Exceptions towards the maximum number of people allowed may be made for children under the age of 2. We decided on a last-minute getaway, could not have been more thrilled with the location. 75 steps from the beach everything we needed was here, beach, chairs, towels, and a very comfortable bed for the end of the day.

We love Mission Beach, have visited many times. For this weekend we wanted a ground floor unit towards the south end near the ocean with a nice patio to hang out on. We definitely found that with this unit and were very pleased! Will look for this again!

I stayed at this Vrbo this summer with a friend and our sons (as we stay in mission beach every year) We picked this Vrbo for the location but also because it said it has an AC unit. We have stayed in Mission Beach every summer for years and know that AC is a must for us. The house was a fantastic location in South Mission Beach right on a foot path. And we loved the patio. However, our first night we got there and the AC did not work. We contacted the property manager that night, but did not hear anything back for the morning. It was a hot, stuffy and sleepless night. The property manager had us reset the breaker to try and fix the AC. Fine. Did that. It still did not work and we told the property manager as well. We had another sleepless night. Needless to say, we went back-and-forth with the property manager about the AC not working, and we’re not given any real time help. We were asked to request a compensation in writing for the lack of AC, which we did upon departure. $250 is what we asked for. They came back to us, offering to only comp 10% of the total stay ($112). I emailed them back saying that I didn’t think that was appropriate 20% is more like it. We had picked this property specifically for the AC and location. we had told the property manager about the AC not working the first night we got there. We had three long, hot sleepless nights. And… I never heard anything back.
Needless to say, we will never stay with this property management again!

Positives cute place that was equipped with everything we needed for a winter beach vacation, location didn't get much better being just about right at the ocean & great nearby coffee shop, and the patio was where my wife & I spent most our time enjoying the San Diego sun. Cons: Maintenance. The windows/screens were dirty. The bathtub did not drain very well. Air conditioning didn't work. Lighting was a bit dim. The power/water was off for about 4 hours, with no prior notification. It really needs a refresh. I didn't think it was worth the money asked.

Absolutely LOVED the location and amenities of this property! The patio was wonderful and the kids loved the sand toys and boogie boards. It did take about a day to get a response from the property manager when we needed anything, but to their credit all requests were eventually answered and addressed. Overall the place was clean-ish, there were just loads of dust clumps all over the walls and baseboards which were kinda nasty. Easy fix tho. Overall would recommend to small families wanting easy and affordable access to Mission Beach

The property was very clean. The pictures make it seem slightly bigger than it actually is. We really enjoyed the patio and the friendly neighborhood. I will very likely return to this property in the future when I visit my childhood best-friend. Next time I will rent the smallest car I can possibly rent as the parking space was SOOOOO tight I had to ask another tenant to move their vehicle just so I could get in mine. So to other renters, I recommend nothing larger than a Prius.

Excellent place for family vacation
Perfect place for family vacation. Property is in a great location for families, beaches on both sides with lots to see and do. Everything was as expected and as described. Management team checked in via email to see if we needed anything during our stay but all was good. For a small family I could not think of a better place to stay.

But the pictures on the site do not accurately reflect the space. It is VERY small. The pictures lead you to believe that you have access to the upstairs deck... you do not. That is seperate listing. Our patio fireplace was not operational when we stayed and that made using the patio after sunset impossible this time of year ( we stayed in March). There is not enough room for 4 people to gather inside for any length of time. The pullout couch is small and would not fit two adults at all, we ended up with someone on a air mattress on the floor.
The furnace doesn't work. It literally has a sign on it saying "this doesn't work". The portable space heater they provide instead is cheap and doesn't have a fan on it so you are waiting for quite a while for it to heat a room/space.
We had a storm on our last night there and found out there is a leak in the vent above the microwave. It makes a fairly loud thud as it leaks which made sleeping in the living room/kitchen that night impossible.
The team renting the place was super responsive and answered emails in a timely manner. But when I asked for a partial refund based on all of the amenities not working they said no. For the money we spent per night I wasnt impressed with it.
Bottom line is this place would be fine for a couple, assuming they fix all the things that are broken, but I wouldn't take a family there unless it is small children who dont care where they sleep. Make sure to ask about fireplace on deck being fixed.... it makes a huge difference in what you can do or where you can do it.

Wonderful location within steps of the beach. Quaint spot that fit 4 easily with the sofa bed. Beautiful large patio to have morning breakfast/coffee and dinners at night. Will definitely stay here again.

Love the Patio, Nicely Maintained Unit
We chose this place for the front patio, which did not disappoint. There were different places to sit, they had shade umbrella's, and the views were wonderful. Inside was clean and well maintained, had everything we needed. Highly recommend for 2 adults, the unit is a bit small so 4 adults may be cramped but 2 kids could work.

Horrible Stay
I averaged three hours sleep a night in the extremely uncomfortable bed. I could not even read instead of sleeping because there are no reading lamps in the entire space, causing much discomfort and boredom. The sofa was the same, there was no dishwasher or oven, just a tiny antique toaster oven. The bathroom and shower were very cramped, and the essentials were lacking or insufficient. I would never stay here again; not worth over $250/night!!
