The living room offers a wall-mounted flat-screen TV, comfortable L-shaped sofa and a chair, plus access to a screened porch with a table and seating for 4 and stairs leading to the beach boardwalk. The laundry room and half bathroom complete the first floor. The second floor features three bedrooms with private bathrooms. The second-floor oceanview master suite boasts a king bed, flat-screen TV, private bathroom with shower/tub combination, and access to the shared second-floor deck. The second-floor oceanview queen bedroom has a flat-screen TV, private bathroom with shower, and access to the shared second-floor deck. The second-floor full bedroom includes a flat-screen TV and private bathroom with shower. The third-floor oceanview master suite features a king bed, flat-screen TV, private bathroom with shower, and private deck. The villa is equipped with washer, dryer, and high-speed wireless internet. Grilling is not permitted at villas and is strictly enforced. Guests have access to the community pool (approximately 55ft x 20ft). The pool is unheated and open seasonally. Please note that this property has exterior security cameras that view the home's front and rear entrances. These cameras serve to protect both the property owner and rental guests. Guest reservations of 3 to 21 nights come with a valuable credit to use towards beach gear rentals during your stay! The credit amount for this property is $300. You may use your credit for bicycles, beach chairs and umbrellas, beach carts, and more – the choice is yours! During your stay on Kiawah Island, be sure to enjoy biking on the 30 miles of flat bike trails, golf on one of five world class golf courses, playing tennis, crabbing, fishing, swimming, boating, kids’ camp and nature programs at Night Heron Park. Kiawah Island is about 40 minutes from historic Charleston where you can enjoy incredible shopping, galleries, antique stores, museums, South Carolina aquarium, IMAX Theater, horse drawn carriage rides, and sumptuous dining at many of the fine dining establishments in the city. RESERVATION PROCESS: Your reservation is not confirmed until you return the Akers Ellis Rental Agreement. This document will be sent to you via email within a few hours of making your reservation. You need to review and electronically fill out, sign, and submit the agreement within 24 hours. Once returned, Akers Ellis will collect payment and send you a reservation confirmation via email. RBL23-000002 In accordance with the Town of Kiawah Island Short Term Rental Ordinance, all guests understand that the approved number of bedrooms is 4, the maximum allowed occupancy is 8, and the maximum allowed number of vehicles is 2.

Location is fantastic and sooooo convenient! House has an elevator for mobility challenged which is important since house has 4 levels counting parking level. Parking right in front of the units.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The property is in a great location with easy access to the beach. There is a lot of great livable space that worked extremely well. The unit itself is worn down and hasn't been maintained. There was also a lot of trash and worn out furniture left in the bottom floor area near the elevator access. It is a shame that the property wasn't in better shape because it is a great space.

Communication on how to get into property was poor. People at gate and island check in center were not helpful because we booked through a third party. Property was very nice but in need of upkeep. Lots of chipped paint in dining room, chipped paint on tables, TV/entertainment center looked like it was in the middle of installation. One TV on the floor not hooked up in the living room, the one that was hooked up was not hung in the wall spot but instead was sitting on a table with all the visible wires running from the wall. Just not professional and not expected for a property this nice. One of the beds was absolutely terrible. I'm still sore.

We just got back from staying at this villa and it was wonderful. It is so comfortable and up to date, decor-wise. Not to mention the unbelievable views. The beach access and pool access are both fabulous. It has a very secluded feel too, I think we saw more deer than people outside the villa! Best beach vacation we've ever had - don't hesitate to rent this property!

Even though there are other villas nearby, it feels private and secluded. The villa is beautifully decorated with a bright and airy feel. We have rented numerous oceanfront villas in Kiawah and we all decided that this one is our favorite.
