Small Hotel.
Service and breakfast was OK
The location was the best part.
Absolutely amazing view from the room at morning dawn. Make sure you get a room with sea view.

Property has an excellent location, right in front of the beach, but you can get much better options at this price or slightly higher.
Bed had some bugs! Room was not fully cleaned and ceiling was extremely low, so room becomes uncomfortable. There were no bedside tables, nor place to charge the phone near the bed, which is very odd. Door lockers were broken and in general all the room looked very old. Although Booking says room has internet, that is not true, as it is extremely slow, WhatsApp sometimes not even working... Breakfast is a complete joke (coffee and banana...). Most importantly manager is very rude, screamed at me over the phone, after I asked her why the Booking app had an outstanding payment (which was an internal error on their side, as I had made the payment straight away).

The view from the front was ideal.
Water to wash your feet and any sand off exists for each room

The position is amazing: you stay literally with the feet in the water. The cabaña was big with fridge, hot water and a lot of towels. The beach beds were comfortable.
The breakfast was very simple : croissants, fruit, American coffee.
The pressure of water in the shower was weak.

Atmosphere, huts, beach, service, friendliness of staff was extraordinary!
Go mart is like 10-15 minutes walk right from the hotel, recommended to buy anything there as it is quite cheap and you have a fridge.
Almost rift across the street is a little bike rental with a very nice dude, he gives great recommendations for trips!
Staff also gives tips to save some money by taking local transportation and helping out wherever. You can easily fill up your water at the service desk, which is highly recommendable.
Wi fi connection was miserable, loud ac from neighbour property, dirt at the beach could be cleaned

Understated, yet perfect. Lots of thoughtful little touches like showers to rinse off outside each room, plunge pools, as well as the ubiquitous Tulum hammock. This place is a tiny oasis, steps away from hotspots like Rosa Negra and acclaimed restaurants like Hartwood, yet serene, unpretentious and peaceful.

Bed had bed bugs. Gross!
No tv.
Broken sink and jacuzzi.
Floor was very dirty.
Broken beach chairs.
Refrigerator did not get cold.
No lock on door. It was a huge hole when I arrived. They added a lock to the sliding door but it was very difficult to use and lock the door.
Dirty towels with streaks of black mud and blood stains.
No one stays on premise at night to help you. No way to contact anyone at the hotel if you have an issue at night. Very scary! No phones!
Night with bed bugs, my money has not been refunded.

The beach
No 24 hour staff- got locked out of door with broken key we were charge an extra night when we arrived the 23 but they charged us 22 and my fiend had a book another hotel. We emailed Monika the manager and still waiting for refund for the one night we did not stay there. We were overcharged after we already paid Bookeeping.com and they asked for more
Money when we go there because the room had no AC. In the description it said AC was in hotel but apparently when you get there they made us pay an additional $170 USD on top
Of the original booking which were were charged $1410.00
I emailed the hotel and booking.com
Still waiting for refund for the one night we did not stay there !

Location and room was great. Very clean.
Receptionist not a word of English, how we meant to ask questions. We should have got air con, our own fault. Beach was a mess seaweed everywhere that smelled bad, ( time of year) beach bar was closed. Very disappointing. Breakfast included Ok, it thatâs what you call breakfast no thanks. Amazing view. It is located next to the beach and all restaurants and beachclubs are just short walks away.
The staff is super friendly and helpful. It has been always very clean.

I liked the beach and location
Make sure you don't the arena room, it's all the way by the street, you feel like your in the jungle, everything is outdated, and dead cockroaches in bathroom, under the sink, etc.. NO AC unit, and you can hear everything from the celling, the music is loud until 3am. you can't ignore it if you are trying to sleep. I tried to change room and the manager wouldn't let me know unless I make a new reservation and pay all over again, he didn't want me to pay the difference between the 2 rooms. very greedy. I was suppose to check out on Wednesday but i left on Sunday and got a different place.

Note: Hotel next to a private mansion that people rent out to throw massive parties. The music was so loud our hotel room was shaking....

The place itself is nice, i like the oldschool style of the fronthouse . but the nightwatch guy Roberto was very rude to me. i dont know if he has a problem with solo travelling women or he is just unprofessional. even other guest wondered why he was talking so aggressivly to me, when telling me i should repark my car. and it spoiled my day. wouldnt come back there if he is still working there

Right on a beautiful, clean, white sandy beach, great modern room, very clean.
8;00 the maid upstairs moving very heavy furniture (sofa bed) woke us up, that was very unpleasant since we checked it the night before after a very long road trip from Merida, Uxmal and Valladolid.
