Host was very good, helped carrying luggage and ensures instant reply to any queries.
It had 4 sets of stairs.

Wonderful location--literally two blocks from the platform that overlooks Registan. At check in and check out, the host (or helper) met us to bring us up to the apartment (or down, at check out). Warning: this is on the 4th floor (highest) with no elevator. Only book this if steps are easy for you.
Needed some more kitchen items (like a spatula).

House is newly renovated. But very basic. The staff is very nice, they meet us on the street and help us with luggage. Location is right across the Registan.
The house on the 5th floor and no elevator. And it is not easy to find if you dont have a local who can speak the local language to help you out.
