Amazing house, wonderful location, fully stocked with everything you could ever need at a rental house. The front porch with heaters made our morning coffee and our happy hours perfect. The upstairs living room has a perfect Mahjong table and a comfy couch for watching tv or hanging out. The beds and linens were so comfortable it was hard to get out of bed in the morning. I really can't say enough positive things about this property. Check in and Check out were so simple. Proximity to the ferry and restaurants is fantastic. We will definitely chose this house again for our next visit to Newport Beach.

We traveled in as a family of 6 (4 adults and 2 small children). We could not have booked a better house for our needs and loved it so much that we rebooked for next year during Thanksgiving! First off, the pictures on this listing don't do the house justice. The home is very spacious and the appliances and furnishings are high quality. We couldn't tell from the listing, but all 3 bedrooms are upstairs, and there is a second living room area up there, complete with a wraparound couch, tv, table and chairs. It made a great space to tuck our kids away for movie watching. The bunk room is a traditional bunk bed with 2 twins (different than the picture), plus a queen size bed. Our kids really enjoyed that room! We thoroughly enjoyed the layout of the home, especially the large patio with heaters. We loved having laundry on the upper level with the bedrooms! The laundry was equipped with everything needed. There are tons of towels and extra bedding, including beach towels. There were just a couple of things missing like dish towels, hand soap and trash bags--but with a text, Jimmy had those over to us very quickly. He was very kind with any requests we had, responded quickly and to our total satisfaction. He's an A+++ host! The kitchen was pretty well equipped--well enough that we were able to prep many dishes for our annual Thanksgiving with family. Keep in mind that you may need to supply your own baggies, plastic wrap, paper plates, tupperware, etc. (something I tend to forget when staying in rental homes). You may want to also bring a portable bluetooth speaker for music as we forgot ours and missed it! The neighborhood? I am doing an exaggerated chef's kiss right now just thinking about it. The neighborhood is quite serene, especially in the mornings. The neighbors all seemed nice and friendly, and we felt very safe and content the whole time we were there. You can see the beach down at the end of the street--it's about a 1 minute walk to the beach and maybe a 2 minute walk total to get on the ferry. The proximity to shops, coffee, restaurants, etc. seriously can't be beat. One of our favorite touches was the great surprises in the garage: a tub of beach toys, a cooler, a couple beach umbrellas, boogie boards and a water table for kids. This was greatly appreciated! This is a fabulous house in a wonderful area with the best host. It gets our highest recommendation.

Nice house with plenty of room and upscale appliances. Only problem, we couldn’t get the house to heat up. Not sure if it was a problem with thermostat or furnace as we followed operating instructions. Thankfully it didn’t get real cold.

Excellent! It was so relaxing and loved the home being close to the ferry.

This is the 2nd time my family has stayed here, and we love it! nice side of the island, close to the ferry and beach. Unfortunately it was probably the hottest week ever, and no A/C but didnt stop us a bit. Can't wait to come back!, thanks Jimmy :)

This is a great property, lot’s of space for family. The host was very responsive and friendly.

We enjoyed our time staying at this property and the surrounding area of Balboa Island. The location and outdoor sitting area was awesome. The property was also big enough to accommodate our family. However, the property was dirty and had many things broken. We had very few clean towels and had no kitchen towels. The property owner did bring us kitchen towels during our stay. The floors were beyond dirty- we lifted the rug in the kitchen to sweep after dinner and it was full of sand and dirt from previous renters. We were unable to clean the floors ourself because there was no vacuum or mop. There was also an ant problem. We bought $400 in groceries when we arrived. The next morning all of our food in the pantry was infested with ants and had to be thrown away.

The property was amazing and worked perfectly for you family. Absolutely loved the location. Such a quiet street. Tho, I am sad to say that there was a lack of detail to the property maintanence...light bulbs burned out everywhere (one of the bathroom vanity, making it impossible to put on makeup, drain in one shower not draining properly, just to name a couple of things. Not sure they will be taken care of before the next guest(s) arrive even tho the owner said they would be as he was leaving town the day before we left and next guests coming in directly behind our departure. Didn't really seem that the property owner even knew what was there or was not.

This was our first time staying on Balboa Island. We thoroughly enjoyed this property and highly recommend it. The location worked well for our entire family. Lots of things to do close by. Very clean home and located in a safe area. Hope to be back soon!

We had a great family week at this Balboa Island home. The location and amentities were terrific!!

Super clean, comfortable and perfect location to ferry, convenient store, coffee. The house was perfect for 4 adults and 3 kids and plenty of room to spread out! We spent lots of time in kitchen and patio. Jimmy was VERY attentive, accommodating and quick to respond. . He even brought us a brand new Keurig down when the old one failed. We will be back!

Everything was excellent. Huge house, lots of room for everyone. There was no outdoor fire pit as shown in pictures. The location was perfect, close to ferry; park, and a convenience store. Quiet street. We hope to return.

My company rented this property for myself and two other employees. We rented this lovely cottage for it’s location to the job site where we were working. It was an excellent location. It provided the sleeping accommodations for three adult males; however the downstairs powder room was not a viable option for use. Luckily, the other two employees did not mind sharing a bathroom. It would also be helpful knowing which light switch operated which lights in the house. I was spending quite a bit of time every night trying to shut off lights. But both these were extremely minor inconveniences. The one thing renters should be informed about is to be prepared to bring supplies such as toilet paper, paper towels, coffee filters, and etc. It was just like going to my family’s vacation cabin, where I bring those essentials with me when I plan on a stay there. Wasn’t a problem for me; since there is a Pavilions grocery store not too far away. Most definitely would stay at this location again. It is a lovely place to stay on Balboa.

We stayed in this beautiful house with family over Christmas. It was wonderful. Great location, immaculate, comfortable and spacious. The kitchen is great for cooking and gathering. The patio and heaters are lovely. I would highly recommend this property.

With 3-4 separate sitting areas...kitchen which flows into the front porch, the downstairs living area and the upstairs sitting area adjacent to the bedroom, there is plenty of room to spread out and hang out comfortably with family and friends. Lots of folks riding/walking by are super friendly and the coffee/restaurant two blocks away is spectacular. Jimmy was very responsive with our questions too. I would highly recommend this property and hope I have the opportunity to go back.

We’ve been staying at this house for many years. It’s an exceptional location on a very quite Street. Perfect for families with young kids or grandchildren. Great multigenerational house. Updated decor close to the ferry. Terrific front patio and spots for work from home needs.

We have rented several properties on the island now for years and I must say this one is a favorite for sure! The location is perfect so close to the ferry and the street is so peaceful with beautiful trees too. Outdoor patio with the built on heaters was for sure a favorite! Will definitely come back for sure! Thank you for a wonderful week of fun and relaxation 😊
