Rooms are very spacious, perfect for families. It’s relatively near the UP Campus, Pharmacy, Grocery and Mall.
The outside/parking space and entrance is not actually pleasing, maybe due to unfinished construction. Maybe they can still improve there.

Friendly and courteous staff; disposable slippers and robes (we didn't use).
So many ants in the room! They attacked all food left on the tables (they came from nowhere and crawled on all 3 tables in the room). Also, we didn't sleep on the bed sheet as it's STAINED all over (not just one section). Don't know if they have been changed. Both nights we slept on top of the bedcover and endured sleeping without a cover. There's only 1 bath towel each (no face towel or foot towel to dry your feet after showering). There were no drapes or curtains and the glass door leading to the balcony was covered with cling plastic (to compensate for lack of drapes) but the edges have been cut due to mold growth.

The staff were friendly and accomodating. Facilities were very good. The air con was cool.
There were on going renovations.

Room was large enough to accommodate all three of us. It was clean and comfortable.
We were required to pay cash at check-in instead of charging the card we used for reservation; what if we did not have enough cash? This was very upsetting; it messed up our cash-on-hand reserves.
No small refrigerator.
The room looked very much like a dormitory room; the sheets were too well-used and not anymore white as they should be.

There was no breakfast. The room was good and clean and comfortable. Excellent value. The WiFi and hot water and comfortable bed are important and this hotel met all of my expectations.

Quiet and comfy say near to establishments and parking.
1) Untiled pathway at the ground floor, it should be properly covered and with ⚠️ signage.
2) Mall management should strategize new business tenants (gov't, NGOs & telco satellite agencies/branches, current trendy shops, etc) so that people will come to the mall and business will pick up again.

Very nice place. I wasn't expecting the spacious room, my toddler had a lot of space to walk around. And the staff were all nice and very accommodating.

Location, the room is huge and the staff.
The price is too high considering there is no swimming pool or a gym. The hot water is not working in the bathroom.

Great location in the centre of Los Banos. With secure parking and 24 hour reception it is a great base for visiting UPLB, IRRI and other institutions located in Los Banos.

I like the location of the property as it very near to UPLB and convenient to go to many shops/stores
The smell around the property can be improved as it is the one of the first impression will notice once the guests arrived.

It is roomy but during the storm the generator bogged down and I was left in the dark,the rechargeable light was not even working.I only have to rely on the light in my mobile phone.Then I have to use the stairs from 3rd floor for breakfast and some errands since the elevator was not available because of the blackout.
However,the staff was helpful and even allowed my friends to visit me in my room provided they gave them an ID.I appreciate their honesty too that I left behind my Mernel's cake for pasalubong supposedly.I was able to contact my former landlady and gave it to her.
The bed keeps moving as I slept.It annoyed me but have to sleep anyway.There was no instruction on how to use the TV/cable.
