We got together, our three adult children, two of their spouses for a reunion that included skiing, going out, cooking in, playing games, and hot tub. The house was perfect for all that. We had a great week!

The location was great! Very convenient to shuttle, trails, and downtown Breckenridge. The overall cleanliness was just okay. The Master Bedroom is not private at all as it is a loft and there is no privacy whatsoever. The hot tub was really murky and dirty. The kitchen was fairly stocked however, the property says it accommodates 10 guests and there were only 9 forks total in the drawer. The property should have been shoveled better and salted especially being on a hill. It was extremely slippery and several of us fell walking into the house. The furniture needs major updates as the main living room sofa is completely broken and falling apart. There also was not enough chairs at the kitchen table to even accommodate a family of 6. There were several electrical outlets that did not work as well.

Property management was quick to respond and very helpful about questions and proactive communication. House was clean and organized and had amenities provided that lasted us through the entire trip. Plenty of room for everyone and beds were comfy. Very enjoyable and would recommend for anyone wanting some quiet but still being close to town!

The house was mostly clean but looked a bit outdated. The location is awesome and the view too. The 6 of us could have used a few more forks and cooking equipment. One of the pots was still dirty with burnt on crud. There was no snow shovel or salt and the driveway and walk way got very slippery. The Master in the loft area was a bit different but worked out ok for us.

Overall, the space worked great for family of 8 people. The issues we had were cosmetic and cleanliness. The carpet is in bad need of a cleaning or just new carpet in general. The non carpeted areas left your socks black. The king bed was the only comfortable bed. All others need new mattresses. More pillows needed in beds as well. The couch and chair in living room were pretty dirty. The couch needs replacing as it is broken in the corner piece and on the end. The dryer doesNot dry efficiently. It took 4-6 hours to dry a load of towels. Bathtub on main floor does not drain well. This would be a great property to stay at if some overhauls of replacing/updating furniture and a deep cleaning of floors were done.

This was a wonderful get away for my husband and I. We plan to book this property again and have our adult children meet us. The property was very clean and comfortable. We loved using that hot tub and sitting on that deck listening to the water.

We liked the property. The carpet either needs cleaning or replaced, looks very worn. Same with couch in living room. Linens were good, kitchen well stocked. Parking was confusing. Curious as to why we could not park in the driveway. Overall, good stay and we had a wonderful time overlooking the River.

Really enjoyed our stay. Super clean and great for several families with kids. Needs some updating, including kitchen items (unable to use pans because they were too old, etc.). Otherwise, great for the price!

Beautiful, peaceful setting on the rapids. The house was perfect for our family. Easy walk to town. There were fun/scenic picnic areas and great hikes for all levels. there were many touristy options - bike rentals, escape room... we had a wonderful time just hanging, cooking, puzzling in the evening.

This place is in a great location close to town if you don't mind walking a little bit. You can also walk through the woods which we enjoyed. It's also right on the Blue River with a spa in the backyard adjacent to the river which we really enjoyed. There are two separate living spaces which is good for kids and adults to have some space of their own if desired. The third floor being a loft lacks a little privacy but is a nice space. Only downside is that there is some deferred maintenance and/or worn out things that could be fixed or replaced. Generally it did not significantly deter from our enjoyment of the property.

We were in Breckenridge for my son's wedding in June 2023. The house in general was clean and did the trick for the 6 of us. The listing said 3.5 baths, and there are only three bathrooms. We did have difficulty with the TV remote missing and the garage door lock, but the management was very quick to respond to my texts and followed through with the work in a prompt fashion. The 3 baths had been updated, but the rest of the house was outdated but adequate. Steps leading down from the road to the house were dangerous, and the driveway was a very steep walk. Winter walking would be treacherous! The house is in a good location and a short drive to all area activities. Really nice town with a lot to offer!

Overall we were pretty disappointed in this vacation rental. The management company was great and very responsive, including coming and replacing a dishwasher that would run but not get anything clean. But this property had a lot of deferred maintenance. The deck, driveway and garage were sheets of ice and I fell twice trying to carry items from my car to the house. The kitchen was not outfitted with supplies to cook for our group of 7 (I know not everyone would care about this). I had to go purchase several items to cook with and pot holders and dish rags as there were none provided. There were dirty dishes in the cabinets that had to be washed before we could use them. We have stayed at several vacation rentals and this was by far the worst we have stayed at. Again, the property management was responsive and helpful so I would stay with them, just not this property.

We enjoyed the location, hot tub was great and overall layout of the house for the size of our group (9) worked well and felt there was enough space for everyone to be comfortable.
If you are coming in the winter the driveway and stairs down to the house are incredibly icy making entry difficult.
A few pots & pans need to be replaced and the dishwasher didn’t work great.

Property didn’t have any safe way to get to the front door. With 2 pregnant women in our group this was a huge Saftey concern. Every dish had to washed there was crusted on food on almost all utensils and food still left on pans and pots. The shower downstairs had broken tiles in it that had to be cleaned up upon arrival. The rest of the group was not very happy with the place we were pretty disappointed with our stay here.

The property was as pictured and lovely to stay at for the weekend. Though they state the hot tub is checked prior to every visitor, it was dirty with leaves, bugs & trash. After we cleaned it out, it was lovely to hang out in.

This house is in need of renovations. The add when we booked stated there is a bedroom upstairs with a king bed and two twin beds but it is a loft. The hot tub was not hot. The front driveway and walkway drain water down to the entrance of the home which then freezes at night. Almost the entire driveway is covered in ice and you have to carefully walk down pure ice on the drive or walkway to get to the front door. This is an injury and lawsuit waiting to happen. This house should not be rented again until the ice problem is resolved. Was very disappointed with the unit especially at the price we paid of 1k a night. Was not worth half that.
