Hotel was certainly budget, but the room was clean and the fittings etc were in places a bit worn, but functional. You can see that some rooms are being renovated at the moment (Oct 26), so the owners aren't taking things for granted. Pleasantly surprised to be honest. It's extremely convenient for the airport about 20 mins on the 100 (just get an open ended return), and only about 10 mins from the west end of Princes Street by bus, and the services are frequent. Walkable to the Murrayfield tram stop and the stadium. Lothian transport has now integrated things so you just tap a card to get on and costs are capped at a day ticket price, so its a much easier city to move around in than it used to be. If you just want somewhere to sleep while you visit Edinburgh, without breaking the bank, this is a good option.
Not a complaint as such, but the way Booking.com interprets the after hours check in suggests it might not be possible. It absolutely is possible, and you get an email with room number and key code before you arrive. I'm told normally a day or two in advance, but owners were kind enough to send mine sooner. Other than that, in my room TV is on its last legs and will only turn on once before you need to climb on a chair and turn off and on at the wall. I reckon that will get switched out soon though. As far as the area goes, its a fairly long walk to the shops in Costorphine, with only a small convenience.store at Western Corner. So you'll be eating in town. It is also on a busy road. It is largely residential, for some.context, but the traffic noise is fairly constant.

It was clean, and quite close to princess street
I didn't realise it was a phone call to staff to get code in to the property. Call was answered straight away , instructions were easy to follow. I would rather of seen a person, it would of put my mind at easy staff were in the hotel, I would of felt safer if anything happened. Nothing did happen , but it would of been nice to know help was available if needed. Noise at time from.other guest wasn't the best, hearing showers toilets going etc

Bedroom was spacious enough, clean, and the bed was very comfortable. My room was on the ground floor, facing the main road but the street noise was not a problem. I had an ensuite shower room but I don't think every room has that. My shower room was clean but outdated and a rather tired toilet, but this is very typical for British guest house-type accommodation. Clean towels and new bars of soap provided. Tea bags and instant coffee sachets provided in room, along with small electric kettle, sugar, stirrers, etc. There are a few parking spaces directly outside the guest house, which is extremely useful.
No major problems and I already plan to stay at this guest house again. The ensuite shower room / toilet was clean but just a bit tired. The flush had trouble to get the loo paper around the bend, but ultimately it functioned; the shower wasn't fancy but it worked, and the sink taps didn't drip (major win!) Looking at the photos on Booking.com, some of the shower rooms shown seem to be more modern, so it might vary by room and I suspect it will be upgraded soon. Some people might have been a little disappointed with the shower room, but I have low expectations of British BYB bathrooms. In the end it did the job, including the toilet after a couple of flushes. Small suggestion. The hotel information online clearly stated that there would be no reception staff present after 5pm, which is fine. I informed the hotel through the website that I would arrive about 6:30pm. As expected, there was no one there and only a locked front door. On the door was a hand-written note giving instructions about remote check-in. I personally had some challenges with the telephone numbers given; there were two and it wasn't clear which one was correct, and I had some issues with the format of number to use (I have a German phone and I had to add +44 to the beginning of the telephone numbers shown, even though I was in the UK). But once I got the call to connect, the person on the other end of the line was very friendly and the procedure to check in was quick and simple. I would recommend to get a nicer, printed information sheet for the front door, clarify the correct number to use, and suggest to add the +44. That will still work for Brits, but without the +44 it doesn't seem to work for non-UK phones. But in the end, it was 2 minutes of working it out and then it was all good. For checkout, I didn't see any instructions, so I just left the key where I found it and left. Perhaps a clearer key drop-off box would help?

The location was ideal for access to the venue we were attending.
On arrival there was no one to greet us or allow.us access. There was a notice on the door advising to call two numbers for the door code with no answer on both. Tried several times, left a message and still no reply. Finally had to message through Booking.com to finally get access. Not really a great first impression and as a woman, had I been on my own without my husband. It would've been very daunting. Room was in poor to fair condition. Overall, run-down looking. There was no staff to be seen on site to contact regarding any queries or issues. Not value for the money charged at all.
