Super clean like a hotel. really comfortable and well maintained. really good location with a nice little pub right next door that plays live music. Not a good place if you can't do stairs though as there are a couple of narrow flights that are challenging with a suitcase and no lift up. But otherwise we loved our stay there and would definitely book again

The apartment is spacious and well equipped. Even a small balcony for two people is available. The location is central, the city center is within walking distance. The only criticism concerns the communication with the property management: despite several emails and a phone call, they did not manage to unlock the promised free parking for us.

40 narrow steep spiral steps to get to room.
A big ask to take suitcases up.
Although the place is very old, overall needs a good scrub especially inside the mugs.
No tea towels or scourer for saucepans and pans.

This apartment is located conveniently in the city center, walking distance to all major attractions, great restaurants and walking distance to both train stations (Haymarket and Waverley). The owners of this apartment run a very organized and professional operation. They were excellent with communication and quickly responsive to questions, needs and or concerns. The beds were comfortable and the apartment had all of the necessary amenities.
It was a good value all around.

Spital Street,Old Town, Edinburgh
Very central property with easy access to town centre and surrounding areas. The property was spacious however one of the double sockets is loose (please do not use) and the iron had wires exposed when went to use it also do not use, plus the plug extension had wires exposed.

We had an amazing trip to Edinburgh, our apt was in the perfect area for us. A few blocks from the convention center, and an easy walk to the grass market and the royal mile. We did a lot of exploring the city and day trips as well. We both said we would be back to edinburgh and would stay at this apt if it was available.

The property was well located close to restaurants, cafes and grocery stores. Short walking distance to the castle and other sites.
The main bathroom toilet wasn’t working but there was a back up. He was getting someone in to repair it.
Entranceway a bit shabby looking but the apartment itself was clean and bright

We stayed in Edinburgh the first week of July in this wonderfully located second floor flat. The apartment is located in a building on a quiet street at the base of Castle Hill just outside of the Grass Market area. The location couldn't have been better for the sites we wanted to see. Scottish Museum of Modern Art, Scottish Natural History Museum, Stockbridge, The Royal Mile, Princes Garden, The Scott Memorial, Scottish National Museum, many shops and restaurants were all within a 20 minute walk. The apartment was very clean and had everything we needed for our stay. Even though it is in the city center, it was quiet-no street noise or noise from the neighborhood businesses. The large windows opened to let in the breeze and the temperature was comfortable without needing any A/C. The apartment is on the second floor and accessed only by stairs (two flights up).
The lobby space is a shared space and typical of urban apartment buildings (narrow and somewhat dark). Don't let that put you off-the apartment is light and airy and the neighbors we met were friendly. Barry was very responsive to my communications-even when communicating was a challenge (US cellphones in the UK-Argh). Thanks for a great stay!

The apartment was clean and as described. I communicated with the owner before and during the stay and he responded very quickly and courteously. It is in a fantastic location with a quick walk to the Castle and the Royal Mile as well as the Grassmarket area. I would gladly return here if I am lucky enough to travel to Edinburgh again.

Perfect for party of 4, couple of niggles
Good sized flat for 4. Any more and we would've felt cramped.
Minor issues:
1, Flat is around the corner from 3 strip clubs. Wasn't great walking past with almost teen aged children. Clients and scantily clad staff smoking outside.
2, On second night came into communal stairs to a beast of a dog who was barking aggressively at kids as we made our way up staircase. Dog made us walk down backwards on staircase from 1st floor, barking at us all the way. Owner, who stank of booze apologised and left building. Thankfully did not see either of them again.
Apart from this everything else was fine. No bowls for kids cereals in kitchen was strange as they have all other crockery & cutlery. Posts and pans a little grimy however. Had Netflix available. And freeview on all 3 televisions.
Location was very good too.

Light and Airy in a fab location- the perfect stay!
We had a wonderful stay in this lovely flat in Edinburgh! The location was amazing; 5-10 minute walk from Princes St and tucked in a lovely area beside the castle. Check in was easy and the flat is spacious, light and clean, with lovely bedding and towels. 6 of us stayed and found all the beds comfy, with plenty of room and storage, and the sofa bed very spacious in comparison to what you'd normally expect! The kitchen has everything you might need, with a nice little welcome pack and dining room incase you want to cook and eat in! There are loads of fab restaurants and bars near by but the flat is still quiet! Host was really really great with communication, and even offered advice and a late checkout.
There are lots of reviews that mention the staircase being a bit dingy- some new lightbulbs would fix this but it's to be expected in a shared entrance!
overall- we had a FAB stay and were sad to leave!

Very clean and very nice. Didn’t like being threatened with extra charges about everything. A lot of rules. Great if you like to climb stairs.

Location was great. Stairway to the flat is awful. Dirty !
The flat was fine. Could do with a hairdryer and more dish clothes. Also a few more pic.in thebatheoom would be nice. Location is great.

Great place for our stay in Edinburgh!
The place had everything our small group needed for our stay in Edinburgh. Check-in was easy, the location is very convenient, the house was clean, and the kitchen equipped for our cooking needs. The layout is a little funky with having no living room, but since we weren't there to hang out in the apartment all day, and there's a living room area Olin one of the bedrooms it was perfectly suitable. I would certainly recommend staying here!

Great apartment with a great location
We recently stayed here for 5 nights. The apartment had everything we needed and was very comfortable. Don’t let the entrance/stairwell scare you as the apartment itself is very clean! The location was fabulous! Would stay here again!

Outstanding location
Everything was as advertised. Easy walking to Edinburgh Castle, Grassmarket, restaurants. It is a city center apartment, so expect traffic and human noise. The flat was tidy, had some IKEA furniture(bed mattress was a bit uncomfortable for a bigger person). Mr. Dunlop was responsive and easy to deal with.

Great location!
The location of this apartment was great! We were able to walk everywhere we wanted to go in Edinburgh. If you are driving, parking can be tricky; however, we found a parking garage for 15 GBP/day. The apartment was clean and tidy. I really couldn't have asked for a better stay. I did find it interesting that there was potential for a lot of little charges; just be conscious of this! For example, there was a note that any dirty dishes would result in extra fees. It wasn't an issue to wash the dishes and put them away, but isn't this why we pay a cleaning fee? Just a thought.
Barry was very responsive though and the place was great.

A very central yet quiet base to explore Edinburgh
We stayed as a family of 2 adults and 3 teenage children during the festival. The location could hardly be better - very near the castle and yet it is on a quiet street of typical Edinburgh terraces with a corner shop only a few doors along for essentials. There is even a cat cafe just around the corner where you can drink tea and stroke cats if that is your thing! It is nice having a separate dining room and kitchen. The double and triple bedrooms are simply decorated and clean. I would only say that the sofa bed is difficult to extend without taking up most of the floor space in the triple, which is the only reason I haven't given 5 stars. The bathroom is fine too. A very good base for exploring the city.

Great location!
The flat was in an excellent part of the city making it easy to explore by foot. The flat was clean and had everything we needed. We were a bit surprised that there was no living area, but made due with the large bedrooms. Thanks!
