This bright and light 4 bedroom/2 full bath BEACH house has all you'll need for a great summer vacation on Cape Cod. Spacious interior, cozy sitting area for reading or game night! Great deck and yard for cookouts and croquet! 3 Season room and expanded deck, and newly remodeled bathroom! And all within walking distance to the most beautiful beaches on Cape Cod! Don't miss it! Non-refundable $295.00 non-refundable Administrative fee plus applicable state and local taxes. Linen package available at an additional cost of $319.00. .Cancellation Policy: If the Commonwealth of Massachusetts bans short-term rentals, you would receive a full refund. Otherwise, our standard cancellation policy is in effect: In the event of cancellation for any reason, please contact us immediately followed by in writing. Written notice of cancellation must be accompanied by payment of a $295 cancellation fee to Gibson Sotheby’s International Realty, which may be charged to a credit card. Upon Notice of Cancellation, Gibson Sotheby’s International Realty will endeavor to find a substitute tenant. In the event a substitute tenant is found, monies paid in advance will be refunded, less a 20% service fee of the total rental amount due. You herein acknowledge that you will only be entitled to a rebate only if you give written notice, pay the cancellation fee and the property is re-rented for the same terms and conditions of the original Agreement. For your protection, Gibson Sotheby’s International Realty recommends the purchase of Optional Travel Insurance provided by CSA. In the event the property does not rent for the same terms, all Guest payments for the entire agreement amount are due and forfeited to the owner.

Overall, I recommend this vacation rental. Reviewer Comments: Bay Breeze has a great proximity to the beach. The recent additions on the house make it great for a large family. Overall the house was clean when we arrived however the main living area, three front bedrooms and bathroom could use a paint refresh; the current state takes away from the home. The refrigerator was leaking when we arrived (puddle on the floor) and leaked throughout the week. Texts to the Gibson Realty were answered with concern however no action.

Overall, I recommend this vacation rental. Reviewer Comments: We really enjoyed our week on the Cape! This rental has great open space with room for both my family and my sister's. The new bathroom and extended three seasons porch are great additions to this rental. I would recommend providing more kitchen gadgets and bowls etc to allow cooking at home. We did not watch much TV but probably would have if the TV was in an area that had more seating and if the TV was bigger. Over all, the rental was very nice and we really enjoyed our week.

It was a great rental with the exception of upon arrival the livingroom/kitchen floor needed to be mopped up as it was gritty.

Overall, I recommend this vacation rental. Reviewer Comments: Plenty of room, very bright and cheery, less than 10 min walk to beach. Close enough that retired parents could easily make the walk. Rooms were plenty big to fit our extended family. Back door screen door was often off track, but not so bad that we couldn't deal with it. Laundry right off kitchen was hugely convenient. Could use a few folding chairs to accommodate up to 11 people. Overall, it's a home run.

However, the grill is unusable..dangerous actually. It has been getting worse every year and this year we couldn’t use it at all. Big disappointment. Frustrated by the 4PM check in. It is a day paid and lost.
