Location and price
We booked as a family with two children, it was stated that there were two pools, however when we arrive we were informed that we could only use one pool. The pool that we were allowed to use was only 50% filled up with water, and it was not clean. After two pool days, our swimsuits actually turned green, which we have never experience before at any hotel in the world.
The AC was extremely noisy in the room, the staff at the front desk was not very helpful, the first day, the guy at the desk kept saying "I did not check you in, so I can't help you".

Amazing apartment with insanely good location on Calle 38 between the beach (about 50 steps from the entrance) and Fifth avenue
The rooftop pools are so nice
We liked everything

The location of this property could not be better. Close to everything and right on the beach approach. The infinity roof top pool has unbelievable views.
We did not have any complaints. It can be a little loud at times from the restaurants and some may not like this but it ends at a reasonable hour and while we enjoyed listening to the music from the balcony some may not enjoy this. The music usually was done by 10 pm though.

Excellent location as Calle 38 is the best street in Playa Del Carmen. The roof top pool was a great place to hang out at , as the beach was almost gone or covered with seaweed.
The building is getting a little old and some suites are good and some not so good. There was a lack of basic supplies such as, frying pan, toaster, dish rack, dish towels, sink stopper, broom etc. Jorge was good at providing most of the things we needed but I think it should have been fully supplied as we were there for 6 weeks. Also the furniture is not very comfortable. Don't book thru Booking.com as it was very expensive compared to other ways of booking.

Totally nice hotel with wonderful pool area. The small street is really nice and has loads of nice restaurants without the real touristy feeling found on 5th avenue.
The public beach right in front of the hotel is really tiny, but you can walk 700-800 meters to the big public beach.

We liked that is near the beach, is walking distance, about 5 minutes or less. However please know that this beach smells bad, you might not want to go in the water. Lifeguard explain that it was from the nearby mangroves but honestly it smelled like swear water. We ended up driving to another beach.
-Do not get the suite with the private pool, you are better off in the rooftop pool.
-we feel like our very nice host lied to us, we booked 7 nights but only cleaned once. Description says 2 times, he told us 2 times when we checked in. However only did it once, when we asked him about the second time. He said it was only once. Not sure if he is cheating the cleaning lady out of a day or what.
-Everthing is very old, stained, and almost falling apart. Tvs did not work, would not even turn on in the main living room. Host did not really make an effort to repair, which we are okay because did not care to watch tv.
- if the only things you care about is location, this place is great. However keep in mind that they will only clean 1 time per 7 nights, beach smells bad, everything is old and stained. The private pool will hardly get any use. No drinks for sale and no music allowed

Great location. Ground staff is very friendly.
The apartment was listed as having 2 single beds in the second bedroom which was what we needed for we have 2 children in their 20s (a boy & a girl). Instead it had a queen bed. No extra pillows or blanket for my son to sleep on the sofa. After 4 days, one pillow, one blanket turned up. No apologies from the manager. No house keeping without paying $35 per day either. BTW, they made you pay $500 deposits for potential property damage. Booking.com, through which we booked the stay, did not even try to deal with our complaints and simply told us it was entirely up to the property management. Seriously?

This was my favorite place out of 3 different boutique hotels I stayed at in Playa del Carmen. The location is the best - right on the beach and on 38th, the cutest street IMO in Playa with lots of great restaurant options. I stayed in a penthouse suite, so it was amazing to have more space and my own plunge pool. The rooftop pool was also amazing and one of my favorite parts of the stay. I'll definitely be back here!

Location is for sure the highlight, close to beach and silent. The apartment is also big. The roof top pool is great.
There was a moldy odor all over the place.
There was NOT enough hot water for two persons to take a shower in a row.
The were some holes in the curtains that were also smelling mold.
Extremely SLOW internet. It was impossible to do video conferences.

The pool was fantastic and we really enjoyed our afternoons on the roof, very relaxed and the views are amazing. Apartment perfect for working in WiFi was strong enough for calls and meetings. Kitchen has all mod cons and water on arrival
