This relatively small hotel is right on the waterfront and an excellent place to stay in Brighton. The breakfast was substantial; the staff always helpful and I recommend it highly.

The room was excellent
But what upset us, the room was not ready for 3 check in we had to wait a further 35 minutes before we was allowed in the room.
When I complained about the wait I was told
You do have the best room!!!
Not good enough, we was not the only ones made to wait.

Air conditioning and a fridge would be good

Room was fine if a little dark (tiny window). Decor a little tired but bed was really comfortable, good shower, decent breakfast. Fab location on the seafront although with the window open, it was a little bit noisy at night. A nice stay.
