A Bit Spartan. Could use significant TLC. Hwy 98 traffic noise is real . Owner was very helpful

Everything about the Carriage Houe exceeded the property description. It was completely furnished with everything you would need for a short vacation. It was tastefuly decorated, located in an upscale neighborhood. There was a busy highway about a hundred yards to the rear, but no noise from it inside the unit. A lighted, paved pathway 50 feet to the left of the main house leads to a 10 minute walk to the main square of restaurants and shops. The beach s just a few minutes further.. We enjoyed lunch at the Gallion and The Havana Bar and Grll & the best hamburger ever at the Cowgirl Kitchen. Shades is open to 1 AM for late night eating. The owner, Karen Geiger answers her phone immediately and is very responsive to questions or issues. We had a problem with the lock box on checking-in and she sent her son immediately to resolve it. As a bonus, he carried our luggage upstairs. The TV and WiFi worked fine, but more instructions on using the TV would have been helpful. All in all, it was a great stay.

The home was just as described online. The location was perfect! A short walk to shops and dining and close to pools. The bikes at the home were a nice touch and the private access to the beach is nice. We would definitely stay here again in the future with how reasonably priced it is.

Overall the property needs some significant care. The bed sheet was so old and pilled it felt like we were sleeping with sand all over the bed. We had to use the flat sheet to lay on and could still feel the roughness. The stone patio is extremely uneven. The fountain was almost empty but full of debris. Be aware that the stairs are very steep. The unit is only about 50 yards from highway 98 so there was a LOT of traffic noise especially large trucks and motorcycles. There is NO freezer capacity in the unit, only a beverage refrigerator. The property next door was partying and it was impossible to drown out the noise. Overall, we would not stay here again and suggest you could probably find more attractive properties.

Perfect space for two for a weekend getaway! Fiancé ended up proposing during our stay, so this carriage house will always have a special place in our heart!

Although we had a poor check in experience due to our cleaning being delayed over 3 hours (which was worked out and I was given a cleaning refund so I do appreciate that from the owner), the location was absolutely perfect and we so enjoyed being able to walk to restaurants, the pool, and beach. Parking was available in the driveway which was great and the bikes were a nice touch! The best neighborhood on 30A in my opinion!

Can’t say enough good things about this property. From the bikes to providing beach chairs. This place has everything you would need for your stay. Very dog friendly which was extremely important to us. It was the perfect location for my husband, me, and our two dogs!

Great spot! 10 min very easy walk to the beach. Parking was on the street (could be in the house driveway but the main house tenants were using it at the time of our stay) but it always available on the street. Clean. The two twin beds weren’t great, so be aware of that if traveling with people sleeping on those. Would stay again for a short 3-5 day trip.

We had the best time, the Cottage House was exactly as described. Was perfect for me, my husband, 7 year old and even my mom who joined last minute! Perfect location with walking distance to everything. Will definitely be returning!!

The apt was very clean and convenient to all that Rosemary Beach has to offer. We loved the way walk to the restaurants, beaches and pools. Rosemary Beach is the most unique beach town We've ever been to. Gallion was our favorite restaurant. We'll definitely be back!

This property was perfect for a beach getaway. Great location and easy to get around. The bikes were a nice surprise and wonderful amenity that really enhanced the stay. We would absolutely come back here!

We had a wonderful stay at Kingston Carriage House - it was perfect for just my husband and I for a quick spring break getaway. Our bed was comfortable and the bikes provided on site offered so much convenience to get around Rosemary. Linda was responsive & offered a late checkout for our late flight out on Saturday evening.

It was very clean and the beds were comfortable. We didn’t do any cooking. The kitchen had what we needed if we had wanted to cook meals. Communication was great and we were provided with maps of the complex, and restaurants in the area. I was thankful for the map of the complex. It is such a beautiful place. I would definitely stay here again. Our first girls trip and decided we need to do this every year with my daughters. I was so pleased with our stay at the carriage house.

My husband and I brought our two dogs for 3 nights for a little getaway and it couldn’t have been more perfect. Wonderful location with bikes included. We only used the car once! Communication was extremely easy with our host. The space was very clean and had everything you could need. We will definitely be staying here again!

The carriage house was very cute and had everything I needed for a one-month stay. It was very clean and comfortable . The few problems that came up were handled immediately by Karen. It was a perfect place for me and my little dog. All the winding streets and paths were wonderful for walking with her and we covered many miles each day. I loved the cute little town and all the friendly people we met!

This place smelled like pet urine. My guess is that it was in the ductwork because the vent was on the floor. The air purifier was full and not helping the smell at all. We had to buy candles and open the windows, neither of which helped.

Perfect size for parents with two children. Quiet location. Very responsive and accommodating owners. Would also be good to rent this carriage house along with the main house if you needed extra space.

My Husband and I had such a great short visit!! The accommodations were perfect. We stayed three full days and the area was great..close to shopping and restaurants. They provided bicycles and pools were walking distance. Will definitely come back.

Wow!!! Rosemary Beach is amazing! The owner, Karen and her staff are so responsive, kind, and eager to ensure their guests have a great vacation. My husband and I stayed in a studio/Carriage House, and it was clean, cozy, and convenient!! We brought our two dogs and had a wonderful experience. This property is highly recommend!!! ❤️

We had a great time in Rosemary, as always! The carriage house was in a great location but the twin beds were unbearable. My girls said that their backs hurt and they squeaked with every move. There were two different types of machines and I'm assuming they were humidifiers but no directions were left so we did not know how to operate. We did have to text the owner and lease manager a few times and they did reply pretty quickly. They explained the keys and got us the parking pass from the guest in the main house. Overall, I would stay in carriage house again if the twin beds are upgraded.

This rental was very adequate. Blanket had pulled threads all over and was told a dog had done it. We didn’t have any dogs so thought it was inconsiderate to provide us with a doggie blanket. The bikes were wonderful. The yard was unkempt and neighbors didn’t pick up their dog droppings.

This is a very good house if you are coming with just you and your spouse or if you a kid in tow. Very easy to get around. Close to the indoor heated pool. The owner is very friendly:)
