The exterior of this three-story luxury vacation home offers under-house concrete parking, a private boardwalk to the sparkling Gulf waters, a fish cleaning station, an enclosed outdoor shower, double park-style grill and a seven-person hot tub. The first floor offers a living space with a large smart TV, ample seating, and a dedicated desk workspace. The second floor hosts an additional open concept common area that features a living space, dining area, and kitchen with arched windows that add to the feeling of light and openness, while offering unobstructed Gulf views. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit. More information can be downloaded from the "Rental Agreement" on the checkout page. We, our family which is now 4 generations, has been coming to St George for many years and never failed to have a memorable time. This year was no exception. However, Sunset Palace, which is a beautiful house and great place to stay, is getting very tired and in dire need of a loving hand for maintenance and investment. Burned out light bulbs, rooms with thrift shop furniture, poorly stocked kitchen, (however it does have all new appliances which are very nice), but missing a good supply of large and small casseroles, pots and pans, etc. Deck furniture is just a few chairs, a couple have broken slats, and a small end table. There is one end of the deck where I believe there was a table and chairs where you could have a meal and that's missing. The shade is missing on a large bedroom window facing the street and we had to drape a bedsheet on it to have privacy. A large piece of furniture is upended, on a dolly, blocking the front door and is a safety hazzard. I believe this was mentioned in another review and it's still there. All in all, Sunset Palace has just been allowed to get pretty run down and it's very sad. But, we still had a great time and would stay here again. Hopefully the current owner will put some time and money into bringing it back up to its former state. It's a great house and a great location.

The accommodations were very nice! House was lovely! Biggest complaint was no stairs from the main floor leading down to the lower level and beach! Just doesn’t make sense to have go through the bedrooms to get to the beach. Needs some love but would consider again.

The good: The size of this home was perfect for our group. And we loved having all the extra living room spaces on each floor. The location was nice with an easy bike ride into town. The bad: There was a shrink wrapped couch standing on its side at the front door completely blocking that door. There was another door to use at the garage side, but the couch posed a safety concern given we had 4 children under 5 yrs old and you had to walk right by it every time you left the home. the outdoor living space on the main deck only had 4 chairs and one was broken. In the photo when we rented it it showed a nice sectional sofa set as well. The main deck sliding doors screeched very loud and the lower deck sliding door off one of the bedrooms wouldn’t open at all. There was a storm one night and one of the bedroom windows leaked. The dining room chairs looked as if the have been re-glued several time and some were pretty wobbly. All that aside - nothing was so bad that it was a deal breaker. We’ve already rented this house for 2024 in the hopes that some of these issues will be addressed.

We love St George and we love the Sunset Beach community. We have stayed there for 10 years. The homes are always wonderful. This was our second year to stay at Sunset Palace. We did have some disappointments this year. Upon arrival on Saturday, we learned that the elevator was not working. This posed a great problem for us because we had my dad and another guest who are elderly and not able to maneuver stairs very well. When I tried to get help we were told the elevator guy would be by that day to fix it. That person didn’t show and I kept trying to get help and still no one came. We were finally able to get these folks upstairs and found out parts had been ordered an the parts would be in some time within a week. We would be leaving in a week! Several things seemed to also need repair or at best cleaned, updated or just taken care of. I’m not one to complain but it just seemed it didn’t matter to anyone. Someone finally came on Tuesday to fix the elevator and we did receive an offer to move to another house after we’d been there a few days but it was just too much once we had everyone in as well as luggage and groceries for 11 people. We felt like it just didn’t matter and just really disappointing after having such great experiences in the past. No one would even hear of any kind of compensation for us. My family says no more to this house that was so well suited for us in the past.

THE GOOD- The home itself is HUGE. We only had 11 for our stay and didn’t even use 2 of the bedrooms. The layout is smart and the views are 20/10 (feels like you’re on a cruise ship when you’re in the living room). The house is in a gated community of other vacation homes making the beach pretty private. We basically only saw the same 4-6 families the whole time we were there (and many times throughout the day there was no one at all on the beach - this was Labor Day weekend!). We even felt very safe to walk the beach at night or yoga early in the morning. The decks were awesome and also felt like you are chillin right on the beach - that’s how close the water is, it’s literally in the backyard (the pictures almost make it seem further away). Pictures of the house is pretty accurate (but dated). There are brand new stainless steel appliances in the kitchen including a wine fridge and ice maker. The beds are super comfortable and each room has its own “zone” for privacy. THE BAD - The outdoor shower head is rusting(but works fine for a rinse off)… actually the entire place could use a deep clean. The exterior sliding doors were hard to open so we sprayed some Pam(that’s all we had) to get them moving but they need to be cleaned and lubricated (the locks are also a bit rusted). The front load washing machine has a little bit of a mildew smell but it didn’t transfer to our clothes - I suspect a deep cleaning is needed there too. The media room is supposed to have surround sound but it’s really an incomplete system from the 90s that needs to be replaced by an inexpensive sound bar imo. THE UGLY- So… when we got there the tubs and showers were FILTHY…. Like the showers heads had gunk on them and tubs had dirty water puddles and small bugs (ALL 6 of them were like this!!!). The rental company sent out a cleaning crew the next day and every was fine but we shouldn’t have had the deal with that at all. Because of that we didn’t use the hot tub (didn’t really trust it was clean enough). The elevator was… there but in all honesty it felt a little rickety and hard to use. We couldn’t really figure it out at all (even with the instructions) so we stuck to using the stairs…. which wasn’t really that bad but be warned, there are 4 levels. THE CONCLUSION- Would we stay here again even with the issues experienced? YES! I wish I could have given it 4.5 stars because the issues sound a bit much but I’d only remove 1/2 a star…. That’s how amazing our trip and the house was otherwise. Like I said, Go ahead and book this one!
