Great spot in the quiet part of the French Quarter

New Orleans has a lot of older housing and converted housing, and this was apparently an old house on the edge of the French Quarter that was converted. The small room in a divided-up building and confined building lot space are consistent with this heritage. It is within walking distance to many French Quarter areas, businesses, and restaurants. The small room, small bathroom, and limited amenities are not for everyone. Our room had a queen bed with a foam mattress cover, but the mattress sagged into the middle. The motel-style heat pump HVAC unit was noisy, as was the dehumidifier, so all outside and other-room noise was masked. The dehumidifier does not have an attached drain, so it must be drained daily. The people responding to our needs were friendly and helpful, but there is no on-site staff for immediate and in-person advice or assistance. There is no parking on the street except for N.O. residents, so you have to find a place with no restriction or use one of the pay lots. All in all, it was expensive for what it was, but we had a good New Orleans visit, and used their recommendation for Verti Marte for food, which was very good for the price vs. most restaurants, but still fairly costly. It IS New Orleans, so, like many major cities, plan to spend more than anything is really worth, no matter what it is. Bottom line: been there, done that, so we have no need to return.

We stayed in the smallest room, the blue room. If you plan on staying in the blue room, just be aware that you must go through a very narrow passageway on the side of the house and then the door is also smaller than average. If you were a larger person, I wouldn’t recommend this room. They have others that I think would be more appropriate. Our friend stayed in a different room and it was super easy to get into. Also plan your luggage accordingly for the narrow passage. The property itself is adorable. It looks like a regular house in the neighborhood. The location is fantastic. It’s about a four block walk to Frenchmen Street and a few block walk to the French market and to the central part of the French quarter. The best part is it’s just far enough away that it’s quiet. The staff was fantastic. They were prompt to answer questions via email and checked on us regularly. The on-site cleaning person was wonderful. She made us feel at home. There is a shared back patio which is nice for relaxing. Each room has its own air conditioning unit, which, of course is important in New Orleans. They will give you a door code the day before you arrive to help you get through the front gate and into your individual room. All the directions were excellent. We would definitely stay here again.

This was our second time staying at Royal Barracks. The place is amazing! So close to everything, yet so quiet. It has the charm of the old New Orleans. The backyard with a small fountain adds to its unique vibe. We will definitely stay there again and recommend it to friends. Thanks a lot!

This spot is perfectly located for a stay in the quarter. Room is small but who stays in the room?? Minutes walk from Bourbon street or Frenchmen’s street, lots of local jazz and food. Felt safe at night. Bourbon street just far enough away for a quiet night’s sleep. Not a luxury experience, but the perfect French Quarter experience.

This was a wonderful place to spend 3 nights. Beds are GREAT!, room beautiful, tight and clean and cutie pie. Great garden space for mornings, right in French quarter. When can we come back??

The property staff were very communicative. The location was quiet despite its proximity to the french quarter. The rooms had ac and heat and plenty of towels. We stayed in the Jazzfest room and it was perfect for 2

The location could not be any better. Close to the French Quarter but still in a quiet area. The accommodation is full of charm and although quite small it has all that is required.

We arrived early and were able to leave our bags in the courtyard. However, it was a cold day so no wandering around New Orleans as planned. We were not able to get our room early and when we did the heat hadn’t been turned on! Only had a small little heater. We checked out and went somewhere else.

Charming place in a good location in the French Quarter. Rooms are small but comfortable. One issue is that no one is on site, and it is difficult getting service. We had problems getting the TV to work correctly. Alll in all, a good stay in NOLA.

Loved this room! Perfect for a weekend getaway. Very quiet yet walking distance from the French Quarter. Each unit has its own entry so I did not have to speak or see another guest the entire time. 10 out of 10 would recommend.

Property is self contained- no staff there. In a great location. Room was clean but very small, closet but no drawers to put some of our clothes. The door to room wouldn’t stay locked, making us concerned about our belongings. Bathroom door knob needs replacing- difficult to close and open. If they fix the doors its not a bad place in general.

Loved staying in a historic guest house in the French Quarter. Our room was clean, comfortable and had great amenities. They truly care about their guests. The courtyard was beautiful. It's a very walkable location and in a lovely quiet neighborhood. We plan on staying there on our next trip!

My mom and I had a wonderful stay at this property. It's right in the heart of the French Quarter, with everywhere we wanted to go within easy walking distance, including Bourbon Street. Yet, the street is super quiet and we felt safe. We stayed in the bunk room, and we were so surprised at how comfy the beds were. The room was very clean, and the linens and towels all smelled freshly washed.

I absolutely recommend. The place was not big but perfect for a 3-day visit in New Orleans with my girlfriend.It truly is perfectly located. Just far away from all the noise (and debauchery, lets be honest) of Bourbon street but walking distance from everything in the French quarter and a short walk to Frenchmen street. I had an issue with the booking but the staff responded quickly and everything was solved overnight.

This property was absolutely perfect. In the French Quarter between Bourbon and Royal! But I’ma quiet area. Walkable and central to everything! The Room and bathroom were perfect! The Decor, colors and the authenticity of Everything the French Quarter and NOLA. We stayed in the Blues Room. Loved the courtyard, privacy and security. I will definitely be staying here again!!

Small, cozy, clean, adequate for the basics and fairly priced. A good breakfast/coffee place a block away. Market street 2-3 short blocks away. There is a nice little court yard. This is not big.

we enjoyed our stay. A more rustic than I expected but nice. Great location to explore French Quarter - easy access to Bourbon Street festivities Only complaint is no parking. The convenient lot is a little hike. if you plan to drive a lot probably not the place for you - otherwise a very good spot

Small, quaint, clean, safe hotel. Absolutely amazing convenience to everything you need. No designated parking, but super easy to find a spot. Air conditioner was loud but kept the room cool. Hotel smelled old but it’s an old building so I didn’t care. Awesome courtyard! We will be back ❤️

What song is this an amazing this issue between Frenchmen Street and the French quarter. Lots of little luxuries in the room, like a smart TV. I would definitely stay again

First time staying and we were positively surprised how clean and neat the room was. We loved the big, modern looking bathroom of the Garden Room.
There was a bottle of Prosecco waiting for us , and even though there is no everyday house keeping, we could call and ask for anything we needed. Very friendly staff and very accommodating!! We had a chunk of time between check out and the flight, they were so nice to let us leave our suitcases in the room until we are ready to leave to the airport.
I definitely recommend this place and will stay again! Also, best price around and in a nice quiet area yet walking distance everywhere.
