TUSCANY COUNTRY HOUSE
La villa, completamente rinnovata nel 2019, è situata su un poggio, circondata da un bellissimo parco e una vista meravigliosa sulle colline toscane. Si puo raggiungere in pochi km le più belle città della Toscana come Pisa,Firenze,Lucca e Siena. A circa 20 minuti di macchina possiamo raggiungere le bellissime spiagge di Tirrenia e più a Nord di Vecchiano, Viareggio e Forte dei Marmi. Verso sud potete andare sul bel lungo mare che da Livorno (gli scogli del magnifico Romito) arriva fino a Cecina passando per Quercianella, Castiglioncello e Vada. Nel parco è disponibile una piscina di forma circolare di 5m di diametro con ampio giardino illuminato, parcheggio all'interno della proprietà privata con cancello automatico elettrificato.
La casa ha una cucina ben attrezzata con lavastoviglie e lavanderia, lenzuola, coperte e asciugamani sono compresi nel prezzo.
Gli extra da pagare in loco al check-in sono:
- le spese di Elettricità, gas e acqua che vengono pagate secondo i vostri consumi (solitamente ammontano a ca. 60-120€/settimana, ma dipendono dal vostro utilizzo). Vi verrà richiesto un deposito cauzionale per i consumi di 200 €/settimana o 300 €/2 settimane.
- il Wi-Fi (30€/settimana), opzionale.
- Gli animali sono ammessi con un costo di 10€ al giorno cad.
- Letti/ camere matrimoniali usate come singole costano 10€/gg/camera.
- eventuale utilizzo di legna per il barbecue o camini (20€/settimana).
- Le spese di pulizia e di gestione sono obbligatorie ed ammontano a 250€/soggiorno.
- Tassa di soggiorno in conformità alle leggi locali.

The villa is situated on a hilltop. It is surrounded by a beautiful park and a wonderful view over the Tuscan hills. It has been newly renovated in 2019. You can reach in few km the most beautiful cities of Tuscany such as Pisa, Florence, Lucca and Siena. About 20 minutes by car you can reach the beautiful beaches of Tirrenia and further north, Vecchiano, Viareggio and Forte dei Marmi. Towards the south you can go on the beautiful sea that from Livorno (the rocks of the magnificent Romito) arrives to Cecina passing through Quercianella, Castiglioncello and Vada. At home there is a circular pool of 5m in diameter with ample illuminated garden, parking inside private property with electric gate.
The house has an equipped kitchen and laundry, sheets, blankets and towels are included in the price.
Extras to be paid at check-in are:
- electricity, gas, water, according to actual consumptions (typically ab. 60-120 €/week, but can vary according to your usage). An advance refundable deposit of 200€/week or 300 €/2 weeks is requested.
- Wi-Fi (30 € / week) only if requested.
- Double bed rooms used as single will cost 10€/day/pax more.
- Pets are allowed at a cost of 10€/day each.
- Firewood usage cost (20€/week) if any.
- Final cleaning and handling cost is mandatory and is 250€ per stay.
- City tax according to local law.
All extras must be paid in cash upon arrival.

This house is excellent for a big group holiday where you can enjoy a well equipt and clean stay. You’re isolated and can be as loud as you want to all day long. The house is attached to a large garden area where you can enjoy the pool. There were no mosquitos during the night. Daytrips to nearby cities like Lucca or Pisa and also local beaches are pretty and around 30 minutes by car. The communication with the owner was very easy and friendly and he was keen on helping us with all our questions. The check-in and check-out were very easy-going and at the time we wanted to. The costs for water and electricity summed up lower than the deposit which made us happy. We can recommend the house for groups of friends as well as for families. We would advice cars capable of driving offroad to reach the gate. We were super happy with our holiday and it was exactly how we pictured it.

We spent a week in the house and we were fascinated.
The house, the yard, the pool and the location were just perfect.
Francesca and Andrea were the perfects hosts and also took some of their valuable time to give us recommendations for activities and groceries around the location.
It was just perfect and we enjoyed our stay a lot.
As already mentioned in some reviews before, the gravel road to get to the house, which is about 300 metres long, could be a challenge for some cars, but we drove a normal sedan (no SUV) and we had no issues to reach the place.
Thanks Francesca and Andrea for the opportunity to stay your house! You were great hosts!

Andrea and Francesca did thier utmost to make our stay as perfect as possible. The house is a bit old, but renovated. The veranda's are perfect if the weather is bad, or in our case, very hot (33-37 degrees for 2 weeks!). The airco facility's in the bedrooms were perfect in these hot days. The pool is very nice, not too big, but for our needs it was perfect (two small children without swimming experience). For the 60th anniversary of my wife we hired a cook (arranged by the hosts), and that was really a high light during our stay.
In one sentence: we have had a perfect holidays in this residence. Andrea and Francesca: we hope to be back one day!
