The house was perfect for our families. The outdoor pool, hot tub and lounge area got a lot of use with both kids and adults. House was clean and cared very well for! There was plenty of beach and pool toys that were available for use. The 1 minute walk to the beach was awesome. Beautiful sandy beach and amazing sunsets. The owner was kind and very easy to communicate with. Would definitely stay here again.

This is our 3rd time in as many years going to AMI but 1st time in a house - it will definitely not be the last. Plenty of space for everyone to either be together or for some private time. House was exactly as advertised with many modern touches and appliances. Having the beach just a few houses down was amazing.

This home was wonderful and just as it appears online, and the owner was responsive and lovely to work with. Little extras such as pool rafts/beach toys and family games and a grill were a very nice added touch and much appreciated. The location was great with a short walk to a gorgeous beach that was never crowded. The only thing we missed was a tv in the master, but we managed without it. Really hope we can visit again...soon!!

A very functional house for our family of 8 adults. Clean and nice with very good location on the island, proximity to beach better than expected.

Thoroughly enjoyed our stay. Great location and facilities. Just one niggle which was the blue bin being full of trash not recyclables. Managed to get refuse man to empty it though.

The location is great - a short walk to the beach. Quiet neighborhood with great access to the whole island. The house is as described. Very contemporary, clean, well appointed. The pool is indeed not heated, which we knew in advance, and assumed would not be a problem in the hot April Florida sun. We used it, but definitely not like we have used heated pools in the past. Having the pool and grilling area on the main level with the kitchen is so awesome. I love that you don’t need to go up and down stairs to get to the grill/pool. The master on the main floor is also great.

Modern Beach House is a neat property. It's steps from the beach, fairly well furnished, and we had a good time. Anyone can see from the photos (and the title) that it doesn't fit a typical AMI aesthetic, but we were fine with that. It's modern touches more closely resemble our travels to California and Australia. It seemed a little light on flatware and dishes, but there was an abundance of plastic glasses. Towels and such were fine. The biggest disappointment was that the pool was NOT heated. We didn't ask because the VRBO listing said it was, but finding a heated pool and hot tub were "must haves" for us. I clarified by phone with the property manager on the second day (out of 14 days booked) that the pool was not heated and he said that was correct. If you read other reviews, you will see this matches their impressions as well. To be fair, the price was lower than many other rentals over spring break, so we probably still got what we paid for, but I would have not chosen this property if I knew the pool wouldn't have been heated. In fact, the water was ice cold and we could barely use it at all.

We had such a great vacation with my family. We had 3 adults and 4 kids (9, 7, 5, and 2). House was a great a size, very clean, and pool area was fun! Location was a short walk to Holmes beach which made running back and forth with little ones to use the bathroom easy. Would recommend for any family staying in Anna Maria!

This property was exactly as described, sparkling clean, and a short stroll to the beach. The pool was too cold to use, but the adults enjoyed the hot tub! The beds and linens were insanely comfortable (especially the master) and the kitchen had everything we needed (including a grill outside). The house is not exactly “baby friendly” so just keep that in mind if traveling with small children. Overall we had a great time here and would recommend to others!

We had a great stay here. The location was perfect on the beach block and also walking distance to some coffee shops, ice cream, and restaurants. We really enjoyed it!

The pool was not heated but was nice during the heat of the day. The hot tub was nice, except something went wrong during our stay regarding the chemicals and we weren't able to use it for 2 nights. You will not be disappointed renting this property if you visit Anna Maria.

We really enjoyed the property. The only thing about the layout that would be nice to know is that the master (downstairs) is the easiest access to the pool via sliding door. There is also a side door that you can easily access since it is not ideal to be walking through someone’s bedroom constantly. If you’re one family, not as big of a deal as if you’re traveling with other couples/families. But it’s a beautiful place and great location.
