We had a wonderful time as e hotel is beautiful, service is impeccable, especially the breakfast was served with great attention to detail, we would like to give warm thanks to Cristina who every day welcomes us warmly, it really made our stay a great experience. Freshly made pancakes and coffee from the barista were a great highlight.

Breakfast buffet was good and staff very good. The restaurant and pool are close by in the main hotel providing good food. On one evening the main hotel had an excellent outdoor buffet on their terrace with professional entertainment too. The main hotel has the best beach facilities with sunbeds and a modern cafe/restaurant. The main restaurant is the best in the area too, advance booking advised. Buses nearby are regular to the historic centre of Rimini. Also a regular coach service stops nearby to San Marino.

On the weekend of the 6 July a large music stage was erected by the hotel for a major music festival called Pink Fluid Romagna that takes place annually and is broadcast on RAI TV in Italy. Large crowds and music more suited to younger people. Fortunately our room was at the back of the hotel so it didn't disturb us much.

Good location, beautiful building, nice garden, friendly and helpful staff, beach is very close with nice service.

The breakfast at the near by Grand hotel made staying at the Annex worth it. Outstanding buffet. When we arrived it was the celebration of the Alpine reunion, officers that served in the army were everywhere! It was a beerfest! So amazing just outside our window: children mountain (rock) climbing and practicing skiing! This will be in another city next year, no need to worry. But wherever you travel in Italy: next year Verona or Venice the weekend of May 1: there will be a reunion! Be ready to get the full Italian experience. We loved it. We even had free parking and the hotel manager got us a reservation during the most booked time of the year, at a local yacht club where we had one of the best meals during our stay in Italy: my husband is a chef and he was happy with the meal & service. The property is the heart of marina center, very close to the beaches ,reastaurants and shops. The city center is at 3 km away in a straight line. Hotel is big, and the staff is really kind and helpful.

Swimming pool is very small for such a big hotel and it can get very crowded. Also there is a very limited space for sunbathing as well.. you are not told if you get a room in the main body of the hotel or at a dependence that is separated from it and you actually have to get out and cross a road to go for breakfast.

What they show in the pictures does not correspond to reality. This property belongs to the Grand Hotel which is located 2 min walk away. Breakfast and other services are shared but the level of the Residenza is far away from a 4 Star, the rooms need an urgent update, cleanliness is questionable.
