Well appointed cottage with all the updated amenities you'll need to feel right at home. This lovely cottage has plenty of room for everyone. Enjoy your morning coffee/tea in the sunroom or evening drink out on the porch watching a magnificent sunset. Spread out on the large sectional couch and watch a movie on the big screen TV with soundbar. The main floor has 2 bedrooms. The master bedroom has a Queen size bed, coastal style furniture and large double closet. The second bedroom has 2 brand new Twin beds, dresser and closet space. The lower level of the house offers a comfortable bonus room with a large screen TV & Bluetooth soundbar, a built-in desk for setting up a office space, plus a new Queen size sleep sofa to entertain your guests. In addition, there's a full size laundry room and storage for all your beach stuff! Winter '23 NEW FULL BATHROOM added to lower level to accommodate additional overnight guests. The centrally located home is easily accessible to all major routes and local attractions. Newport is a short 20 minute drive, spend the day exploring the Gilded Age mansions, take a scenic tour of Ocean Drive or visit Fort Adams State Park. Don't miss the enchanting Cliff Walk with panoramic ocean views. Located on the northside of Aquidneck Island, Portsmouth provides the perfect location to access all the area attractions. Visit the historic village of Jamestown right over the Newport Pell bridge, take a short drive to explore Historic Tiverton Four Corners or enjoy the beaches in Little Compton. A quick drive over the Mt Hope Bridge is the seaside village of Bristol where you will find an active waterfront filled with restaurants, shops and cafes. Be sure to visit Colt State Park with lovely walking trails, picnic spots and an open air Chapel-by-the-Sea. Common Fence Point is one of those neighborhoods that people love to visit and live. There's direct water access across the street where you can swim, kayak, or sunbathe. Wow! What a great place to stay. Exactly what we wanted to spend Thanksgiving with family. With nearby supermarkets, friendly neighbors and a gracious host, this is such q great place to stay. Loved walking in the morning and afternoon and enjoying beautiful views all along.

We were a group of three women friends having a reunion, flying in from all over. We couldn't have had a better experience. Noelle has thought of everything you need to make your stay fantastic. The place is super comfortable and the location is amazing. We were super grateful. ENJOY!

What a beautiful home! Very clean, very comfortable and incredible views right in front of you! There were five of us for a girl’s weekend, and this house was perfect. It’s in a nice, quiet & friendly neighborhood. A great area for walking or biking. We had cocktails on the front deck watching sailboats and a beautiful sunset. There is so much to see and do in the area including a quick drive to Newport. Noelle was terrific to work with…will stay here again when back in this area. Fabulous getaway

Noelle was a wonderful host and the house and location were just perfect. The house was clean and very well kept - we were all very comfortable and wished we could have stayed longer! Our stay was in October and the weather was very rainy that weekend but I would really like to come again in the spring or summer to enjoy water. Highly recommend this beautiful property!

A very special cottage in a very special spot! The hosts have provided a lovely, well equipped and super comfortable getaway with beautiful waterfront views off the front porch in a terrific neighborhood. They thought of everything one might need and made some great suggestions for our visit, plus the place was modern and spotless. We found Portsmouth to be a perfect landing pad for exploring the area- convenient and close but away from the hectic fray. We loved our stay and cannot wait to return! This is a beautifully updated cottage with a great water view. It’s in a quiet neighborhood. The beach is across the little street. The cottage was very clean. The beds were comfortable. The kitchen is well stocked for at home cooking. The location of the cottage is perfect for exploring coastal Rhode Island. The cable TV is limited in channels, so if you don’t have streaming apps, get them, if you are planning on watching much television. You will love everything about this house. And the homeowners? Well, they are lovely caring people, who will make sure that your stay is perfect! *If you have mobility issues, please be advised that the stairs to the basement are very steep.

Nice property. I especially liked sitting outside on the deck with the available sun shield. Having coffee grounds available would have been nice so we could make coffee. Found black strands of hair when pulling back sheets in both beds that were used.
