Our rental was amazing! The property was clean and ready for us. There was a welcome gift bag on the table. The view of the bay was picture perfect. There was snorkeling gear and other items in the closet for us to use at the beach. We will definitely be coming back and hopefully renting the same property!

Our third time staying for a month at a time. Amazon view sitting in the lanai watching all the water activities and people watching at the ABC store. We love it there because it’s so centralized. It is close to everything. The pool is wonderful too. All the grounds are so clean. Definitely would stay there again.

We rented this place for the Ironman Championship for 7 days. Location was our number one priority and this place was perfect. Very close to the swim start/finish line, restaurants, coffee shops, and stores. Location and view was unbeatable! The overall cleanliness of the unit was good, with zero bugs. However the tile grout lines, which were at one time white, were dark brown and in need of serious cleaning. The bedroom carpet was very old, wrinkly, and needs to be replaced. The kitchen was well stocked with equipment and utensils, but all are old and very used. The appliances were functional but they are of the lowest grade and very old. The fridge has rust on the outside. The dishwasher was extremely loud so we made sure to run it while we were out. The large patio is awesome and makes the unit feel larger than it really is. BUT..if you close the patio door behind you, you're locked out. A new lock would be a simple fix. A/C and ceiling fans worked well, king bed was comfortable

Our condo was as advertised and enjoyed the stay. Only downside was that the floors had a long time build up of grime in the tiles grout throughout the condo and bedroom carpet was filthy. Other than that, it’s a great place to stay!!!

Excellent stay. The condo was fully equipped with everything you need. Washer and dryer in worked well. Good security with key needed to get to parking garage. Pool was beautiful clean. Bed was so comfortable. View and access to Alii street perfect. Lanai was huge. management company very helpful when needed. I would definitely stay here again.

We have stayed in this condo complex before because of its location in Kailua town. We really liked this condo unit. Great view of the ocean and the boats coming to the pier. Nice swimming pool. We’ll furnishes condo with a very comfortable bed. We will definitely try to stay here again when we come back.

Balcony view of the dolphins every morning. Easy walking to restaurants and bars. The decor is a bit dated but it’s not what you’re paying for (see dolphins in the morning). Excellent service from the management company. Would absolutely stay there again.

Great location! Quick walk to restaurants, shops, and a cute little beach that’s kid friendly (no waves). The furniture and appliances are a little dated, but that didn’t bother us since we were out and about most of the time. The central a/c came in clutch with the heat. Also, awesome views from the lanai Of the water and Ali’i Drive.

I was a great place to stay. Apt was central to "Downtown Kona" and easy to navigate to. Check-in: The App was a great tool and contained all the information needed. A word of advise to those that have never used a lock box, pull hard to open to access the key pad. Unfortunately I had a hard time figuring it out and called the number provided in the App for help. Help was immediate and directions clear. The managing company sent reminders during checkin and while preparing to check out that were helpful. Overall, my wife and I enjoyed our time there.

I probably would not return. Too many "don't do this and don't do that" rules. Plus, they expected us to wash and dry all the linen before departure. TV is very small and hard to see for old people. Overall seemed old and run down like me. Property management was not very helpful when asked for paperwork that we could not print.

A five minute walk to a bunch of places, ABC store across the road is very handy. Great to have amenities such as stove and fridge. Flooring and furnishings are dated but the new mattress is extremely comfortable and nice view of the water to wake up to every day.

Condo was clean, pictures matched the listing. Kitchen only had salt, pepper and oil. If you plan on cooking, get sugar, spices ect. We were only there for a quick 4 day wedding, and being on west coast time, we were exhausted and turned in early on Hawaii time 8:00 (11:00 our time). The neighbor was hammering, but because it wasn’t quiet time, we had to endure it til 10:00. Also the bedroom borders on the parking lot, so it was impossible to block out the bright lights. Lastly, the gate to the underground parking was non functional til the last night, then suddenly we were locked out. Too many rules, we were afraid to enjoy anything.

Come for the location, stay for the lanai
This property was exactly what we were looking for as a finale for our stay on the Big Island. We had already been camping around the island in a camper van for a week, and wanted to treat ourselves to a relaxing stay in town. The apartment was much more spacious than we were expecting. The bed was super comfortable, the kitchen had everything we needed for cooking, and the A/C was fantastic at the end of a long day of sunshine. The true star of the show however was the absolutely perfect lanai. It's spacious, gets a lovely breeze off the water, and has a beautiful view of the water and palm trees. We were a bit disappointed that the pool was under construction during our stay, but in hindsight I don't think we would have had much time to use it anyway. The location was super convenient, with yoga classes, acai bowls, restaurants and ocean access within walking distance. Both harbours offering boat tours were within a 10 min drive. One night we even got to enjoy some fantastic live music sitting on the lanai. Would definitely recommend this booking!

Beware that this property is within a complex that is VERY particular about its rules, particularly about parking, and isn't afraid of fining.
This particular unit is managed by Knutson & Associates. They did make sure we knew all the rules and the resulting fines beforehand, which meant we had a pages long contract to go through. DO read the fine print.
We avoided any fines, but the whole process, particularly check-in, was extremely stressful. Make sure you park in the correct place and have all your forms turned in correctly. The lock box was difficult to get into. Some rentals are as easy to get into as getting a key from under a mat. This isn't one of those.
Check-in time is 4pm. We requested an earlier check-in three times, including on the phone the day before, and were told we would receive a call or text when the property was ready, but on the day of we ended up hearing nothing: no call, text, or email. We ended up not needing early check-in after all so we didn't bothering following up on this.
As for the property itself, it is outdated to the point of being borderline dilapidated. The couch is old and actually hurt to sit upon. Mold/mildew in the closets. The complex looks as though it was built/furnished in the 70's or 80's, and neither the furnishings nor the carpet in the bedroom appeared to have been changed since.
The photos from the balcony have been color enhanced. This property overlooks a busy street, and make no mistake, it is NOISY. Be prepared to hear loud cars, music, and voices. Even in the early morning the only thing we could hear from the balcony was the air conditioner from the shopping complex across the street. No ocean sounds for sure. There's been some damage to that building so the roof was covered with tarps, marring the view.
The entire area appears to be a bit down on it's luck, and a little sad. There are shops and restaurants, but a lot of empty complexes too. When you walk around you will see a lot of homeless people. No one ever approached us, however, and it felt safe.
We could hear the TV from the unit next door. The bedroom was quiet, but lights directly outside the bedroom mean that it is bright. You could almost read with the lights off. If ever there was call for black-out curtains... The mattress is foam instead of box springs. It's new at this point but, and I imagine it will wear out fairly quickly.
While some might be satisfied here, personally I would pay more money for better.

We were greeted with a exceptionally clean apartment with a welcome kit that pampered us during our stay. Fully equipped with all amenities, we enjoyed our stay here. The best views from the lanai in the heart of Kona right next to the Kona Marketplace that hosts the best shops in town. We were greeted with a exceptionally clean apartment with a welcome kit that pampered us during our stay. Fully equipped with all amenities, we enjoyed our stay here. Stephanie from the team was very helpful and shared great recommendations to enhance our visit to the island. Will stay again.

This condo is in a great location with easy walking to lots of restaurants and shops. Great view from the lanai for sunsets and outside dining. A big plus is that there is onsite parking included!
Condo was very clean on arrival and Knutson Associates was very prompt and helpful when we had a couple questions.
Some of the furnishing were dated, but everything worked fine. This property is an excellent value in a great location!
