great location for our visit 10 mins from the ice rink by car, we missed breakfast as we had an early ice allocation, but the free breakfast was still offered, room was all we needed as it was just a nights stay, plenty of space to leave a hockey bag and kit, so easy to get the code for the keys and room, we could have popped over to the hotel next door for parking but there was enough spaces we managed to get next to house,
it was not a problem I'm a light sleeper but it was a Saturday night and we were right near the front door, so heard other residents passing but we did go to bed early as we had an early rise 5am,

It is a pleasant guesthouse on the eastern edge of Central Dumfries with plenty of parking. Once you cross the road you can access walks along the River Nith. The room was fine. It is about a 30 minute walk to Crichton Parkrun. It is a 15 minute walk from the train station and 10 minute walk to big Morrisons and Lidl supermarkets.
The single room was a little bit cramped

Beautiful old guest house and spotlessly clean. Easy access to keys and rooms. Will definitely be back when in Dumfries .

Breakfast and staff were fine. Supplies in room were appreciated and room was clean and tidy.
Overpriced given the facilities and check in by phone could have been problematic if you couldn't ring. Place a little bit tired and too many people coming and going very late was a pain. Noisy pipes in room all night.
