The views were incredible, absolutely gorgeous and outdoor area (in the summer) would be amazing. The plumbing was awful. Shower sat so low you have to bend over to wash hair, toilets were flushing like they were backed up, and in the middle of the night a pipe burst in our bathroom ceiling and we had to relocate. Restaurant was also closed and under construction and we were not told.
The guy at the front was very nice and upgraded our room and we appreciate how fast the night receptionist responded to our pipe incident and moved us to another room immediately.
Hotel is perfect location with million dollar views, the hotel needs some major updates.

Lovely location on the water. Walkable area behind property on water. The room with the corner balcony had a gorgeous view of the water- large, comfortable and cozy with great seats in and out of the room to enjoy the views and listen to the sounds of the ocean!

Check in was easy. Staff have been super friendly and helpful. The room is quiet, large and very comfortable. I’m here in the off season but I would highly recommend. It’s a beautiful, quiet spot.

The check in process was wonderful. The staff were very Helpful and sweet. The rooms are quite dated, air conditioner was improperly installed and the bathroom vent was open to other rooms so when they flushed it sounded as though it would overflow into our room. Quite loud.

The bed was exceptionally comfortable and room large and nice. We loved that the hotel is away from the busy touristy area of Kennebunkport, but within easy walking distance. We loved the free bikes; we rode to see the Bush compound on Walker’s point.

Very underwhelming from the pictures they have of the hotel on their site. Not kept up well. Bathroom door didn’t close, the soap dispenser in shower didn’t work and when I called, after leaving, with a question on the bill they never bothered to call back. Price is also way above the average hotel in that area by $100. The continental breakfast was good

We enjoyed the view from the property.
We needed to request more lighting for our room, which was immediately provided.
The room was clean, but the windows weren’t clean.
The breakfast was limited, but met our need. Overall we enjoyed our stay and appreciated the staff.

the view is beautiful. It needs upgrades in terms of paint and carpets. there was not furniture to sit in insideto relax, turns out they were doing the floors but no one said anything. breakfast not until 8 and very limited

Property was in a good location with decent water views but overlooking the parking lot. Lot of wasted space in the room (long hallway) and bathroom/shower area needs to be updated

It was clean but that's about it. Staff were not super friendly nor helpful. No milk for cereal for breakfast. Had to track down to even find anyone to ask about it. Staff were not knowledgeable about local restaurants. No chairs were outside to sit in and even if there were the area around the outside smelled like dead fish. Restaurant was no open at all while we were there. Just not what I expected for the price we paid. Sorry. But I would not stay here again.

We probably had one of the least desirable rooms- view of parking lot after climbing 2 flights up. The mattress was poor, there were 2 soaps and a conditioner in shower- no shampoo. And one of the liquid soaps had only a tiny amount in bottom. On a positive note, the room was attractive and the check in guy was very nice as well as the lady I talked to at the end. Also, important to me- the coffee was horrible- cold from pot- they need to go with pods.

we loved being able to grab a cup of coffee and sit down by the water in the morning. Easy walking to everything. The staff was wonderful. I just wish there was a restaurant and bar available all the time.

An all around terrific place to stay. We've been travelling Maine for 10 day and this is one of the few places that has it all..including great dining on-site as an option. I would recommend to anyone visiting the area.

Disappointed that the spa was closed both days we were here; would have been nice to know this upon booking.
Clean and spacious room.
Bikes are available - 5-10 minute ride into town. Very pretty landscaping out back with views of the ocean, jetty and boats.
Unfortunately, the room above us checked in late at night and we’re extremely noisy; sounded like furniture moving across a wood floor for about two hours. Contacted nightshift assistance twice as well as the front desk - nothing really came of the situation, and we just had a terrible sleep.

The Breakwater Inn is not located on the beach - the picture makes it look like it is, but it is not. There is a nice view of the river as it flows in from the sea and the tides are interesting to watch.
The hotel is clean but there didn't seem to be any daily housekeeping. We had a knock on the door late in the afternoon and clean towels were left in a laundry bag in the hall.
There was free coffee in the lobby at all hours. This was good in the morning. Unfortunately the restaurant associated with the hotel was no open the days we were there - finding breakfast is a challenge. The hotel charges a "resort fee" which we didn't use - it is for beach towels, beach chairs, etc. It would be nice to have some pastries or muffins or similar in the lobby in the AM as part of that "resort fee". This is not a "resort" so that fee is a misnomer.

This property was a little hard to find, it did not look like the pictures. The room was a big size but the couch was very worn out & furniture was a little dated. The tv was a 24 inch I think & was on an older entertainment center. The bed was comfortable. The view of the water was just a little slice & there was a fishery right behind hotel, but did not notice any smell. But breakfast was down the street & it was raining so was not very convenient but they had someone trying to stain the area so felt like we were bothering them. But breakfast was fruit & grab & go items. But staff was very friendly.

The heating system was very noisy, and the window shades were not working properly. But all in all, the place was clean, safe, and quiet. The breakfast that was included in the morning was a nice touch.

The hotel staff was good, very friendly and accommodating. We would have enjoyed our stay more if the restaurant and bar would have been open during our stay it was the end of season so we understood. The staff called us after our stay they had found important item we left in our room, Same day and they were able to ship it to the hotel we would arrive at the following day. we got it. Stephanie the manager was very helpfull and we thank her.
