Had 4 individual families stay and everyone was able to congregate but also could retreat when needed to take care of young children. I recommend for any large get together. Had access to boat and jet ski rentals. Melody either answered or returned all my phone calls to help set up the entire weekend

The property was very clean and had everything we needed. Bedrooms , bathrooms , furnitute, grill , view of the water ...TV in each room and family room etc. The property gave a feeling as though you were on a cruise ship...enjoyed throughly

We enjoyed our stay. The deck gives a spectacular view on the sunset. We did a few things that we have addressed with the management. Some fixtures need to be renewed, but we were glad we found this huge house for all our family.

We enjoyed our stay. There was lots of room for the whole family. Kitchen supplies were good. The view is incredible. The kitchen tables and chairs upstairs seated about 16 or more and that's where we had our Thanksgiving meal. Only negative is two of the chairs broke when you sat in them. Layout of this house has a two house layout in 1. Amazing for 2 families or one large one. Perfect amount of space, very easy check in, and the Outside oasis was incredible! Most of the time was spent outside and swimming in the lake, the dock was such a great place to spend time with family and swim, highly recommended and will return in the near future.

Great house for multiple families. We had 13 in our group and there was more than enough room. Kitchen(s) are fully stocked with everything you need to cook any kind of meal. House had lifejackcets to use and the paddle boards were great. Beds and towels are nice. Everything was clean! No complaints. We had a fabulous time.

We had a great time at this property. Really big and spacious. Clean, organized, a great view and outdoor area. Bring your own floaties, water toys and beach/ big towels. Overall nice place for big groups or family. Great space if there’s kids.

We enjoyed a great family stay here to begin the new year. The property is the true definition of a lake-house as it sits directly on Lake LBJ. Location is everything here. The huge two-story dock/deck overlooking the lake is the jewel of the property.. We enjoyed breakfast, lunch and evening sunsets right outside each day. We even got in some fishing right from the dock what a convenience. The neighborhood is nice and quiet. Some areas of the home are more updated than others, but the listing photos are accurate and the home is very clean and spacious. It offers 2 full kitchens and living rooms—which really make it 2 homes in one. It would be perfect for large groups or multiple families traveling together. There are so many beds in the home, our kids had a hard time choosing a room. In addition, the home is nicely stocked with most things you would need or find in your own home. We didn’t have to purchase anything but groceries during our stay. Communication with the property manager and owner was great, and the information they provide help make for an easy stay. The property is also near several wineries and less than a 1-hour drive to Fredericksburg.

Great location, lots of space, definitely a lake house. Weather didn't cooperate, but still had great time being on the water.

Only wish was that it would have been nice to have a few adult kayaks. The home had 2 kid kayaks, paddle boards and a very large multi-person kayak but that one seemed to have 2 holes in it.

The property is large and has a wonderful amount of rooms and is nicely situated on the lake. The children loved the lake. The house was advertised as wheelchair accessible that was the main reason we rented it. My mother was limited to the downstairs area. She couldn’t enjoy the lake because the porch was pulling away from the house and tilting towards the lake. The bathrooms were not wheelchair accessible. There were issues with cleanliness. There were spiders in the corners and ants in the kitchen. The beds are in rough shape and some of the bedding had stains on it. Loved the lake but was very uncomfortable in the house.

We loved our stay. Huge place that easily sleeps 12-15 people. Not cramped on sofa beds like many places are. Right on water is great. Boat to rent worked great and was easy to use. Most life jackets seemed small for children. Since we had 11 adults we had to find other life jackets. Canoe has hole in it so unusable. House has 2 kitchens and 2 living rooms which is great for our group! House is dated with small bathrooms, closets and showers. Shower heads don't supple a lot of water. Some showers with hairs on walls, and bugs in showers and rooms. But to some degree understandable being right on the water which attracts more insects. Only 1 mile into town for groceries, restaurants and other needs was great. Would definitely stay here again.

We overall enjoyed our stay at the home. Very spacious and comfortable for our entire family. The location is wonderful. It was handy having the boat ramp right beside the house. There were plenty of beds - although several needed to be desperately replaced- huge waves in the mattresses that were visible as you entered the room. Very shocking to be honest. The sheets on several beds need replacing- lots and lots of piling. It was very nice having two kitchens and two living areas. Upon arrival, we were pleased with how clean the house smelled. But after getting settled in, we realized how unclean the house actually was. Two of the showers upstairs were growing mold. The kitchen upstairs has not been cleaned well at all. Crumbs in the drawers, everything thrown in and a mess. The kids bunk bed had sticky rails. So many cleanliness issues. We loved the location, but I would never stay here again.

We really enjoyed the lake house! There are so many rooms and bathrooms which was perfect. The top boat deck was great for meals outside and looking at the stars in the evening, enjoyed the rocking chairs for viewing in the morning. The downstairs bathrooms are all newly renovated. All the kids stayed downstairs. They loved playing pool. The beds are all comfortable and in the 3 bed room, one of the beds has a big dip but my daughter thought it made her cozy and comfortable. We used the downstairs kitchen to keep drinks for easy access to lower boat dock. We cooked upstairs. I used earplugs which drowned out those early morning racing boats as we slept in master. Someone had mentioned bugs on a previous post, which was true and I am scared of all bugs but they were pretty much all outdoors. House was really clean. We took toilet paper but they did provide plenty. There was a Keurig but we were told there wasn’t one so not sure what type but we used the coffee pot. A toaster would be good to have but we just heated toast for the morning in the oven. We were supposed to rent the boat but it broke last minute and we had to scramble to find a boat to rent, make sure you rent any water boats/jet skis in advance as there were non available for the weekend even with days notice. Recommendations to bring: the ice machine did not work upstairs so get ice which we kept in the plastic bowls, there is a “to-go” ice dispenser if you leave the property and make a left, 10 lb for $1, 20 lb for $2-easy to use, takes credit cards. There are no storage containers, so either bring ziplock bags or your own Tupperware. Managed dinners fine though the pans didn’t seem to have covers that fit but used the smaller ones fine. Bring paper towels, trash bags, dish soap, charcoal for grill. Bring hair dryers. Bring floats to relax in the lake! Small HEB nearby but we did curbside in Marble Falls.

Our group had a fantastic time on the lake. The connected boat dock outdoor area was a terrific spot for cooking meals and enjoying the beautiful views. The extra kitchen/laundry definitely came in handy with our larger group (12). The house very comfortably slept 12 with the higher amount of beds than most properties suiting 12 and over. The handyman and owners were highly responsive to our needs and were happy to help in any way. I recommend the stay and would book again!
