About this house rental

This entire home was recently completely remodeled in 2019. The property is close to the center of town (1 Mile) while yet far enough away to get away from everything. It is a normal urban part of town. I lived in the neighborhood for over 2 years. The first 1.5 years of our marriage were in the area also. We liked it because it was easily driveable to everything yet away from most of the hubub. Outstanding Features: - Full kitchen - Entire place. You have everything to yourself - Off-street parking - 50" Smart TV - A nice small park a block away for kids - And much much more Things To Note: - Two of the bedrooms are a bit small - Steps in the building - 1 mile from convention center You have the whole building to yourself. We are here for you to provide a great and memorable stay. We are only a message away. We live closeby and are typically able to respond immediately should you have any questions or should any problems arise. PLEASE USE THE APP TO COMMUNICATE. (We are usually right there on the app.) OTHERWISE WE MIGHT NOT RESPOND. - Uber is typically available - There is a city bus stop a few steps from the front of the house *** Just so you know and are not surprised... As a trusted integrated Airbnb partner, me and my team require a $500 SECURITY DEPOSIT prior to arrival. It is fully REFUNDABLE and expressly authorized by Airbnb. For your peace of mind and per Airbnb requirements we follow industry standard security such as It is 3D Secure, SCA compliant and more. So what does that mean in Everyday language Elam? :) We are serious about doing it right and with everyone's well-being in mind! :) For your interest, regarding our practices, Airbnb says, "our top performing partners. They've invested in collaborating with Airbnb across all program incentives" As a GENERAL RULE if you open it, close it; if you borrow it return it; if you turn it on, turn it off; if you break it, fix it or reimburse for it; if you use it, take care of it; if you make a mess or dirty something, clean it up; if you move it, put it back; etc. Okay okay that sounded like bark, bark. 😀 Really that is not who we are or what we are about. However we want to be clear and concise. As a HOSPITALITY RULE really all we ask is, please be conscientious, respectful and responsible! If so our guess is that you might not even need to read the house rules. But to be safe, please do! 😀 And please note that it only takes 1 guest who does not follow the house rules to make it miserable for everyone (themselves, us and the next guests). We rarely have guests who dishonor the rules but when we do, it sometimes affects the next guests. Please do not be that guest. 😀 -------------------- So to be clear on the specifics, here we go: 1. NO unregistered guests in or on the premises 2. NO parties or events without express written permission 3. NO smoking, vaping or other similar activities 4. NO pets unless otherwise expressly permitted 6. NO food or drinks in the bedroom(s) or bedroom area(s). 7. NO open flames or candles 8. NO rearranging of furniture or furnishings 9. NO drunkenness or excessive drinking 10. NO use of mind-altering substances of any kind 11. NO using the premises for any illegal activity 12. NO using the premises for purposes other than short-term residential purposes 13. NO loud or excessive noise 14. NO tampering with any security or surveillance device(s) 15. NO use of explosives or potentially hazardous substances 16. Respect quiet time between 10pm and 6am -------------------- Note that all the house rules apply unless otherwise express permission granted by us. You are always free to request a special exception provided it is reasonable and good for both parties. However, we always reserve the right to say “no.” We enjoy hosting guests and have every desire that you have a comfortable, delightful, and memorable experience at our place. We have written our house rules to ensure a win-win. For clarifications about the house rules and expectations, we have included a few definitions and terms below. We have also, in the case of house rule violation(s), outlined below the consequences and/or fines accordingly. We try to be flexible, fair, and fun. However that does not mean we are open to irresponsible, careless, disrespectful, illegal or dishonest behavior. Please be mindful and respectful and you should be fine! -------------------- HOUSE RULE DEFINITIONS: → Unregistered Guests: Any person not accounted for in the guest count on the reservation → The Premises: any area of the property reserved for your stay, whether inside or outside of the building → Parties or Events (including but not limited to one or more of the following): • Excessive Drinking • Excessive Noise • Celebrations that include candles, decorations, big festivities or other similar things • Entertainment using equipment, electronics, or systems, bigger than what we have provided • Loud Music (anything that can easily be easily heard through an interior wall or ceiling) → Drunkenness and/or Excessive Drinking (including but not limited to one or more of the following): • Anything that reduces or affects your reasoning, self-control, sensibility, self-awareness, wisdom, carefulness, sobriety, or awareness • Visible or other indications of being affected by alcohol to the extent of losing control of one's faculties or behavior → Loud or Excessive Noise (including but not limited to one or more of the following): • Activity or noise that causes a ruckus, commotion, or disturbance OR that negatively affects any person(s) in an adjoining and/or close by apartment, building, or property • The use of a sound amplifying system(s) other than small personal devices OR other than what we have provided. • Shouting, whooping, or hollering of any kind • Music or audio that can be heard through an interior wall or ceiling • Activity or noise that causes a complaint by a neighbor or a person in an adjoining apartment NOTE: some of these older city homes have thin walls. → Short-term Residential Purposes: • Purposes that are short term and generally accepted by general society as the standard and everyday use of a typical home • Purposes that are clearly both residential and short term and are not in any way within any ambiguous or gray area or on the line of being residential or short term • Purposes that are not in any way commercial, that do not benefit the guest monetarily, that do not include staging, or any other similar activity or activities → Quiet Time: time when 1) voices need to be closer to hushed tones than hollering, 2) all noise needs to be kept to what is necessary, and 3) all activity needs to be kept to a minimum → Explosives or Potentially Hazardous Substances: includes but not limited to fireworks, firecrackers, gunpowder, and any other similar things -------------------- FINES & CONSEQUENCES FOR HOUSE RULE VIOLATIONS: 1. Unregistered Guests on the Premises. $40 person per night/day. In the case of ambiguity or the lack of documentation for exactly how many days or nights any given unregistered guest is or was on the premises, the more generous count will be used. 2. House Rule Violations. Up to $500. Repairs and remedial costs will be in addition to the $500 fine. Repairs include repairing any damage to the premises. Remedial costs include but are not limited to addressing odors (smoke, pet, alcohol odors, etc), time spent appeasing unhappy neighbors because of guest misconduct and costs for cleaning up from a violated house rule. 3. Messes and Cleanup: $50/hour of labor if more than normal or reasonable cleanup is required. If you follow our checkout suggestions and these House Rules you are easily and well within normal cleanup expectations. A greater percentage of our guests go above and beyond. A small percentage leave a mess. 4. Short-term Residential Purposes: up to a $1000 fine. 5. Late Check-outs: $30 for each additional hour you are on the property past check-out time. A partial hour equals a whole hour charge of $30. Exceptions to a fine are if late check-out was prearranged and mutually agreed on. 6. Suspicious Activity. Being reported to the authorities and a $1000 fine. 7. Activities that Jeopardize the Health & Well-being of The Premises: up to our discretion and up to a $1000 fine NOTE: In conjunction to the above-mentioned violations, we also reserve the right to evict without warning or further notice and without any refund whatsoever. Plus we reserve the right to impose up to a $1000 fine in addition to the above consequences and confiscate any personal property used for or related to house rule violations. ALSO NOTE: In an effort to protect our property and everyone involved, we may on occasion as we deem necessary (prior to granting access to the property), ask for: → a REFUNDABLE security deposit of up to 5 Hundred Dollars → a copy of a valid government ID → A signed rental agreement (will be in accordance with these house rules) **** Service animal(s): Service animals do not include ESAs and any other similar animals. ESAs are handled otherwise. All service animals must stay off of any carpeted and/or upholstered areas. This includes the beds, blankets, couches, soft chairs and any similar items. The reservation must end with the unit being vacated with no signs of hair, smells, feces, or anything else that would indicate the presence of an animal. Service animals do not include ESAs and any other similar animals. ESAs are handled otherwise in accordance to the pet policy
