Beach Access & High Tide Information
Please note that direct beach access from the property may occasionally be unavailable during periods of high tide. Tide levels change daily and throughout the day, so beach access can vary depending on the time of your visit. When this occurs, convenient public beach access points are located just a short distance away.
One of the things that makes Villa318 so special is just how close the Atlantic Ocean comes to the building during higher tides. The waves can roll right up to the sandbags below, creating a breathtaking, immersive oceanfront experience that many guests find unforgettable. Some have even said it reminds them of the stunning beachfront views found in tropical destinations like Fiji...

There needs to be more lighting in the bedroom or a better light. The listing says "beachside" but you can't go down to the beach from our building during the day due to high tide. The HOA president was a little rude to my husband when he went to throw away some boxes. The place was clean, checking in was smooth and the host was quick to respond when I needed them.

I have stayed at this property many times. I absolutely love it. It feels like a home away from home. It's far enough away from everything but close enough to where you can go out and about if you so desire. Even when the weather is not so nice, having the balcony to be able to still enjoy the ocean view is wonderful.

The condo was clean, quiet, and overall as pictured. Check-in and check-out was seamless. Air conditioning (two window units) works well in the small space, a must for this area. Not described in any part of the listing - and in fact deliberately and cleverly hidden from pictures - was the fact that this condominium is probably years from falling victim to North Topsail's continuing erosion. But unlike all the other properties, the condominium itself is much closer to the ocean than any other property. The immediate view down from the balcony was not a sandy beach... it was piles of heavy sandbags fighting off this unfortunate phenomenon. This also means you can only access the beach from the condominium during absolute low tide. Most hours you need to walk up the street about a block for the public beach access. This absolutely did not ruin our trip, but I find it incredibly dishonest on part of the lister. I went back to the listing and you can just barely catch a hint of the sandbags in the corner of some shots. It would only be noticeable if you already know what to look for, which we did not when making our reservation. The listing's photos used common realtor tricks to conveniently hide this issue. Overall it was a nice stay. Just be advised that it is absolutely not beach front in the way you'd expect. Unless you like to swim.

Nice small condo with some recent remodeling. Great location and wonderful beach! The AC units are old window units that are EXTREMELY loud and smell musty. Had to turn off the one in living room to talk and hear TV. The bedroom unit is right next to the bed and so loud we had to wear ear plugs at night. Still heard the AC. For this reason, I would not stay here again. Be advised there is no elevator. The unit is on the 3rd floor so be prepared to carry luggage. Bring your own chairs for use on the beach (Food Lion was the cheapest if you are buying locally). Tiki bar down the street is a great local hangout.
