The AC was good

Extremely disappointing — travellers should think twice before booking I stayed at Foz Modern Prime Beach Apartments by LuxiStay from 12–14 September 2026 while travelling to Porto for the Porto Half Marathon. Unfortunately, this was one of the most stressful and disappointing accommodation experiences I have had. The apartment was simply not in an acceptable condition when I arrived: • Dirty towels had been left behind from the previous guest. • Surfaces were dirty, plates were dirty and the dishwashing sponge was visibly used and unhygienic. • The TV and remote did not work for the entire stay. I reported this and requested batteries, but despite eventually receiving assistance on the final day, the problem was still not fixed and no working alternative was provided. • The table lamp did not work, leaving very little lighting. • Most concerningly, a ceiling light fitting was broken and hanging from the ceiling with exposed electrical wires. I found this particularly alarming from a safety perspective. The check in experience was equally frustrating. I had contacted LuxiStay in May regarding an early check in and was told the apartment could be ready early for €10, which I paid. I was then told it would not be ready and requested a refund. After landing in Portugal, I had to make alternative arrangements while waiting. I was subsequently told the apartment was ready, but by then the change was too late. I arrived at around 2:45pm and was still made to wait until precisely 3pm, despite then entering an apartment that was clearly not properly cleaned. What made the situation worse was the customer service. When I tried to report the problems, I struggled to get meaningful assistance and felt as though I was dealing with an AI chatbot rather than someone actually taking responsibility for the situation. I contacted LuxiStay after my stay to formally raise these issues. They have not even had the courtesy to respond.

Disapointing

The apartment was, in principle, well equipped (Nespresso coffee maker, dishwasher, fridge, microwave oven) and the small amenities/leftovers (coffee capsules, sugar, oil etc.) were welcomed. On-line checkin with remote ID scanning theoretically enabled us to arrive whenever we wanted.

1) The key handover: The electronic lock, which was supposed to be opened with our smartphone and/or the code, was broken. After spending over 20 min calling the "24/7" helpline, I wrote to the accommodation through the Booking.com app - credit, where credit is due, they replied fairly fast, however, the information that we can play a scavenger hunt and go finding the key hidden in the complex, was given to us after more than an hour after arriving to the place, leaving us stranded in the corridor in the meanwhile. If you have issues coming to the apartment, write to them immediately and let them know you want the spare key. 2) The cleanliness: The linen was ill-laundered, the bathroom had black mouldy seems, not-sealing doors, the grease filter in the dishwasher has not been cleaned for a long time, if ever and the coffee maker was able to produce brow water even after several runs with fresh water. We discussed this with the accommodation, and they tried to remedy the issue with another set of, reportedly, fresh linen, that exhibited the same issues, and then once again - in both cases, the linen was stained - both in visible light and under UV (a combo of bodily fluids and blood). They send out the crew to clean the bathroom but one couldn't tell the difference. 3) The humidity: The whole apartment was humid, bordering on demp. It was probably due to the fact, that both "AC" minisplit units worked only in the fan mode. After repeated conversation with the accommodation, explaining the difference between AC and a fan, they managed to make one of the two units run in the AC mode. Unfortunatelly, the lowest temperature to be set was 25 °C, which in the local weather, didn't cool the air as the outside temperature was often even lower, and this, didn't dehumidify the apparment. Our belongings were left smelling even after several days due to the omnipresnt damp smell in the apparent.

Lovely and well designed apartment. Not far from the old castle and the sea.

It was a bijou apartment with some lovely furniture.

The information provided didn’t quite match up to the reality. It said there was a washing machine and tumble dryer in the kitchen. It wasn’t and we didn’t find out til too late that these facilities were elsewhere in the building.

Електронний ключ не працював, довелося дзвонити по роумінгу до адміністрації та вирішувати питання з пошуком ключей. В душі не до кінця зачиняються двері і вода попадає на підлогу в ванній кімнаті.

El apartamento es pequeño pero esta bien ...muy limpio ,el sofa cama insuflible pero lo peor fue llegar y que los codigos no funcionaram y pasamos muy mal rato ,pensabamos que nos habian timado .

La forma de acceder al apartamento y la inexistente forma de contacto .tuvimos que ir a buscar ayuda a la empresa que gestiona el edificio .
