at this villa. The pool area was the high point with everyone enjoying the oversized pool and using the BBQ for our evening meals. The villa was fully equipped with everything you would require. We did have issues with baby alarm, stair gates and a stroller but apart from the stair gate they were quickly resolved by Paul who was very attentive with any of our issues. Overall my experience from the start of my communication with Willem until we turned the key to leave was fantastic and I would have no hesitation in recommending this villa. A particular highlight for us was overlooking the lake and enjoying watching the wildlife. I only hope that one day I can return with my family.

We have never used VRBO before so we're quite nervous upon arrival but Willem was very responsive from the first day we booked up to the holiday, excellent communication which really put our nerves at ease. Then as we arrived at the house it was clear that the neighborhood was well maintained and quiet. The house itself was amazing and looks exactly like the images on here and the lake looks stunning while sitting out at the pool. The kids loved the pool and the rooms especially the games room. People on site that we spoke to were friendly and the equipment in the house was excellent (Kitchen,Laundry, TVs etc). Walmart around the corner and the parks were around 25/35mins away depending on traffic so excellent location for that. We would definitely stay again and recommend to anyone.

We have stayed at Lake Berkley before and this was by far our favourite villa. Family of 9 ranging from 18 months to 70 and we all had a wonderful time. The hosts were helpful and communicative from beginning to end. Villa had everything you needed and was clean and comfortable. The view of the lake is beautiful and the pool area is fantastic too. Would stay again and recommend without hesitation.

Viktoria and Willem were extremely helpful, answered all our questions promptly and were flexible with our needs. The onsite manager Paul was equally as accommodating. The property was great, and I highly recommend it.

Extended family of 11 with ages ranging from 77 to 2. Good overall property in a nice and secure location which is located near to all the parks. Pool area was a bit slippery when wet and the BBQ was well past its sell by date and not easily usable being outside the pool area. However, overall good and would book again.

No disappointments with this property. Perfect for adults & kids. Lots of space for the ten of us. Good supply of towels, games, great sunsets!!
Loved the wildlife i.e. assorted geese, ibis, alligator, fish, bald Eagle…….& opportunity to fish off a dock (to stay clear of any gators)

Great vacation
We stayed in Lake Berkeley for one week and didn't want to leave! How's was fantastic with an incredible view in the backyard. So close and accessible to Disney & Universal. We had a wonderful time!

Lovely
The property is perfectly set up for families in a lovely community. The beds are exceptionally comfortable. They provide lots of towels and basics for the home.
We did not know about the pool alarm on the sliding doors and there were no signs in the house to help us, so the neighbors had to tell us how to shut it off. I'm sure it was in the agreement or someplace that we missed, it just wasn't obvious. That alarm meant we could never have the patio doors open with the screen, which was too bad. Also the master bedroom patio doors didnt open.
The foosball table was broken when we arrived and my kids were disappointed they couldn't play but there was no shortage of other things to do!

Again Paul showed up and was able to get the door to lock, than open another door to the pool as well as rearrange the furniture so we could use it. Overall it was a great place to stay, lots of room to spread out, the game room was also a hit with the kids!!

Enjoyed our stay.
Overall the size of the house was perfect for our family(12). Everyone enjoyed the pool. A outlet in the kitchen did not work, so using the crockpot and planning on a prepared meal at the end of the day was quite a disappointment.
Working with Paul (property manager) and Willem (owner) went well. Paul was responsive and very kind to our needs which included a crock pot and a large kitchen skillet request. The electronic code entry didn't work for the week but they had one key located in a mechanical lock box that we were able to access. The enclosure around the pool had a hole in the corner of the netting and we experienced an excited and somewhat scary visit from a snake in the pool. Paul responded that he would check the pool area out thoroughly.
We had a very enjoyable stay at the house and we're glad we decide on this stay. Thank you Paul and William . Have a wonderful Christmas.

Great place for a family vacation!
We had a group of 7 and the house was more than big enough for all of us. It was very clean and well kept when we arrived. Easy access to the lake made for great walking during the day. The highlight for my family was the pool area. It was clean and ready to swim in as soon as we arrived and the kids took full advantage of that! Ther was plenty of room to relax while the kids swam and the pool was friendly for all ages. The game room was also a lot of fun with a pool table, board games, tv and playstation. When we weren't in the pool we were often in the game room.
Would recommend this house for anyone planning a family vacation and will absolutely look to stay here again!!

Wish We Spent More Time At The House
Nine of us stayed here for a family trip and the house was great for us! Loved that you could hook up to the Sonos system for music. Couldn't get into the fitness center but the lake is literally right behind the house so we just ran some laps around the lake before eating everything at Epcot. Would def stay again and would take a day out of the parks to hangout at the house.
