This home is located in a vey quiet neighborhood just NW of the N Hayden Rd & E Sweetwater Ave intersection in Central Scottsdale. Just minutes from the 101 loop, Kierland Commons, Talking Stick Entertainment area and Old Town Scottsdale.

POOL, GROTTO & SPA HEATING
River Palms Luxe Estate offers an extraordinary private resort experience, featuring multiple bodies of water designed for relaxation and enjoyment. To ensure guests can customize their experience, the following heating options are available:
Hot Tub: Complimentary with every reservation.
Pool & Grotto Heating: $100 per night.
Full Resort Heating: $250 per night, including all bodies of water.
March–April Reservations: All pool, grotto, and spa heating is included in your stay at no additional charge.
For reservations outside the all-inclusive period, heating requests and payment must be completed at least 72 hours prior to arrival to allow adequate time for the water to reach the desired temperature. Heating availability and temperatures may be influenced by seasonal weather conditions.
RENTAL AGREEMENT & POOL SAFETY
To ensure a seamless and enjoyable experience, all reservations require a signed Vacation Rental Agreement and Pool Use & Safety Waiver prior to check-in. These documents outline important property guidelines and safety considerations for your stay.
OCCUPANCY, EVENTS & NEIGHBORHOOD COURTESY
River Palms Luxe Estate is situated in an exclusive residential neighborhood where privacy and tranquility are highly valued.
Only registered guests are permitted on the property after 10:00 PM. We maintain a strict no-party and unauthorized event policy to protect the property and respect our neighbors.
The City of Scottsdale actively enforces noise ordinances and short-term rental regulations. Violations may result in fines, reservation termination, or other enforcement actions.
We welcome guests looking to enjoy an exceptional luxury retreat while respecting the peaceful surroundings.
SECURITY & PRIVACY
For the safety and security of our guests and the residence, exterior security cameras are installed at the front entrance, including a Ring doorbell, and at exterior side-access gates.
These cameras are used for property security, occupancy verification, and emergency situations. There are no interior surveillance cameras.
NOISE MONITORING
The estate is equipped with Minut noise-monitoring technology to help maintain appropriate outdoor noise levels and preserve the tranquility of the surrounding neighborhood.
These devices measure sound levels in decibels only. They do not record audio, conversations, or personal activity. Guest privacy remains a priority.
CHECKOUT & DEPARTURE
We kindly ask that guests observe the designated checkout time to allow our professional hospitality team to prepare the estate to the same exceptional standard for arriving guests.
Should you require additional time, please contact our team in advance. Late checkout requests are subject to availability and prior approval.
Unauthorized late departures will incur a $250 housekeeping rescheduling fee.

This place was just as advertised and a perfect fit for our group. We had 8-guys for a Scottsdale golf trip. Plenty of beds and space for everyone. The outdoor areas are incredible and the patio is just a perfect place to end your days. Would not hesitate to rebook.

We had such a fast time at this property. It really had all the amenities that we were looking for…a great indoor and outdoor living space, a large pool and jacuzzi, a full court basketball/tennis court, etc. The home was clean, modern and was an accurate reflection of the pictures online. We’re hope to come back soon!

This is an excellent property for anyone looking to stay in the Scottsdale/Phoenix area. The house has all the amenities you would want (pool, tennis, basketball, volleyball, golf putting green, billiards, and fussball, etc.) to go along with a spacious, family friendly layout. The furnishing's were great and all the accompanyments were present - throws, pillows, blankets, etc. AC worked fine and we had no issues of any kind. Communication with Ric was fast and easy. Was a great place to spend a few days after some time at the National Parks. Have already recommended to friends. Can't go wrong.
