Southern exposure was a great house for our family. It was my husband and myself and our daughters and their partners. The house is on multiple levels and gave everyone their own space.
The house is well appointed with everything you needed. We cooked dinner several nights and the kitchen had everything including spices and plenty of containers for leftovers and using at the beach. There were beach chairs, towels and snorkel equipment. One of the chairs was broken and the property manager replaced it. The house is a great location less than 15 minutes to Cruz Bay, easy to get to north shore beaches and the views of Fish Bay were spectacular!
The check in was great and the property manager was really flexible with our meeting time and place before she escorted us to the house. The house was really comfortable for our family and we thoroughly enjoyed the time we spent at the house.
The description of the house should indicate that the third bedroom is not connected to the downstairs bedroom and living room on the lower level. Access to the third bathroom is either through the sliding doors on the lower level deck or up and around into the front door of the lower level.

This was our 5th time to St. John. The location of this Villa is not too far from either end of the Island. The views and privacy are amazing. The kitchen is lacking nothing for any meal you want to prepare. The whole house is comfortable and inviting after a full day at the beach. I will definitely come back!

I love the island of St. John. We had not been back in about 10 years, and had never been in the Fish Bay area. We loved the house and staying on this side of the island. The view was amazing and peaceful, and the house was everything we needed. We would definitely stay again.

Great house for a getaway
We stayed right at the end of the season and had a fantastic time. Lots of items included to use at the beach (chairs, noodles, coolers). Big deck where you can see a million stars on clear nights. We were not too far from 104 which lets you get to the north shore pretty easily and is right down the road from Cruz Bay. Our host met us right after we got a rental jeep and took us to the house. Three king beds on different levels so it was great for bigger kids Big open room and kitchen on the main floor for trying stay awake after dinner and a day of snorkeling.

Just What We Needed
The villa was absolutely perfect for what we needed. Great deck with view and breeze. Only reason I gave cleanliness a 4 is because the pool was never cleaned during our stay. One other thing to keep in mind is that one of the bedrooms downstairs does not have a connecting bathroom, you have to go outside and around to use the inside lower level bathroom. Wasn’t an issue for us but could be for others. We would definitely stay there again. Everyone we spoke to was extremely helpful and pleasant.

We had a great vacation week at this villa on beautiful St. John. The check-in process was smooth thanks to Dyana, our greeter, and Tammy, our real estate agent was readily accessible, but never intrusive. The villa was clean and well stocked with towels, linen, basic kitchen pots, pans and utensils. The pool was great, and the view is beautiful. The available snorkeling equipment was a definite bonus.
The two drawbacks are the layout of the unit and the unreliable power/water supply. The listing does not clearly mention that the upstairs is not connected to the downstairs from the inside, or that the third bedroom does not have inside access to a bathroom. In both cases occupants have to go outside for access, which is an annoyance at night and when it is raining. This information is technically included in the listing, but is apparent only upon careful scrutiny of the floorplan. Additionally, while the unreliability of WAPA, the local water and power company is legendary and beyond anyone's control, a generator would have helped us manage through the multiple power outages and concomitant loss of water, the worst of which lasted over twelve hours.
All things considered, the villa worked very well and the climate, natural beauty and warmth of the St. Johnians are unparalleled.

Perfect escape
We planned a last minute trip and we’re blessed to book this comfortable and affordable house on the hill. The house beautifully met our needs. Plenty of room upstairs and down and especially on the outdoor deck. Everything worked beautifully for us. Delightful privacy. Delightful views. Tammy and Dyana were remarkably responsive and helpful. Our two small problems were resolved almost immediately. We were a little concerned that the king bedroom downstairs had no indoor access to a bathroom. After one night our worries were appeased. The kitchen was well equipped for our needs and the grill worked perfectly. We were comfortable with the ceiling fans and breezes. AC in the bedrooms was a benefit, but not necessary.

Beautiful views
This house has a beautiful 180 degree unobstructed view of Fish Bay and the surrounding area with a large deck to enjoy! The house was very well stocked in all rooms and included beach chairs, coolers, beach towels, etc.. The house decor is out of date and there were a few minor maintenance items; however, they did not negatively impact our stay. Our wifi router went bad, but the property mgmt team fixed it right away. The property managers were great and responsive. We really enjoyed our stay.

Best vacation ever
The house was beautiful, super clean, the outdoor shower and the pool absolutely made our stay. The huge deck was key to keeping our 3 little kids entertained. And the view was ridiculous, we even got to see some dolphins from the deck. Tammy and our greeter were very helpful and welcoming, even the pool guy was lovely! We can’t wait to come back.

Great property
Everything was great. One thing that was a negative for us was that one of the rooms, the bugs were able to keep coming in. Lots of bug bites. The other rooms seemed to not have any issues. The location, view, staff, everything else was on point. Would stay there again.

PERFECT
The house was great. Everything was in working order. The furniture and beds were comfortable. The whole place was clean.The view was spectacular. The manager, Tammy and the greeter, Dyana were wonderful. A nice man even stopped to check on the pool. We felt we were taken care of very well.

COME, RELAX, ENJOY!
This is a beautiful home. Wonderful lay-out for 8 adults.The vistas are breathtaking and the home is well appointed in the accommodation of 8 people.. The many decks and patio furniture makes it so inviting to dine and sunbathe while enjoying the picture perfect panoramic view of the ocean and the huge green hills surrounding the house. The "guest house" along side the main house is just beautiful. The only down side , and I believe that this was a matter of perhaps new ownership or new management , was the promise of a guest fruit/cheese basket upon arrival that never materialized.. We found a medium sized bag of tortilla chips and a bottle of salsa in the refrigerator. After traveling since 3:00 o' clock in the morning from Virginia and D.C. by planes. trains, automobile, ferry and taxis.to sit down and grab a quick bite is a welcome treat. The restaurants on the island were just sensational, particularly,La Tapa, ZoZo's,, and Ocean 362.. The beaches are perfect for snorkeling, and swimming. The most incredible blue/green/ water in the world. Don't leave without visiting Trunk Bay. Our most wonderful Christmas present was on our last night on the way to dinner. We witnessed the most sensational double rainbow I have ever seen in my 72 years. The colors were vivid and the very end of the rainbow was literally spread on the green ground. Never have I seen the end of a rainbow. God works these islands! Highly recommend.

From personalized greeting at dock, highlights of town on the way to the house and full briefing on the house and amenities Mark was the consummate professional. Southern Exposure was well equipped for a large group. We enjoyed eating and entertaining on the multiple decks. Plenty of towels and sheets for everyone.

Wonderful home, Outstanding Amenities, Great View!
We just returned from a week long stay in this beautiful home! It had everything we needed and then some! We were a party of eight ranging from 9 to 70 years young and this home was perfect! Plenty of room to spread out and expansive decks and kitchen/living room to all get together! Also, the view was amazing! It was a short drive to all the groceries/restaurants/shopping in Cruz Bay. Mark was excellent! He picked us up at the dock, took us to our rental car and then up to the house we went! We took full advantage of the grill, multiple decks and pool! With two living rooms, our children could relax downstairs before bed with a favorite TV show while the adults played a game upstairs! Our party of eight could fit comfortably in the pool and it was a great way to cool down in the evenings! We really enjoyed out time at Southern Exposure and can't wait to come back!

Loved the deck!
We liked everything about the house, but the spacious deck was where we spent the majority of our time when we weren't out exploring the beaches or hiking. We had morning coffee on the deck, ate meals on the deck, played games on the deck and just relaxed.
We also appreciated the beach towels, chairs and cooler so we could go enjoy snorkeling and swimming.
Thank you for letting us enjoy your piece of paradise on earth! It was hard to believe that there is a place with such perfect weather after the winter we'd been experiencing in the mid-west!

Stucky Review: Southern Exposure
The house was perfect for our group. Everyone was satisfied with their accommodations and the space and decks were just right. I would also like to single Mark out for the excellent handover of the house to my wife and I on the 21st. All of our questions were answered and the map review that he gave us helped us with our stay. We would definitely return to the Southern Exposure.
We did have one unusual encounter with a tarantula that lives under the sink in the downstairs bathroom (the one that is not connected to the twins room). You might want to flush him out and send him on his way in the wild.
