Central location, modern confort

This is neither a hotel nor an appart hotel, just a floor of rooms with no reception and no permanent staff there. You meet someone there on arrival and pay your full stay in cash on arrival. Rooms are large and comfortable but the bathroom was dirty, especially the toilet and although we insisted on having it cleaned, nothing really happened. No sufficient toilet paper. On Saturday night the girls in the room number 5 next door had a birthday party and screamed, sang, laughed noisily until I knocked at their door at 2 am. As there is no reception no-one can help. This is an AirBnB without the advantages of an AirBnB : no kitchen, nothing to store food,...

Extremely unprofessional cancellation

The booking was canceled at the last minute (after I landed in Erevan and was queuing up to collect my suitcase, with no battery and no alternative)

The location is good and the room was very nice. We didn't have hot water but when we called, it was arranged so that we could shower in another room.

A very uncomfortable experience with the host whom we never actually met ,but he constantly called to give instructions for us to leave the cash in a particular place, which we had no problem with, but the constant calling late into the night was so unnecessary. I suppose he must have had problems with people not paying in the past. This is the only explanation I can think of. Also, he asked for 25,000 AMD. , on Booking.com, it was shown as 24 ,300. In conclusion, a nice room in a good location but courtesy towards customers is the most important thing in my opinion.

Location is great. Drinking from tap is a fun feature.

For long stays it might get tricky because there's no one to communicate with regularly.

Superb

Great place, comfortable bed, super clean, awesome location, landlord Arthur was very helpful and meticulous. Internet is good, all in all great. Recommended.

The price should be a bit lower as when compared with similar places we found cheaper, as good in quality,options.

Very good location, central and a lot of cafes around. Mini fridge and more or less new room, sheets were clean, there is a safe to store goods, big wardrobe, chairs and a mirror, hot water always available, AC and heating, robust door. They let us keep our bags till the evening in their corridor which is under cameras surveillance

We had to pay cash without a possibility to pay by card. There is no any lamp in the room which felt uncomfortable and also the light in the room is very cold. Water in the shower always goes outside the shower cabin and the floor becomes wet. The window goes to the roof where there are people walking around. Sometimes it was noisy in the morning due to some works two-three floors upstairs but you can still hear that. Unfortunately we found few hairs on the floor in the bathroom

The hotel is located in the heart of the city itself, downtown area just right across the resto and shops. Two thumbs up for our hotel room cleanliness. Artuish was very helpful,accommodating and friendly- high recommended indeed.

Only location is good.

Great location in city center.

Room is not so lean, we needed to wipe surfaces and teapot. It’s very cold in the bathroom. Wifi connection is not stable, mobile internet is not available as well, only near window. There was some maintenance in the building, drill was so loud every morning. One day lights on the floor turned off as well as in the room for 2 hours, my girlfriend had to stay with wet head all that time. Host wanted us to cancel the stay in booking application and give us little discount for that. Maybe because of that the total score is so high because when you cancel you cannot leave a review.

The room was not cleaned enough, especially the wardrobe and the floor, there were a lot of hair in the drain in the shower cabin and the water clogged in for a while.

Outstanding experience

Thanks to the kind and responsible manager (Artashes) we booked this hotel for the second time for a week. Really responsive, Kind, nice and helpful staff. Crystal clear towels, sheets and room. The location is perfect. Highly recommended.

Apartment not suitable for winter

The apartment is beautiful and would be lovely in the summer when everything works (ie. the electricity & hot water). Parking in basement lot for 1000amd. The host is a very nice person but ultimately our stay was uncomfortable and her communication left us in the cold 3 times (once at check in, once when electricity went off, and lastly when trying to sort out parking).

The apartment isn't ready for visitors: it's still a building site with technical issues. The electricity cut out if you had more than 3 appliances on the go (this happened 4 times). The 1st time it cut out, we waited for the host who was an hour later than she originally told us, leaving us sitting in the cold darkness. The apartment was extremely cold - the host put 3 heaters in which made negligible difference; the bathroom was freezing. No hot water on the first night so we had to shower in an alternative apartment.
