Amazing villa! Beautiful views of coral bay! Villa was perfect for families and well equipped with all the essentials to make the week stress free! The only drawback was the driveway/villa road… it was so much steeper than expected and you not only need 4wd but a driver that is skilled at navigating treacherous roads! The villa is on one of the steepest hillsides! It would be extremely dangerous to show up here at night not being familiar with the terrain. We arrived during the day which allowed us to get acclimated see what we were dealing with thank god! Aside from the driveway… this is the most amazing place!

My family loved staying at Waterlemon Villa! The location was perfect - private yet close to grocery stores, restaurants, beaches and hiking in the national park! Even though it rained a couple of days, we enjoyed relaxing on the screened porch listening to the sounds of the rain on the roof and the sounds of the roosters and goats that roam this side of the island. We even caught a glimpse of three donkeys while driving on the roads. Speaking of driving, the roads are quite steep and it can feel like you’re on a bit of a roller coaster with all of the sharp turns but we quickly got a hang of driving on the island. Luckily we had 4 wheel drive, a must to navigate some of the roads that we were on.
We had everything we needed in the villa which was exactly as pictured and very comfortable for our party of five. Everything was neat and clean when we checked in and Tim, the property manager, was fantastic, responding promptly to fix a few blips that we had during our stay. Prior to our visit, Nicole promptly answered all logistics questions that we had and provided much needed information that we requested thereby insuring a fantastic trip. We highly recommend staying at Waterlemon Villa if you plan on visiting St John!!

The pictures on this listing does not do it any justice. Waking up every morning, getting your cup of coffee and walking out onto the screened in porch to take in the views from this spectacular property is something I wish I never had to leave. There were 8 of us staying here, with 4 adults and 4 children between the ages of 8-12. The house has everything you could need and then some.
We were escorted the first night by Leo, who was incredibly helpful in getting us to the property and showing us around to ensure we were comfortable before she left. I'm not going to lie, the drive up to the house the first time will definitely have you sitting up on the wheel, but you get used to it, and knowing what you are driving to makes it much easier.
This was our first time staying on the Coral Bay side of the island, and our third time staying on St. John. Coral has so many different things to offer, and I encourage everyone to give it a shot, and stay here at Waterlemon if you can. You won’t be disappointed!!!

Waterlemon villa is such a gorgeous home base in Coral Bay! Everything is meticulously clean and welcoming. The beds are so comfortable, and our kids 10 and 7 loved the bunk room. We loved having AC in the bedrooms! The views are amazing, and I am not a morning person but was up for the amazing sunrise each morning. The kitchen is very well stocked, and the screened in porch was perfect for eating dinner and enjoying morning coffee.
The road and driveway to the villa is steep and winding, a real island road! Make sure to get a jeep and put it in 4wd when going up and down. Give a honk going around blind turn and you will be fine! It seems a little scary at first but it adds to the fun and adventure and is well worth being up higher for the views and privacy.
Tim the property manager was very responsive when we had a couple of hiccups due to losing power from the tropical storm. Any questions we had he answered immediately.
We loved being so close to Maho Bay, the pool was great, and the outdoor showers were amazing (even had a tree frog visitor which was so cute!) We felt like royalty, and can’t wait to come back!

We had a great time. I celebrated my 50th birthday here. The house was even more beautiful in person. We even had visit from the island donkeys one night. Definitely recommend renting. We will be back.

Our family (4 adults and 2 teens) had a wonderful stay at Waterlemon Villa! The location was a great base for exploring the island once we got used to the crazy driveway (We were thankful to have had Leo meet us in town and lead us to the house the first day. The driveway is no joke, but we did get used to it. Our Ford Explorer (for the 6 of us) worked, but a Jeep would have been ideal). We visited a new beach every day and snorkeled our hearts out. The house had enough space for us to spread out, or gather together in the many common areas. We made good use of the kitchen where we cooked most of our meals and ate them on the screened-in porch. We spent lots of time in and around the pool. We also loved sitting on the lower deck, enjoying the sunrise and stunning views of Coral Bay. We had a great time and would definitely stay here again!

The views at Waterlemon Villa are unbelievable! Our family also really loved the Coral Bay Area- quieter and more chill vibe compared to Cruz Bay. Overall, the home was very clean but just seemed to need mild maintenance here and there (exterior doors didn’t close all the way, some of the screens are out in the screened in porch, wood rot, etc) and maybe some newer furniture here and there. None of it was a huge deal for us- but definitely bring bug spray! We really liked the floor plan but the stairs are very steep (which we knew about from the listing). The beach chairs, coolers and beach toys were super nice to have! Overall, we had a great time and were grateful for such a nice spot as our home base while on St John!

What a great place to stay. I would highly recommend this house. We will return again. To anyone staying here for the first time, I highly recommend taking the advice from the host to securing a Jeep for your vacation. The drive to the house is very vertical and takes a little getting used to but your Jeep will get you in and out safely. I would like to send my sincere appreciation to the host, housekeeper and all others involved in preparing the house for our vacation. Everything was clean and in proper condition. I can’t wait to return!!!

Well kept home with stunning views and the best stocked kitchen I’ve ever seen in a rental home. We cooked, grilled, enjoyed the pool and had amazing beach excursions daily! Communication was impecable. We hope to return for another visit!

This villa was great for our family of 5 adults. It had everything we needed, kitchen was well appointed for meals, including the grill. We spent every night playing cards on the deck which was so relaxing. Waking up to the sunrise every morning was unbelievable! We had an issue with the water pump, but the manager was very responsive getting it fixed as soon as possible.

We had a wonderful time staying at this villa on St. John. The view was incredible, the property was clean, the beds were comfortable, and the pool was so refreshing. The air conditioner was new for this visit and worked perfectly! The property manager was also extremely responsive. Highly recommend.

We loved our time at Waterlemon Villa and we miss it already! Waterlemon Villa is the place to stay in Coral Bay if you are looking for a fabulous family house, amazing views that never get old, a fully stocked kitchen for cooking, a private heated pool, outdoor showers with a view, a screened-in balcony (no bugs), beach gear/chairs/towels, coolers, and a private property nestled in the hill.
We are a family of 4 and we had an abundance of space. We found the villa very clean upon arrival and the property managers were very easy to communicate with. One night the outside grill ran out of propane and a new tank was delivered the next morning. At first, the drive up to the house (quite high up) was so scary but we eventually got used to the twisty, narrow and steep roads that St. John has. And also to the goats, donkeys and chickens that love the road too ;)
We enjoyed hitting a new beach every day, a full-day boat excursion, Skinny Legs for burgers and shopping, Windmill Bar for drinks and views, LimeOut for tacos, Rams Head hike and snorkeling everywhere. In the evening, it was great to be back at Waterlemon Villa for relaxing on the upper balcony, playing games, watching movies and enjoying another cocktail with the nice Caribbean breeze. Thank you for a wonderful stay and all the memories!

Highly recommend Waterlemon! Beautiful view, screened-in porch was great for the evenings, and amenities were top-notch. New Weber grill, new interior appliances, even sharp kitchen knives! The beach chairs and beach coolers were in great shape also. Would stay here again in a heartbeat.

We returned to Waterlemon Villa because we enjoyed it so much last year. It has ample space, two beautiful porches, good spacing between the bedrooms, and a remarkably well outfitted kitchen. The managing agent was wonderfully responsive, providing a new coffee maker when the original failed and bringing a new grill to replace a failing old one. When the water went off he effectively walked us through rebooting the pump system. Thank you for another wonderful stay.

This was our second time staying in this home. The views are spectacular and the home has everything we needed to have a week we will never forget. The house was very clean on arrival and the manager’s communication throughout was exceptional.

Our family group of six loved staying at Waterlemon Villa! It was our first time staying on St John, and we are already thinking about plans for next year. Waterlemon Villa and the Coral Bay side of St John were perfect for us! Yes, I had to test my four wheel drive skills to get to and from the house, but it was definitely worth it. Driving was a challenge all around the island, but that is what made the views so great. We spent a good bit of our week just enjoying the house and the amazing views of Coral Bay. The house had plenty of room for us to spread out, and the kitchen was well equipped for cooking. The beds were comfortable and everything was very clean and well kept. Our family loved hiking on the island, had a fun afternoon on the Salt Deck boat, and loved checking out the different beaches. We hope to be back soon!

This house had everything we could’ve wanted except air conditioning. The ocean breeze worked well enough, and we loved waking up and having coffee each morning overlooking Coral Bay at sunrise. Be sure to eat tacos at Lime Out, and visit Skinny Legs!

We could have rated this property 5-Star, however, there were some things in the listing that could’ve been more accurate.
Upon arrival, we toured the property with the host and to our disappointment immediately discovered that there was no AC in the house. We felt that this “amenity“ should have been directly referenced as either not available, not working, or not part of the amenity list. This is some thing that should have been clear on the listing, as so many other properties on the islands offer AC.
The second disappointment: there was not a working washer, and the dryer that did not work well either. Again, this was actually an amenity that was listed as being available in the listing, but the host failed to tell us that there was not a working washer, and the dryer did not dry the clothes fast enough because the hot temperature was not working. The host explained that the washer was not working, but this is something that should’ve been disclosed prior to us booking the property. The host informed us that he was willing to wash our dirty laundry, but how many people would honestly feel comfortable with a stranger washing their clothes? We did however, allow the host to provide us with clean towels by way of pick up and drop off daily, and he kindly obliged to.
With the price that we paid for the property in the thousands of dollars, these are a few things that there should be complete disclosure and transparency with. Unfortunately, finding these things out upon arrival put us in a position where we would either have to find another location and fork out the money for an alternative location and lose the investment money for this property, or just deal with it.
We chose to stay and just deal with it, as a family of seven we were not interested in the headache of trying to find another place at the last minute.
The home itself was beautiful and we did enjoy our stay, despite the disappointment.
As a small business owner, we would have offered a partial refund for the non-disclosure of amenities in order to make up for the disappointment, but the host did not do that.
Our advice to future visitors to this property: clarify all details of all amenities prior to booking.
Our suggestion to the property owner and host: communicate all listing amenities with full disclosure, and be willing to refund some amount for inaccuracies.

Not sure I can add any more to the other glowing reviews. The house was great, the views from the patios were amazing. The two big beds were comfortable. Most days we had breezes that would flow through and cool us - there is no AC.
We will definitely rent Waterlemon Villa on our next visit.
Get a Jeep if you stay here - the roads up are steep! There is a hidden Dolphin grocery store down below in the apartment complex , next to the restaurants.

Waterlemon Villa is the perfect place to enjoy St John! Everything about the house allows you to enjoy all the island has to offer. The views from the house are as good as it gets! The screened in deck off the main floor is great for dining to keep the bugs and birds away, while to lower deck allows unobstructed views to the east. Waking up early for sunrises is well worth it! The kitchen has everything you would need for meals and happy hour. We absolutely loved our stay at Waterlemon Villa!

This was one fantastic experience, the house, the island, the food, the experience overall was top notch! We couldn't have asked for a better vacation, exactly what we needed after the last couple years of COVID!!
The house was exactly as advertised, clean, comfortable, and the evening shade on the pool was perfect! After a long day in the sun this was exactly the shady spot we needed.
The rental team was great also, drove us to the house, answered any questions during the stay promptly, etc... The drive in is steeper than normal but once you get accustomed it's really no big deal. Would recommend a Jeep or 4WD.
