About this condo rental
Modern and cozy apartment with large private garden, located in Florence in the Santa Croce area. Recommended for 4 people, it can accommodate up to 6 for short periods by using a sofa bed in the living area. It has 2 bedrooms and a full bathroom. DESCRIPTION The apartment is located on the ground floor (two steps down) of a building on Via Ghibellina, a very lively street (shops, restaurants, theater ..) very close to Piazza Santa Croce, therefore in the heart of Florence and a few minutes walk away from the main monuments. At the same time it is located not far from the ring roads and close to a large underground car park (subject to charges). The apartment is very quiet because it is located in an internal courtyard, and has a nice private garden furnished with tables, chairs and deck chairs, excellent opportunity for a moment of relaxation, a drink or an outdoor dinner. Inside the garden there is a small laundry room that contains the washing machine and the dryer. The apartment, recently renovated, is modern and located on two levels (65 sqm). It is ideal to accommodate 4 people, but can accommodate up to 6 thanks to the double sofa bed which is perfect for children. On the first level, open on the garden, there is the living area (kitchen, with dishwasher, foldaway in a large wardrobe, extendable dining table for 6 people, comfortable sofa bed 140 cm wide and SmartTV), a double bedroom (non-separable bed, 160 cm wide, bed side tables and a wardrobe), a small corridor and a complete bathroom with shower. Going up then 11 rather narrow steps you arrive at the loft (ceiling height 180 cm) where there is the second double bedroom (inseparable bed, 160 cm wide, large chest of drawers and wall hanger) that overlooks the living area thanks to a glass structure that helps to give light to the upper floor. Independent heating and air conditioning Garden maintenance: we inform you that the gardener will generally go to the garden after 6.00 pm (on the weekend he could come at different times) to water the plants as needed depending on the weather conditions. Obviously it won't water if guests are in the garden. GUEST ACCESS Guests have access to the whole house, the garden and the laundry, full use of the kitchen, sheets and towels provided. INTERACTION WITH GUESTS We will personally welcome guests to the apartment for key collection and to show the amenities. We don't live there so we need to set the check-in time in advance. In case we cannot be available personally, we'll activate a self the check-in procedure, about which we'll send instructions in advance. OTHER THINGS TO HIGHLIGHT -Excluded from the price: Tourist tax of € 5,50 per person per night, for the first 7 nights of stay only for those over 12 years. This fee will be paid upon check-in. For more information see the multilingual information available at home. -In case of check-in in presence from 21.00 to 24.00 will be applied an additional cost of € 30, from 24.00 to 3.00 the cost will be € 50. -The linen change for long stays is done every 7 days. Extra linen is charged to the guest. -For 4 guests we mean 2 double beds, any need to use the sofa bed must be notified in advance and will be charged € 25 for extra linen, to be paid at check-in. HOW TO GET: If you arrive in Florence by plane you can reach the apartment by taxi. Taxis apply a flat rate to and from the airport: €28 standard, €30 on holidays, €32 at night (from 10pm to 6am). If you arrive by train you have 3 options: walking (25 minutes), taxi (queue at the station exit), or electric bus C2, from the Orti Oricellari stop, which is found when exiting the station on the right side, direction Beccaria, stop Malborghetto. If you arrive by car, the nearest motorway exit is Firenze Sud. However, you should know that the house is located within the ZTL (limited traffic zone, active weekdays from 07:30 to 20:00 and Saturday from 07:30 to 16:00 and in summer, from first Thursday of April to the first Sunday of October, also on Thursdays, Fridays and Saturdays from 23:00 to 03:00 the next morning), so pay close attention to road signs of restricted access and telematic doors. The telematic access door to get to the apartment is in via dell'Agnolo. Then we advise you to park in the nearest underground pay parking, which is the S. Ambrogio car park or, if this is sold out, the Piazza Beccaria car park, just farther away. We inform you that these car parks do not offer a daily rate, but only an hourly rate. The apartment is in a less touristy part of town, but within easy walking distance to all attractions, a grocery store and fantastic restaurants. The apartment had everything we needed for a comfortable stay and my 18 year old loved the privacy of the loft bedroom.
Sabrina communicated with us about everything we needed for check-in, met us to give us a tour of the property, and checked on us periodically throughout our stay.
We couldn’t have asked for a better hostess or place to call home for the week.

What can I say? Sabrina was attentive, accommodating and helpful. The apartment was clean and comfortable. Private location near a unbelievable bakery, food markets and many terrific restaurants. Thinking about our next trip to Florence already.

Modern, clean, stylish, efficient use of space, well appointed and laid out. Mattress was very comfortable, everything felt well-maintained. Only issue was sometimes the water would briefly go cold and I’d need to step out for a moment. Sabrina was super helpful and thoughtful. Highly recommend this option, would stay here again if we ever come back to Florence.

Sabrina was a perfect host as was the location. If your unfamiliar with Florence, this will be your ideal location. Your in a residential neightborhood and within a ten min walking distance to all of Florence’s attractions. The garden was beautiful. I would definitely recommend this location.

The home was exactly as described in the listing. It was very clean and even more beautiful in person. We were comfortable and felt at home. It was located in the heart of everything as it was easy to navigate by walking through town. The owner provided us with all the information we needed and more, she was very kind and helpful from the start. We hope to visit again!

The garden apartment was perfect for me and my 2 friends. Super clean, and nicely decorated, beds were comfortable, a/c worked well, kitchen was stocked with espresso and American coffee (yay). Good location - about 3 blocks away from the action. Overall, a great experience. We did have an issue with warm water in the shower. Not sure if we missed something so may want to ask about that before booking.

We had such a lovely stay - the apartment is a quiet oasis in the city yet close to all the must-see attractions. The area is safe and we were able to walk to everything - restaurants, museums, the river. Sabrina was a perfect hostess who was always quick to reply to any question. The apartment itself was clean, beautifully decorated and had everything we needed - including strong AC in the August heat!

Cynthia’s Garden is the perfect place to stay in Florence. Nice distance to all the major attractions but far enough you don’t feel overrun by the tourists. Lots of nice local restaurants and shops in the area made it feel like a real authentic Florentine experience. The place was perfect for our family of 4 (2 teenage boys) with everything we needed for our stay. Thank-you!

The apartment is absolutely perfect! In the heart of Florence and close to everything, super clean with excellent air conditioning even in the summer heat. Sabrina is lovely and extremely quick to respond via email, even called a taxi for us. Considering the prices of hotels, this apartment is also an excellent deal! Lots of space, a washer/dryer, and cute private garden!! Book if you can!!

Sabrina was a lovely host, communicative and helpful. We arrived a little early and she let us store our luggage in the laundry room while we got lunch. The apartment had everything you need. The location was quiet but only a 10-20 minute walk to most places. 3 caffès on the block. Solina which is right on the corner had one of the best meals we had in Florence. There’s a little bodega across the street for any quick essentials. Taxis were difficult to get but we like walking as that’s how we found little gems along the way

Fantastic place to stay during our time in Florence! The apartment is very thoughtfully appointed with everything we needed, extremely comfortable and pleasant. It’s in a great location- ready walking distance to many key sites. The host met us and showed us around the house and garden and provided helpful suggestions for our visit.

The apartment was absolutely wonderful, check in was efficent and the hosts were so helpful and nice. The location was ideal - really a pleasant walk to where ever you needed to go. We even had the opportunity to do a cooking class that was recommended by our host. Highly recommend that if you have time. The only downfall was that the neighbors had a child that cried a lot. It was a bit of a nuisance since it was the middle of the night, but not the fault of the owners. Would recommend this apartment, hands down.

This place is even better than pictured! Super clean, great communication, a washer AND dryer, the loveliest private garden, nice cold air conditioning, cutest loft the kids loved and overall beautifully styled. It is close to everything! We enjoyed breakfast at the best cafe across the street, Ghibellina forno pasticceria bakery. Location was perfect, the unit was a wonderful oasis in the middle of a charming yet busy city!

We loved the garden and the small but comfortable ground floor apartment. It was quiet and private. Although close to centre of town it seemed much less of a tourist area and we were happy to leave the crowded streets in the centre to return to our charming garden.

We really enjoyed this property and would stay there again. Beds were very comfortable and the garden was nice for a glass of wine after a busy day of checking out Florence. Not super comfortable to hang out for long periods of time which was fine since we kept busy. Marco’s restaurant recommendations were excellent. Property description as advertised.

This is a beautiful apartment with it’s own garden area. The apartment is in a central location and the host was wonderful.

We stayed there the first week of April. Everything started off great. Sabrina was helpful and communicative. She met us early and let us in at 2:15 pm. We were exhausted from our overnight travel. We had a couple of issues with the apartment, but she responded quickly. There were ants in the front room and a clogged shower drain. She left us an ant spray and fixed the clog. However, at checkout, things went downhill. We had two issues with the apartment on our last day, we spilled what I thought was water on the kitchen table, which caused damage to the wood surface. I didn't notice the damage when we left. We also had an issue with the hairdryer. The plug melted in the wall outlet and I didn't see it when we left, and my kids said nothing to me. Sabrina contacted me and immediately began berating me for damaging her apartment. I apologized profusely, and I offered to pay for the table. She wouldn't let it go and continued to send me messages about it. I told her I had VRBO travel protection.
She then left me a nasty review. I understand we damaged her property and I apologized multiple times. I wouldn't use Sabrina or any of her properties again. Her responses were unprofessional and unnecessary.

We loved the garden, ability to launder clothes and the decor/furnishings of the property. What we struggled with was the heat rising to the upstairs bedroom space which made it difficult to have a good night sleep even with the small window open. The March evenings were too cold to turn off heat and no remedy to cool just upper level. Unfortunately the neighbors screaming and yelling at each other was constant during the day. I know this is out of the host’s control, but it did have a negative impact on our stay, sadly. We are not unfamiliar with city VRBO properties, but this was more than “city noise”. It was a quiet property at night. If you plan to tour the city and use this as a place to sleep, it’s a good option. We did discuss all of the above with our host and they felt there was nothing they could do. We also had a water main break and no water for a few hours and the host was very responsive to give us updates on the repair.

This is a beautiful apartment! The photos do not do justice. Beautifully decorated and very comfortable. Sabrina was responsive and easy to communicate with. There is a lovely private garden where we ate breakfast and had wine in the evenings. I recommend this apartment when visiting Florence!

Love stay there. Host Marco/ Sabrina made us very welcome right at first. Walk is the apartment and show us everything. They have a great guide /book with all you need specially good restaurants around the area. They recommended a bakery right at corner of the street. It was awesome. We were able to walk around the neighborhood and there are so many things around there too.
We stay in cold days and the beds were comfortables and cozy. Would definitely recommend this place.

Enjoyed our stay and the history of the building. Sabrina and her husband definitely put lots of work into it. I would definitely stay again. Would have loved to have had some time to sit and enjoy the garden space!

This house was perfect for our family of 5. The house is an old monastery and is really beautiful. The kitchen has everything we needed for a short stay. The bakery just around the corner was the perfect spot for breakfast and the washer and dryer came in so handy! Sabrina and Marco meet us upon arrival and we’re very kind. We would definitely stay here again!

We arrived and came through the door and were instantly in love. The pictures are accurate and yet as we stepped in, we were blown away by the feel, the set up, and ambiance it provided. In addition to great design and use of space, Sabrina and Marco have thought of everything including a first aid kit, the staple ingredients for cooking meals and a well equipped kitchen, maps of the local area and recommendations for eating out and the local markets.
As for location, it’s a great spot for walking access to just about anywhere you want to go. We covered both sides of the Arno, and up into the San Marco and San Lorenzo neighbourhoods easily (along with the Duomo and Piazzale Michelangelo for the sunset views over the city). In all we got to all neighbourhoods easily in foot from this location.

We had such a wonderful stay at this lovely property. It was an excellent set up for two couples. Marco and Sabrina were gracious hosts and very responsive if we had questions. The beds and pillows were incredibly comfortable and the charming kitchenette was perfect for making our breakfasts. Everything was clean and nicely decorated, and the garden was a bonus! We loved the area as well — it was close to the centre in a great neighbourhood with restaurants, a wonderful market, bakery, and stores...but without all the tourists. We would definitely return. Grazie, Sabrina and Marco!
