* Both the City of South Lake Tahoe & The County of El Dorado have become extremely strict in enforcement of posted rules which can be found in the rental agreement. Be sure to become familiar with said rules to avoid steep fines and visits from the authorities
* This home sits in a quiet (mostly residential) neighborhood and therefore extra consideration should be made to keep the noise down.
* This home will be stocked with a starter set of consumables such as soaps and paper products and 1 large towel and wash cloth per guest. Guests are advised to either bring or purchase additional after arrival. Laundry detergent is not provided.
* We have a strict no party policy, the registered guest will need to be 25+, excessive use of the property/ extra cleaning required/ failure to follow checkout procedures/ breach of rental agreement will result in steep additional charges.
Cleaning fees also include: Maintenance, supplies, restocking costs. This pays for guest consumables (Such as laundry detergent, soaps, shampoos, starter set of paper towels, tp, etc. For longer stays, we ask guests to purchase). Replacement of items such as broken coffee makers, portable heaters, fans, linens, towels and more. Regular trash removal from bear bins to town dump. We ask guests to assist with optional checkout procedures that are very time consuming such as start dishwasher, wash a load or two of towels. The location of the home is just South of the lake by about 15 minutes. It is nice because it is in a quiet area, with the exception of the neighbors dogs that like to bark throughout the day. Luckily we were out most of the day so it wasn't a factor. The home is large and very accommodating for large families. We had 7 in our group, two kids under the age of 13, two 20 year old's, and three of us in our 40's. Everyone had their own room and bed. The downstairs area has a space for the kids to hang out and watch their own shows. The downstairs is nice and cool, the upstairs has the larger living area with plenty of seating for everyone. It gets quite warm upstairs, the a/c doesn't seem to provide much relief from the heat, but there were several fans located in the closet which helped with the heat. Getting around town is a breeze, most needs are within 15 minutes of the house. We would definitely stay here again.

The house was cute, cozy, and had plenty of space for our group, which we really appreciated. The host was responsive and quick to reply when we had questions or concerns.That said, we ran into quite a few issues during our stay: the BBQ didn’t work as expected and wasn’t usable the first night, the front door lock was unreliable, and the garage door sensor was hanging loose and needed to be manually fixed. The master bedroom had no bath towels, there was visible hair and residue in the bathroom, and the space overall felt a bit dusty. Some windows wouldn’t open properly, the trash situation was unclear (zip-tied bins and unfamiliar bear-proof cans), and one of the TV cabinet doors wouldn’t close.The house was an ok location, with road work it took about 30 minutes to get downtown. Overall, the place has potential and the layout was great, but it definitely needs better maintenance and a more thorough cleaning.
