Превосходно. Будто приехал в гости к своей бабушке!

Моё пребывание в этом отеле оставило невероятно положительное впечатление. Хозяева - Лилия и Карина, встретили меня с большим теплом и гостеприимством. Учитывая, что мой рейс был отменен, и я вынужден был приобрести другие билеты, прилетев в 5 утра, я оценил их готовность разрешить мне заселение рано утром. Отмечу удобное расположение отеля - рядом с железнодорожным вокзалом, метро, магазинами и кафе. При этом дом находится в тихом и спокойном районе, что создает отличные условия для отдыха. Сам дом впечатляет своим уютом, простором и красивым видом из окна на реку. Высокие потолки, мраморная лестница создают атмосферу комфорта. Хочу выразить благодарность хозяевам за их радушие. Если снова окажусь в Ереване, несомненно, выберу этот отель для проживания. Великолепный опыт, рекомендую всем!

Минусы, которые не относятся к отелю. Это совет для туристов: 1) Не доверяйте местным таксистам. Заказывайте такси только через приложение. Один таксист говорил мне в аэропорту, что за 7 евро довезет меня до адреса (приложение показывали 10 евро). В итоге, когда мы уже отъехали от аэропорта, он начал говорить, что это за 1 км цена. В итоге, обзывая меня матами, он высади меня возле аэропорта и уехал. Позор таким людям. 2) За каждое снятие наличных в банкомате, оказывается, брали комиссию 7 евро, о чем я не был предупрежден, а узнал только во время использования приложения

Very nice guest house

This is a nice guesthouse, mom's Lila is helpful, welcoming and friendly. She prepare great breakfast and keeps everything clean and cozy. Highly recommended, mainly if you arrive by train.

Feels like home

From the very beginning me and my friend were taken care of as family members. The hosts were extremely helpful, kind and welcoming, so the place always felt like home. I'd recommend this place to anyone and I'd return here any time.

Everything was perfect and the hosts are extremely nice people. For remote working the wifi is too slow but the internet from the hotspot works perfectly fine.

Great place!! Lilia and her family were the sweetest, always offering us tea, coffee, and treats. Their home is in such a beautiful building and the view from the room's balcony is fantastic. It's also really close to the train station/metro, so getting anywhere from there is really easy (we just walked to town mostly, which was easy, too). We'll definitely be more than happy to stay here any time we're in Yerevan!

I felt comfortable when I stayed at Lilia's place. Lilia's mom served fresh baked bread in the morning. It was awesome! Distance from station is good. Lilia has been waiting for us when I checked in early morning.

Location, 5 min walk to Sasuntsi David train and metro station. It's a very quiet area, the room was big and the bathroom, even though was shared, was very clean. I paid for breakfast and they even offered me cake to take away. The host and her mother were very nice. I arrived at 4 am and she woke up to let me in

The breakfast was beyond value for money; expect to be stuffed to the gills with great food by Lilia and her mother Galina

Sound carries through the walls, but it’s usually not too bad an issue once everyone goes to bed. However, just to keep in mind if you’re a light sleeper. Also not a negative, but be aware there is a midnight curfew and as you don’t receive a key to the front door just make sure to be back in time.

castle-type comfy stay in calm but well located area

It’s located in nice calm area, but very close to metro and railway station. Not far from city centre (a nice 20-40 walk though the street). Hosts are very nice and welcome, we always had a small talks. Shower and toilet are good, comfortable.

If you need enough space for both in a room it could be not your best choose. But we both managed to work remotely (one on the desk, another on the bed).

Owner was helpful and friendly

I really dont know how this property received so many good reviews! First of all the room was completely overpriced!! 50 USD per night for a run down room without a shower and outside of the city. Lost each time 30 minutes to get there by metro. Really annoying was that the whole house smells after smoking. The green room I had was next to the toilet. Each time somebody flushes you hear it in your room. There was no reading light next to the bed, no rubish bin and you could not darken the room with the curtains. Was glad to leave after 3 days. Owner is nice and friendly but they dont really speak English.

The property was clean and organised. In their shared bathroom and toilet, there were all basic things you need. Some rooms have a big balcony where you can relax and hang your clothes. Another big positive thing is that the location was superb, only 5-10 minute walk (depending on your walking speed) from a metro station and the railway station. If you are going to take the train to the next destination, this is a place you should think about. The hosts, Lilia and Karina, were very kind, e.g., when you sit in their communal area (the dining room), you are likely to be offerred coffee or tea, and even homemade cake! If you travel to Armenia and want a little bit of "local experience", this is a place you should consider. (However, English speakers may find it not easy to communicate with the hosts as their main languages used are Armenian and Russian.)

Amazing family-style accommodation, it felt even better than home!

I was absolutely amazed by the attention and attitude from Lilia and Karina! They are truly amazing. I made a last minute booking, but they cared for all my needs: early arrival, extra breakfast, late departure – everything. I am extremely happy with my stay and will make sure I'll come again!

If you expect a hotel-like coolness attitude from the stuff, you won't get it here. This is a lovely place where you are the in the center of attention, so make sure you will like it.

smoke poison hell

the location is good, and the people are friendly, and the balcony would also be nice if not for the smoke coming up from below

this is a smoking hell, you cannot escape the pertinent smell in the whole building and your room, it's everywhere and poisons you continuously. I left my outside door open for 48 hours straight and blocked the slit below the inside door with a towel, however through the sides of the door the poison kept leaking through into the room. And of course every time you have to go to the bathroom or outside you are exposed to the full brunt of poison gas - not nice to pay money and then get poisoned for it! Especially sad since there are children living there that get immensely hurt for life because of it.

In search of accommodation, among many options, I decided to book here and was not mistaken. The house has a homely atmosphere, a friendly and hospitable family. Near the metro, railway station, bus station, market and everything you need for relaxation and travel. Hostess Karina can cook Armenian dishes on your order, which is very tasty and cheap. Next time I will definitely come back here. I recommend to everyone.

Solo Trip to Armenia

The guesthouse owners are very nice, decent and respectful, great grandmother Garineh and Lilia do alot to keep the guests happy and properly fed 😂 so expect some weight and delicious cakes, the house is next to the Yerevan main sasuntsi tavit metro & train station and near minibus bus stop, super markets, Vivacell mobile operator, so it's convenient for city center walks and trips . Lilia is helpful and supportive, she will accommodate and do her best to fulfill guests requests . I really recommend the house, its close to everything you need, banks, markets, cell phone shops, candy shops, especially if you are couples or solo travellers for sight seeing ! They provide guest services like breakfast, lunch and dinner and laundry facilities, there is also free WiFi for the guests Basically the place is close to the airport , 25 min approximately if streets are empty which was awesome !!

The weather was unpredictable in summer, it's sunny in the morning and raining at night ! with some thunders and I had summer clothes only ! I had a problem with mosquitos , because of the trees and water way but Lilia helped and bought a mosquito repellant device, she is very helpful lady . And sometimes the electricity is out too from the main city company, so it's not their fault !! It's Yerevan's issue !!
