Wonderful stay at Topsail Beach. Condo was clean and well supplied. The beach was fantastic, not too crowded so plenty of room. We enjoyed our time and can’t wait till next year.

I don't know why I'd stay anywhere else. Having an unobstructed ocean view makes you feel like you're "at the beach" the entire time you're there. The property was perfect -- clean, quiet, comfortable, well-appointed. We couldn't have asked for more. The roar of the ocean at night is EVERYTHING! I'm sure we'll be back to Queen's Grant and I hope we can get C110 again.

We had a nice long weekend trip to Topsail Beach. The condo is exactly as described. Easy check in & out. Ray is very responsive. My four kids loved being able to run right out on the beach while my husband & I enjoyed the view from the deck. There are beach chairs & toys available for use which made the trip easier & lighter. We hope to visit again!

This was our first time to Topsail Island and we really liked it. The property was over all very nice. I think the wooden decking could use an upgrade there were some nails sticking up in places. Also in the steps going to the beach. Also, there was no way to hose your feet off after going to the beach. The hose wasn’t working. Just some small things.

The overall experience was absolutely amazing! The location was what sold it! But.... It was not as clean as it could have been, and even though we pay a cleaning fee.... We basically did the cleaning ourselves. Beware.... You will be washing, drying, folding and putting away laundry as well as washing and putting away dishes.

We wanted to visit our favorite beach in December to see what it was like and the Beach or Queens Grant 110 C did not disappoint! Wonder trio! Ray was great, condo was perfect and the view was breathtaking!

This unit has everything you would want in a beach location including immediate access to the beach. The kitchen is well equipped and master bedroom opens to a deck allowing you to listen to the ocean at night. I highly recommend this unit!

We had an amazing time! The property was just as described. We had everything we needed. Host was kind and outgoing. Local stores nearby. Right on the beach and assessable for my parents even with the steps. Our time went by way too fast. Definitely will stay here again. Hated to go home and back to reality.

A clean, well-maintained place with stunning close views of the ocean and the sound-sides, from the decks at each end. We've stayed "oceanfront" before, but never with such convenience as walking right off your huge back deck directly down the steps to the sand! We didn't even take our chairs and umbrella to the beach because we were just SO close! We both appreciated the two recliners, as well as the two couches. My wife and I both have recliners at home, so we didn't have to fight over one! LOL! Plenty of room to spread out. We hope to be back!

The location of the property was great! The hosts were very good at communicating information. We loved the easy access to the beach, the pool, and being in a non crowded area. The proximity to town was also great. The over all cleanliness was good for a rental. It was nice that linens were included but we were a bit paranoid about trusting the cleanliness standards of previous guests so we just brought our own. Judging by the sand and rocks in the washer/dryer that may have been a good move. A number of the pans were in rough shape but we managed. Overall we really enjoyed the place and would most definitely rent it again.

Honestly, we can’t say enough how lovely this condo is! Perfect location on the island, and perfect location to enjoy the beautiful Topsail sunrises and beach access! Enjoyed the upgrade to king size bed in the master suite and the awesome high top chairs in the deck! This was our second year in a row staying here and will definitely be back next year! Thanks Ray and Marie! Hope to see you next year!

The condo was in a beautiful location and we enjoyed our stay. I would rent this condo again however, the listing for the property was not accurate. The listing charges a cleaning fee but doesn't mention an additional fee should you choose to use the linens in the unit. We were only informed of this a few days before our trip. Then, a day before our arrival, were informed the size of the bed in the master was changed to a king. Since we didn't have king sheet we had to borrow some as there wouldn't have been enough time on departure day to wash the unit's linens in order to avoid the additional fee. It would have been nice to have advance notice of the linen situation prior to booking. The bedspreads were a little stained and the bathrooms dated (the fan in the master shower makes a loud noise) but the location and size of the condo made up for these issues. Enjoyed our stay!!

My husband and I spent a long weekend in this gorgeous condo for our 11th Wedding Anniversary. It's cliche to say that it was a perfect stay, but honestly I don't know how else to explain it. The weather was great, the sunrises/sunsets....WOW. We are beach travelers and have traveled the East Coast into the gulf and I've never seen sunrises like I did from this condo. Topsail really does have the moat beautiful sunrises! My husband enjoyed some surf fishing and had several catches. This is the first condo we've ever stayed with direct beach access from the balcony and that really spoiled us. Ray has been a dream to work with. The condo was perfectly stocked in the kitchen with the tools to make a meal. Water pressure in the showers was great. The master bed was so comfortable and the pillows were large and fluffy! The pictures are beautiful, but simply doesn't do this place justice. Everyone in town and on the beach was lovely people. Several stopped and talked to him while he was fishing. We came to Topsail about 10 years ago in March, but didn't get to get the full experience. Be proud of your little community because y'all were so welcoming and made us feel like home. My husband never says this...but on the way out this morning, he said "Yea I wouldn't mind at all to book this place again. It's beautiful. " So I guess we'll be back!! Thank You Ray for everything. You really made our weekend so special!

This property was the perfect location.. right on the beach! Literally a few steps from the sand. It was easy to get to and the directions were accurate. It was a few miles from the main part of the island but that's what I was looking for. I have never been to Topsail and was a tad nervous about going on a holiday weekend. I was pleasantly surprised that the crowd wasn't bad at all! This property was exactly as advertised and showed the general wear and tear of a rental. There were plenty of linens avaliable in the closets. The condo had a few paper supplies to use for our brief stay. The cookware was what you would expect from a rental. The owners had a binder with very clear instructions and helpful tips for out-of-towners. The pool was right across the road and was HUGE! The owner was very responsive to messages and we didn't have any major issues that needed to be addressed during our stay. It was not perfect (is there a perfect rental?) but I would stay here again. We had a great time!

It’s not the most modern and there is some wear on the ceiling and fixtures especially in the bathrooms…. But it was clean and the beds were comfortable. We would absolutely stay again. It’s perfect if you are looking to be away from the bustle of surf city but if you have people wanting to go into town frequently you’ll likely need to drive.

The oceanfront condo was a perfect place for my husband and I to stay on Topsail Island. The hosts answered all our questions promptly. The beach was right outside our back door. We loved sitting on the covered deck and watching the ocean, as well as walking the beach. We explored the whole Island during our few days. We especially liked: Beach Shop and Grill Quarter Moon Wine Bar Sea Turtle Hospital Tour - need reservations Serenity Point Salty Turtle Brewery Tap House Kitchen - great pizza

We really enjoyed our stay this spring. We were glad to find that the spaces are actually even larger than they appear in the photos. Lots of space for our group of 4 adults. Very clean. Well equipped for us to make a few meals. Large beach front deck, and great sound side views from the guest room. Ray was very responsive to questions and gave detailed instructions. We plan to stay there again!
