location a 5 minute walk to the town centre 15 min walk to derwent water, breakfast you had a very choice and accomadating for other chocies rooms very comfy beds very comfy and the hosts very friendly easy to talk to. a big thank you

One slight niggle. The ensuite was quite small which meant that the wash sink was in the bedroom

Lovely homely, cosy guest house, we were staying in Keswick to attend a family wedding. Andrew and Tracey were wonderful hosts, warm, friendly and nothing was too much trouble. Communication was good all the way through and they made us very welcome. The room was really comfortable and everywhere was very clean and tidy. The breakfast was exceptional. Would highly recommend and will definately stay again. Thanks again and see you soon Andrew and Tracey.

Everything; the owners were lovely, welcoming and very accommodating, breakfast was delicious, the room was clean and well equipped, the location was spot on at just five minutes from town, and the view from the room was stunning! An absolute must stay!

Perfect location 10 mins walk from Keswick centre. Clean and comfortable room and the owners were very helpful and chatty. High point was the breakfasts. Well cooked and all fresh ingredients (butchers sausage, black pudding etc). Enjoyed the stay hugely.

The food and the hosts. They are just fantastic.

The breakfast was amazing, fruit platter and full English huge and delicious. I couldn't fault this visit, I will return.

The water pressure in the shower could be better

Andrew and Tracey were brilliant hosts, during these times they made us both feel very safe and comfortable. Our room was really clean and had everything you could need for a stay in the Lakes and more (marshmallows for your hot chocolate, drying rack for wet clothes and boot trays). The breakfast was excellent and we had plenty of options to choose from. Andrew and Tracey were very attentive from helping us plan our day trips to recommending bars and restaurants in Keswick. Overall we thoroughly enjoyed our stay and would recommend to anyone, we will definitely be back!
