The hotel is across from the beach.
The AC which was located right over our head. It stopped working at 5am and then water started leaking on our bed.

Well where shall we begin.
The rooms are very small, the safe didn't work, the shower was broken. when you close the bathroom door, one was one able to reopen it again without a lot of force and help from outside. The cockroach in the shower didn't help either. The location is very loud, you can hear all the passing traffic nearby.
We booked included breakfast what the receptionist didn't know, and to breakfast consist of white bread and eggs with few juices and coffee, not worth the price at all.
but above all the staff was the worst. They were unfriendly, unhelpful, always on their smartphone, and couldn't speak English.  we were asked several times if we paid for the rooms as the receptionist in the morning, never seemed to talk with the receptionist of the afternoon. as we were unhappy and wanted to leave the first didn't want to let us go without paying full price (we booked for five nights, and left after the second with 24 hours heads up). after waiting for hours, we had to phone the manager ourselves to be able to leave and confirm our change of booking/cancellation. We then were charged 20$ more per night which is unacceptable.

The room I received did not match the description at all. The description of the room said kitchen, private patio, AC, and that is what I thought I was paying for when I booked it. After driving 4 hours to get here, the receptionist informed me that my room was actually at a separate location. They had me follow someone on a motorcycle a few blocks away to a completely separate hotel where they had a room. This room was an empty white room, no art, no TV, no patio or kitchen, and was not even at the location they said it would be. I immediately requested my money back, and was put in a position where I had to scramble to find a last minute room at a different hotel after sunset. The staff were reluctant to take accountability for the mix up and made a minimal effort to try to resolve the issue. I drove all the way to Las Terrenas because I got lured in by a false description of what I was paying for, and when I arrived in the evening, I had to deal with the stress of trying to find a place. I have stayed in the villas before and they are very comfortable, however this experience was very unprofessional and definitely discouraged me from ever booking here again.

the ac wasn’t working I inform the staff n she said she would send someone n didn’t , I tried to stay another night but when I paid with $100 u.s. she didn’t have change not even in pesos n 3 hours later still no change n still didn’t fix the ac or change the room n come to find out it wasn’t the a.c it was battery for the remote control

Your location is perfect!
We were escorted to one room which had no television but a nice bed and because there was no television we were escorted to another room which had a poor bed and an unplugged television. As a matter of fact there was a used condom at the entry of the 1st room we were escorted to. I noticed that in both rooms the toilets were very loose. This place simply did not meet our standards. We were grateful to be able to receive a full refund.

Nothing to like.
First, at check in, I was informed that they do not accept credit cards, only cash. Terrible situation since I pay most of my travel expenses with CC and I travel with a limited amount of cash. There is no information on this web site that informs travelers of that situation. We requested a king bed and got two doubles. The A/C dripped water on the mattress and they were not able to solve the situation. The hotel staff was unable to even replace the mattress with a dry one. We called the manager over 49 times and she hung up every time. We placed a plastic on the wet area to be able to sleep. The hotel manager called her employee and I cut in the conversation to get answers, she insulted me when I demanded a new room at 11PM because the mattress was wet. Called me crazy and asked to leave the hotel. I wanted to leave but demanded a full refund. She asked for a bank account for the refund when I paid her in cash so I refused. Finally, next day they refunded my money in cash. not before paying for the worst night in a hotel. Went to get the breakfast, included with the room and there was no breakfast. Left the hotel from hell and found a nice place close by, The worst experience with a hotel in my life and I have traveled to over 35 countries.

BAD REVIEW - PART 1 (couldn't fit all below):
The worst experience ever! I booked 4 nights through Booking 2 weeks prior to arrival. The reservation was confirmed and active the whole time. It was only upon arrival that they told me I was supposed to pay double the price of my Booking reservation. And it doesn't end there: the lady manager starts yelling at me and insulting me like what was I thinking to pay 'so little money' for such a 'premium' place like I created the price! I'm well aware that she's not allowed to charge me more than the price of my reservation but she insists on a higher price not even apologizing for the inconvenience and mistake on their end (I have my doubpt to believe this was a mistake at all; it looks more like a very bad way of luring tourists and then charging them more last minute when searching for something else is even more inconvenient). The next thing she tells me with a very rule tone is that my reservation is cancelled (although she never cancelled it!) and calls the security guy like I'm a criminal! She could've at least messaged earlier the 'real' price so I could make my decision on time. But as I said, I believe they do this on purpose (later I noticed the same price 'deal' still being active on Booking). I literally had no place to sleep that night, it was already 5 pm, and finding something else on 30+C and with all your luggage was close to impossible and very stressful, and not the way I wanted to be spending my vacation. Of course I called Booking right away and, although they confirmed I was right and they would relocate me free of cost, their 'process' on this is impossible, you wait forever and they just make you wait until you give up and find something yourself as you need a place to stay asap, so they failed to support me on this.
BAD REVIEW - PART 2:
Eventually, I had to stay at this place for a higher price and requested since there was nothing else available nearby. The next day I called Booking again already annoyed and explained what happened. They confirmed to refund for the difference. The hotel accepts only cash payment and, already suspicious on the whole situation, I give this information to Booking and they confirm to refund regardless if I present 'proof of payment' (screenshot of the receipt). Of course they failed to support me once again and never approved my claim ("not enough supporting documents" (!), eventually rejecting my case stating that the credit card statement was mandatory for refund claims (like I had the option to choose!). Just another proof that Booking "customer support" is one big lie; if you have a problem, you're on your own. Additionally about the hotel: the entire staff is also very unpleasant and rude, the whole place has a weird shady vibe and energy. Such a shame because it has good potential in a nice location but none of this matters because it's mostly hosts who can make or break your stay. Amenities look good only in pictures and it's obvious that nobody takes proper care of this place. Windows have no glass only nets and blinds so there's a lot of noise coming from everything and everyone around. Cockroaches invaded the entire complex, dozens you find in your room every day literally. The pool is dirty all the time, wifi doesn't work in the rooms, AC broke down a few times during my stay, the cleaning lady once folded dirty towels back from the floor instead of replacing them(!!!)... I could go on like this... but I guess this is more than enough to be more than obvious: STAY AWAY - NOT WORTH IT!!! I would rather sleep on the beach than stay here ever again even if they pay me for it!

Breakfast: Deli Deli! ; Beach: we absolutly love Ballenas Beach, Poppy Beach, also the Pescadores Beach in front of hotel; Pool: always warm water. Is the second time with my family in this place, and for sure we're going to visit again in the future.

staff was discussing who needs to do the check in. the guy said we couldn’t pay with card but we saw a card machine at the reception. we had to walk 10 minutes to withdraw money.
we could choose between two rooms: where either the bedside lamps were broken or the lamp on the ceiling. no apology for this or a “we will try to fix it the next days”. we stayed there for 4 nights… staying in the room we also noticed that the shower was not working properly, the top of the toilet seat was broken and the bathroom door did not close.
breakfast was small and good.
we were surprised about all the amazing booking ratings so we checked the google ratings after our stay. maybe there was a owner change because the last ratings are all bad, but the older ones are very good.
it could be a nice place but they are not taking care of it.

Back in 2018 my stay was awesome but things have changed. The management is poor, water wasn't clean and smelly, I had paid for breakfast but found that it was closed and when they reopened it I wasn't told. It's unfortunate because the facility is pretty if only it were well managed.

Beaches are just across the street. Beautiful pool. Pool towels are provided. Breakfast is excellent and the service provided by the attendants is excellent. Fruits, omelettes made to order, eggs made to order. Different kind of breads. Cannot complain. Don´t forget to tip the staff, they are not paid what they are valued. Gardens are beautiful.

Nice little houses, a few steps from the beach. Comfortable and spacious.
Really small tv and only in the kitchen (like 22 inches).
Not much privacy in terms of noises, half the place is not windows but only wooden closures. But it didnt bother us much, still totally worth it for the price. We arrived late and it was raining like crazy, the hotel didnt have interact ot credit and we had to go out again in the rain to search for a bank, wasted half an hour. The guy at the reception was boring, no smile, barely answering, it was weird and he was lost, asked us the same things many times. Didnt give a good first impression at all. But somehow he spoke 4 languages.
