Designed for seamless entertaining, the bright, open-concept main floor features rich hardwood flooring and a spacious living area that transitions into a fully equipped kitchen. Sliding doors open onto a private screened porch, perfect for sipping drinks while watching the river drift by. Up to six guests can retreat comfortably into three distinct bedroom suites, including a luxurious upstairs master sanctuary boasting a king bed and a private river-view deck with lounge chairs. COMMUNITY AMENITIES
- The Waters Edge community pool is generally open from April through October between 9:00 a.m. and 9:00 p.m. Exact dates may vary depending on weather.
- The community fishing dock is accessible year-round between 5:00 a.m. and 9:00 p.m. Boats are not permitted within the complex, and the dock may not be used for boating purposes.

HOUSE RULES
- Quiet Hours & Noise Limits: Folly Beach enforces a strict local noise ordinance from 10:00 p.m. to 8:00 a.m. with a one-strike policy. To protect our neighbors and rental license, a privacy-compliant NoiseAware sensor is installed. It monitors decibel levels only; no audio is recorded. If noise limits are exceeded, guests will receive a text reminder to reduce the volume.
- No Parties or Events: House parties, weddings, reunions, receptions, events, and outside gatherings are strictly prohibited. Maximum occupancy is limited to eight guests at all times. Violations may result in immediate termination of the stay without a refund.
- Parking: Parking is strictly limited to two standard-size vehicles or one vehicle and a golf cart, and they must be parked completely inside the garage at all times.
- Smoking is prohibited inside and outside the property.
- Propane and charcoal grills are prohibited by the community.

IMPORTANT INFORMATION
- To book our home, the primary guest must be at least 25 and stay at the property.
- The home is elevated, requires stairs to enter, and does not have an elevator.
- Contactless check-in is provided through keyless entry. Check-in is at 4:00 p.m., and check-out is at 10:00 a.m.
- Beach equipment is not provided, although guests may use any equipment available at the property.
- No pets are permitted. Emotional support, comfort, and therapy animals are not considered service animals under Titles II and III of the ADA and are not permitted unless the property is specifically designated as “pets considered,” and prior approval is received.
- The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you are a current guest during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

PAYMENT INFORMATION
A 50% payment is required at booking. The remaining balance is due 30 days before arrival and will be charged to the card on file. Reservations made within 30 days of arrival require full payment at booking.
