There was a lot of room and could house all of our guests. There was some Issues with the roof leaking but the home owner was very responsive and had people over to fix it! Very beautiful house and the pool was lovely!

There were 13 members of our family and had more than enough room for all our activities and quiet time. The pool table and swimming pool provided many hours of enjoyment for the kids. The location was wonderful with it being a little ways out of town but close to the beach. The manager was extremely helpful and went above and beyond to make our stay enjoyable. I would definitely go back!

We did a destination wedding/family vaca with 14 adults and 7 kids....16 yrs old to 1.5 yrs old. If your traveling with young kids there was a pack and play and booster for kitchen table chair. No baby gates for stairs, we ran row of boxes on bottom step, worked well. There is a closing door leading to outside pool and large patio.
The room with pool table was great for pre teen/teens, anyone wanting to play cards, etc. The house is very sound proof so those who stay up late, etc won't disturb ones who go to bed early/quiet time.
Kitchen well stocked with dishes, pots pans, utensils. 3 section sink with great restaurant style faucets. Bring your own foils, zip bags, etc.
There are 2 Pool towels provided in each bedroom if you don't want to use space packing them. Bath towels and wash cloths provided in each bathroom, no hand towels.
Beds very comfortable, each room has it's own hot water tank and great pressure. Most...but not all.... bedrooms had small frigs, microwave and coffee maker and sitting table. Washer/dryer worked good.
Pool is not heated for those going during winter months. Assortment of pool things to use in garage. Kayaks there also along with bikes. Varn park .5 miles down the road, beautiful beach.
House is located on A1A about 5 miles from Flagler beach which posed no problems. The house worked wonderful for our large group.
Between living room, kitchen and outside large patio we had a lot of room, able to spread out and enjoy all the space it offered.

Our family had a fantastic week. Property was more than spacious enough for our group. The pool was the highlight. Grandkids loved fIshing off the back waterway. The bedrooms were all so beautifully decorated and spacious. Use of kayaks and bikes was great. Property was located near everything - restaurants, cafés, souvenir shops, groceries. You need to visit St. Augustine. What a beautiful place.

Family reunion
Had a great time with adults and grandchildren. Enough space for all! Perfect place for large group. Communication with property manager was not not good but, we managed anyway. House itself could use an update. Queen or king beds in all rooms would be recommended. We would stay there again.

We had a wonderful week at this beach property. We had ages ranging from 12 months to 65 years old. Our large family had plenty of room. The game room was used nightly, and the pool was absolutely great! We opted to drive to the beach access, which was still really convenient. The only set back was in roach problem in the kitchen area. They appeared to be only in that area. The owner did offer to send pest control. The kitchen was somewhat lacking in overall cooking essentials especially for a crowd.

Mom's 90th Birthday celebration
The size of the house was great for 12 family members. The bedrooms were nice and the beds were very comfortable. The pool to hang out together was wonderful. WE enjoyed our stay. However, the house was not clean when we arrived and had to have cleaning person return to clean the stove. Our family cleaned all the pool umbrellas, grill, and outside furniture with a hose that was too short for the job. We also cleaned the pool deck. These items were very dirty!!! The pool furniture and cushions were very worn and table not in good condition. The leather furniture in the inside living room was rather stained and old. The kitchen table was a high table with chairs that we had to tighten to sit on. There were only 8 chairs for the family of 12. The game room was nice but the rack to hold the pool sticks had been torn off the wall and sticks on the floor when we arrived. The kitchen was disappointing. However, the management company was very responsive and brought to me everything I asked for and they were all newly purchased. The jet baths in the bedrooms did not work and the management were not able to fix them during our stay. The house was in a great location and we did have a great time celebrating our Mom's 90th Birthday!

We rented this house for our family vacation (3 families, kids ages 4mo-11yrs and Gigi) and overall we loved it! The house/rooms are all quite spacious and I swear that king bed (nice surprise) was literally the most comfortable mattress I have ever slept on! It was so nice to have the bikes and kayaks.
The house was very clean, except for the jacuzzi tubs, those appeared to not have been cleaned at all. I'm sure if we had reached out to the property manager this would have been corrected, but we just rolled with it and washed the infants in the sink (the older kids were sharing the rooms with the actual bathtub, it was clean, we just didn't invade that space).
It was also super convenient to have the washer/dryer for pool towels and infant stains. The pool was fantastic, but only had two (comfy!) lounge chairs, it would have been nice to have more. Those of us with littles loved the pool for during/after naps while the older kids were still at the beach. I used the gym as well, and it was perfect. Since it was in the pool house, I didn't wake anyone for 6am workouts!
While the common areas are spacious, the table (high top) only seats 6, and the living room only has seating for 6, so we couldn't all eat together or sit together in the evenings. Also, the silverware was lacking so we opted for plastic, and if you have a large group and everyone drinks coffee, you may need more mugs.
The layout is different than typical houses I've stayed in. There are two bedrooms downstairs (each with its own bath and one equipped with a handicap shower). There are two separate sets of stairs that go to two separate wings of the house and don't connect. This worked great for our family b/c we could put the older/louder kids in one wing and the toddlers and infants in the other to save the sleep!
We were concerned with toddlers and the pool so we bought baby gates. There are 3 pool entrances- kitchen, center main hallway (by a bathroom, very convenient), downstairs bedroom.
Video baby monitors didn't work, on or off wifi. We used audio monitors (V-tech) and they worked perfectly.
Each room has its own a/c unit, which is awesome, but the downstairs common area thermostats are in lock boxes and set at 72 degrees. Dress accordingly :)
The beach at Varn Park is short/steep, with big waves, but the access just north of Marineland (about 10mi north) is perfect for younger kids.
Great communication with owner, easy check in/out, and great vacation!

Fantastic place
Loved this place. It was big enough for our family of 11 and it was great having a pool. The only drawback is having the beach access 1/2 mile away! Was nice having the book with different places to eat.
Would definitely stay again!

Family trip (16 adults, 4 teens, 3 children)
Onsite pool kept children entertained. Loved the lanai for hanging out with everyone. Rooms were decorated nicely and were spacious. The little ones enjoyed the "mansion ". We did have to buy additional towels and wash cloths, which we left in the unit. A couple of the little ones did break a candy dish.
We did like the bicycles even though we did bring a couple of our own. Overall the stay was a pleasant experience.

This home was perfect for our group of 14 (including two under eight). Spacious bedrooms with private baths; We had 12 adults and needed one more private room, but it still worked out. Kitchen, family room, game room and pool area were all great. Washer/Dryer was excellent. Lots of updates to this home. We had a slight problem with some small bugs/ants...but that was partially on us for leaving open food out. Rooms were also very quiet, not disturbed at all...great feature if you want some down time. Loved the home!!!
