A panoramic hillside villa within walking distance of Montepulciano
Set on a quiet hillside just outside Montepulciano, Villa San Biagio offers open views across the surrounding countryside, with the historic town reachable on foot in around 20 minutes.
This proximity creates a rare balance: the freedom to walk into one of Tuscany’s most iconic towns, while returning to the calm and privacy of the countryside.

A VILLA DESIGNED FOR SHARING
The estate is composed of a main house and a separate annex, set within a private garden and always rented in its entirety.
With space for up to 14 guests, the layout is designed for groups travelling together — combining generous shared areas with independent suites that allow for privacy when needed.
At the heart of the villa, a large dining space and professional kitchen open directly onto the garden, naturally connecting indoor and outdoor living.

OUTDOOR LIVING & TUSCAN RHYTHM
The garden extends across approximately 3,000 sqm, offering a mix of open spaces and shaded corners.
Days tend to unfold between the pool, the garden, and the outdoor dining areas:
● Swimming pool (12 × 6 m), set within the garden
● Gazebo and large dining table for shared meals outdoors
● Barbecue and traditional wood-burning oven
● Multiple areas for relaxing, reading, or enjoying the view

Evenings naturally gather around the table: simple, unhurried, and shaped by the setting.

LOCATION
From the villa, Montepulciano is close enough to reach on foot, while the wider region is easily explored:
● Montepulciano: approx. 20-minute walk / 5-minute drive
● Cortona: approx. 35 minutes
● Montalcino: approx. 40 minutes
● Siena: approx. 1 hour
