Guests will have access to the entire pictured house (expect 3 locked closets), all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.
The Neighborhood:
Our house is located in the small, rural town of Garfield and has direct access to Beaver Lake.
Getting Around:
The house is located off a steep gravel road, 4-wheel drive is recommended.
Other Things to Note:
★ The driveway is steep, so a 4-wheel drive vehicle is recommended.
★ Lake is accessible by going down the stairs to the shoreline.
★ Guests at Beaver Lake properties are not allowed dock access. This restriction is enforced by the U.S. Army Corps of Engineers, which prohibits private docks from being used for commercial purposes, including short‑term rentals.
★ Please exercise caution to avoid creating overly large fires in either fire pit. Kindly refrain from lighting any fires during July or August.
★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.
★ Water levels are subject to change at any time due to environmental factors outside of the host’s control which may impact the accessibility and appearance of the lake. Cancelations due to water levels will not be honored outside of the cancelation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays.
House Rules that are strictly enforced:
- Check-in is any time after 3:00 PM.
- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.
- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.
- Unauthorized checkout delays will incur a fine of $100 per hour.
- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.
- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

The property itself was beautiful and comfortable. Our family enjoyed the entire space and our time there. Grill was nice and usable. Outdoor deck was nice. Game room comfortable. However make sure you read the listing in very detailed fashion. There is water access but it is steep drop off. There is a dock on the property but you cannot use it. The outdoor space and bar room that opened to the outdoor space was great, but there was junk everywhere on it: Old TV, old ice maker, there was trash on the porch sitting area, the containers for wood and fire starters disorganized. There were items that were available to use for water activities, but they were just piled up under the walkway to the game room, leaves, dirt, and disorganized. Difficult to even assess what was there. The outdoor trash was overflowing when we got there so trying to put our trash in the locked access was difficult. Also whoever cleans the property does not ever clean the floor: food and trash remnants all over the floor. Not a good combination for having infants and toddlers. The sleeping arrangements were nice and everyone was comfortable. Showers had hot water. AC unit worked well. The patio is covered by the deck which worked well for outdoor games while it rained.

Very nice accommodations in a beautiful setting. While there is WiFi available, we had one evening of the week that it was down and there is limited if at all cellular reception. All in all, it was a great experience.

One tv worked (out of 10??), the house was in ok shape; the listing makes it look much better. Enjoyed the time with our family!
